The room was big, clean and very comfy. The kitchen had all the facilities and the owner was extremely nice and polite. I highly recommend this property!

We got off boat and did not gave direction on how to find place. When we did, waited a while for someone to come open door. 23 steps to main level with our luggage. Our door was hard to open and lock.

A nice, quiet area near the Campo Santa Margarita with many charming, local restaurants and cafes. Not too close to the busy tourist area but still easy to reach. Staying in Venice is expensive, so we did expect the Guesthouse to be simple at the price we got. It was clean, but it was not simple. It was run down. The renovation seemed to have stopped halfway, or was unsuccessful. Plaster falling off the walls, furniture broken, tv turning itself off randomly, and a jungle of extension cords both in our room and the common room. The bathroom had no ventilation and the window was impossible to open, and the shower head could not be fixed in a position, it had to be tilted back against the wall or it would fall down.
All of this we could have accepted, if not for the one big lie: Air condition. The info page for the Guesthouse said the rooms had air conditioning. This turned out to be a fan on the floor. It did nothing to cool down the room at all, even with both windows open. The room was stifling hot at all times. As one of us have mosquito allergies, we really had the choice between mosquito bites or heat strokes, and almost ended up with both. Three horrible nights. Do not stay here in the summer months, it could be hazardous to your health.
