Gorgeous hidden gem just 5 miles north of downtown Houston! Close to Minute Maid Park, the Aquarium, PNC Park, and more.
Modern smart home filled with luxuries: ping pong table, foosball table, 7 big screen TVs including an 85" Samsung QLED with surround sound, bespoked fridge, basketball area, workout area / gym with full dumbbell and barbell sets, elliptical, grill, outdoor dining area, and cornhole game. 5 bedrooms that sleeps 19 comfortably. Perfect for large groups!
Place also has a large yard with large parking area. This is a smart home with smart appliances and ultra high speed WiFi (AT&T Fiber with Eero mesh network), usually operating around 500 MBPS.
1st Floor has the living room (with oversized windows allowing tons of natural sunglight, a 65 inch QLED TV, dolby atmos surround sound, foosball table, and a modular sofa that converts to a bed), dining room, laundry room, kitchen (with air fryer & coffee maker), breakfast nook, outdoor dining area is off the living room, and the master suite (bedroom with canopy bed and ensuite bathroom featuring 2 showers with benches, extra large closet area, and a sun room with the elliptical machine),
Upstairs has 4 bedrooms. 3 are queen beds and the other bedroom has a full over full bunk bed. There are 2 full bathrooms in the upstairs hallways, which have showers and bath tubs along with sinks. The upstairs features a movie room as well, with movie theater style seats and a giant, 85" Samsung OLED TV with dolby atmos surround sound.
The backyard features an outdoor Dining Area which is in a large covered structure. There is an outdoor ping pong table inside of it which doubles as a dining area with 2 benches and a bar, and also has a giant connect 4 and giant jenga game. There is also a charcoal grill on the covered porch and a cornhole game. The frontyard is fenced and has tons of driveway space for parking along with a basketball hoop. There is also the workout area which is in a steel tent with paved floor.
2nd floor has 4 bedrooms, 2 bathrooms, and the movie theater, along with an outdoor deck area. The movie theater features an 85" Samsung QLED TV, leather recliners, and a Dolby Atmos surround sound system. One of the bathroom tubs is jetted.
PLEASE NOTE: The gate at the front has a gap, so if you bring a pet, please do not let them roam free in the front or backyard unsupervised. They will be able to escape. The shed outside is used for storage and is off limits to guests.
I do have a separate job but am as responsive as humanly possible. I usually get back to guests within 5 minutes for any issue. Texting is the best way to reach me.
Disruptive events and parties are not allowed. Please realize everybody sleeping there past midnight must be added to the reservation as an overnight guest. Overnight guests cost $50 per person per night for groups of 5 or more, and visitors (meaning people leaving before midnight) cost $15 per visitor. This is because the variable costs of operating the house (cleaning, trash, insurance, utilities, etc.) go up based on the number of people in the home and not just based on whether they happen to sleep at the home.
Please do not use the wood burning stove. It is not insured.
Also, the gate can be glitchy so please make sure to enter the code a few times before assuming it isn't working.
Pets are allowed but again must be cleared beforehand and the pet needs to be added to the listing so the pet fee is covered.
Hidden / snuck in guests will result in the stay being cancelled and a fine of $200 per person per night. There are no late checkouts allowed unless expressly cleared with us beforehand, which typically must be done the night before the stay. If you don't have an express agreement with us to checkout late or extend, then you must be out at 11:15 am on your checkout date, and we will charge up to $400 or the full cost of any impacted reservation, whichever is higher.
These rules will seem strict but they are there for a reason, which is to prevent disruption to the neighborhood and damage to the home. If you feel iffy about violating any of these just ask me ahead of time and I'll let you know if it's an issue or not. I will NEVER fine you for something you cleared with me. I've been a superhost for a number of years now and my goal is not to charge you these fines, but rather to make them severe enough that guests will be upfront about their intentions to use the property and will not risk trying to cut the wifi to the home (it has happened twice) to avoid me noticing parties and extra guests. These rules are designed for a number of guests who have booked for 2 people and had a 40 person raging party while claiming only 2 slept there, or who shoot music videos with smoke machines in the house damaging the furniture, and situations like that. This gets sent to all guests, so is not personal.
1. There is an unauthorized / unapproved party fine of $4,000 and the reservation will be cancelled and you will be forced to leave the listing. Just be sure to clear gatherings with me ahead of time and I'll be able to tell you if the place is suitable for what you have planned.
2. ALL guests must be included in the reservation, and ALL visitors must be cleared ahead of time and we charge $15 per visitor. There is additional cost to cover insuring those people, cleaning associated with larger groups, etc., so all gatherings must be cleared ahead of time so that we're all in agreement on these items. There is a fine of $200 per guest per night not included in the booking. This includes children. The cleaning and insurance is for anyone there, and so if you have 30 people over all day and only 2 sleep at night, I still have to account for cleaning and risk for 30 people. If you failed to include everybody in the booking, you can add them to it by altering the reservation during the booking. Just don't try to hide a bunch of extra guests and make me have to fine the $200 per guest per night.
3. $1,000 for each noise violation. The house doesn't have shared walls, so there's a lot of leeway here, but if I get complaints from my neighbors that are valid (if you're violating noise ordinances by blasting music late at night beyond city allowed limits), I'll have to fine you to pay them for the inconvenience and cover any tickets I might get. Repeated noise complaints also can result in cancellation of the reservation. This is a hard one to break, but just don't blast music unreasonably loud at crazy times and you should be fine.
4. $3,000 for smoking indoors, designed to cover damage to furniture and other cleaning. This is for all kinds of smoke, including hookah. Please smoke outside if you need to and please clean up any debris afterwards. The smoke detectors notify me of the room and keeps a log / history of alerts, so it will get noticed if you smoke inside.
5. Pets must be added to the reservation and the pet fee must be paid. Any pet brought onto the property without my clearance beforehand will incur a $1,000 penalty fee and any damage caused by the pet will be charged to the guest, including but not limited to a full house deep cleaning to remove any potential allergens. People who stay in the home when not rented have allergies, so the cost of deep cleaning can be substantial (as much as $1,000 or more in total), so please avoid this issue by discussing it with me beforehand. Damage caused by the pet will also be passed onto you, so by booking, you agree to cover these charges in full and to be responsible for the pet. The pet fee does not exclude this cost if the damage caused is greater than the fee.
6. All of these are additive, so if you throw a raging party without permission that has 70+ people there you will be charged the party fine, noise violations, and for the extra guests separately, along with damages including extra cleaning. For damages beyond a few hundred dollars the platform requires me to file a police report. So do not do it. I also have security cameras monitoring the exterior entrances of the home so you will not be able to throw one without me knowing. Please do not force me to have to do any of these things. It's very much not worth it. So just clear your plans ahead of time and we'll all be good.
7. No loud or excessive noise after Quiet Hours begin. Please be considerate of the neighbors. Walls aren’t attached, so you have some leeway here but keep the noise down during the night and be considerate of them. If I get complaints and have to compensate the neighbors or pay HOA fines, you agree by booking to cover those fines, which can be up to $1,000 per incident.
8. Anybody using the yard, games, or athletic equipment for any purposes expressly agrees to assume any and all risk of injury from using the equipment. The grass is cut and fertilized routinely but otherwise is not maintained, so be careful, wear shoes, and have fun! By booking this reservation, you are acknowledging that you could become injured if you choose to play in the yard, and assume all risk in doing so.
9. As the home is in Texas, please be wary of any animals in the yards. Texas has snakes, spiders, etc, so be alert at all times. By booking you agree to take on any risk of an animal encounter and fully indemnify the owners.
10. You do not have access to the maid's storage closets or the electrical closets or attics. Entrance into these areas are house rules violations. Complaints about cleanliness of these off limits areas will not be considered valid.
11. Using anything that leaves a lingering smell, such as incense, is expressly prohibited. You will be charged thousands to steam clean the home. It needs to be left in the same state as you found it, and not everybody likes the smell of incense and other fragrances so we will have to treat it to avoid complaints by other guests.
12. You may not block any neighbor's from using roadway or parking.
