I stayed there two times over 5 days, it was a nice space but was sort of old, had electrical issues with CPap (no outlets near end table and most were two prong) and narrow stairs and toilet was really low, stuff like that.

Sandy, who greeted us at check in, was so lovely. The morning staff during breakfast, well, let's just say the last place she wanted to be was serving us. That pretty much sped up our desire to leave.
It's an old building, with charm and outstanding woodwork. The original stained glass is breathtaking. But the place needs work, especially on the exterior. Modifications in the bedroom, (night stand and outlets to accommodate CPAP machine, USB outlets, etc) which is not easy with old architecture but it can be done...would add that extra touch. Price was reasonable but not sure I will return.

We stayed in the Arthur Brown room (and hope to to again!) which was luxurious, spacious, quiet and private. For roughly the same price as a chain hotel, we felt like rich folk. I wish I could live there for 6 months and write gothic fiction or something. Monster fireplaces, intricate woodwork. The place is really something.
There was a real complimentary breakfast included - fresh yogurt parfait, blueberry pancakes with crispy bacon and fresh coffee with real flavor. It was not a depressing shrink-wrapped muffin hotel breakfast.
Plenty of easy parking, lots of cozy spots for sitting. The grounds and the garden are inviting.
It's a convenient spot to launch day trips to Littleton or Laconia. It's very close to grocery, highway, restaurants, cinema.
We're already talking about planning our next stay there.

The property is very-very-very old. If you like that kind of a thing, go ahead - you'll like Black Swan Inn. It's antique... Everything in and out of this place is antique, including the smell. The bed, the mattress, the linens, the towels, the electrical outlets, the dishes and the glasses... everything is 100 years old. You'll be staying in a smelly museum. The inn keeper tries very hard to keep everything clean, but when the walls reek of 100's of years of odors and the windows are so old, you can't keep them open anymore, no amount of cleaners will be satisfactory. Very sad. A very large investment will be needed to get this place up to livable standards.

The property had a uniquely rustic beauty. The owners were very attentive to our needs. We looked forward to the tasty breakfast every morning. Ranging from apple coffee cake and yogurt parfait to French toast and bacon or egg frittata.

We stayed at The Black Swam for one night because of a concert we attended near by. What a treat! It is a Victorian style house that has more ambiance than anything I ever experienced ! The included breakfast each morning is fantastic ! The grounds of the property are perfectly in sync with the Victorian decor of the house .

Very nice historical inn, and the breakfast was excellent. It’s definitely a trip back in time, and I appreciated that. The only issue I had was with the shower. It was moldy and not clean. It wasn’t cheap, but that’s to be expected during the summer.
