No parties or commercial activities, photo shooting, presentations etc..
We have cameras facing a driveway and entrance to the house and detectors tracking noise and the number of people in the property. So please, respect our rules to avoid fines, it’s a quiet neighborhood.
It’s a beachside windy area, so don’t be surprised with leaves from surrounding trees sometimes falling down into the pool. We do our best and cleaning the pool 2 times a week Monday and Friday.
- BBQ. We do not provide a full gas propane tank for the grill. It may left from the previous guest, but if it's empty you should to refill it yourself in any closest shop..
Please check bicycles and kayaks before using and inform us if something is wrong. If we find any damages, we may charge for it.
You may use kayaks in the water canal down the dock, but keep in mind you need a help of a partner to launch kayak on the water and get in. It's more easy to do that while it's a high tide time.Physical strength is required as we do not have a slip gate and you have to use dock ladder. After use you have to lift it up back on the dock. But you are welcome to use it in other intracoastal spots or the ocean.
There is a boat on a lift in our dock. You can't use it or touch it, it's a landlords' private property! Sometimes landlord comes to the dock to use this boat for fishing, but you won't be disturbed as he does not pass through your fenced territory.

We strictly uphold our house rules, so please review them carefully before booking to ensure a smooth stay.
HOUSE RULES We reserve the right to refuse accommodation to, or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you harass or verbally abuse your host or any of our staff.

Early Check-Ins are not guaranteed. Check-in is at 3 pm. An accepted request to book with us does not mean your early check-in time was approved. You will need to send us a message on the Airbnb platform to ask for permission to check in early. If we can accommodate you, we will. Late Checkouts must be requested and approved by our team prior to check out. If you stay past your 11am check out time without our prior approval, you will automatically be charged a penalty fee at the listing’s full next night price.

Complaints. If you have a complaint about any aspect of the property (i.e., amenities, cleanliness, etc.), we are committed to remedying the situation. Upon notification of a complaint to Airbnb and/or to us, you are granting us with the right to access the property to allow us to resolve the issue and/or concern. Damages Accidents happen. In the event you have broken or damaged something (no matter how small), we appreciate you reporting it to us immediately so we can prepare to remedy the situation for you and/or our next guest. If the cost of repairs or replacement is more than $12, a resolution will be filed, and you will be billed accordingly.

Be careful with air conditioning system, you are in the tropics, it must be ALWAYS SWITCHED ON in auto mode 68-78F, otherwise mold occurs and fine apply.

Maintenance. Please understand that we are at the mercy of the schedule availability of contractors and handymen for all “fix-it” requests.

Cleanliness. This is NOT a hotel. Don't expect the same service, like everyday cleaning.We provide 2 paper towel roll and 1 toilet paper rolls in each bathroom additionally, find them under the sink in the cabinet.We keep our cleaning fees low because you agree to clean up after yourself and leave the property in as good a condition as you found it. This includes doing all dishes, wiping clean the counters, stove, and oven, cleaning up any spills on the walls, ceilings, floors, completely emptying the fridge/freezer. and taking out your trash/recycling to the bins provided outside.
PLEASE if your group is less than 8 people occupy for your rest only those beds you need. Help us to avoid washing unnecessary bed sets, thus to be eco friendly and save water usage.
Dock area.
You may use the entire area within the boundaries with your neighbors. This is your private territory for the duration of your stay.For your information, the passage down to the dock on the left side of the house is not fenced. No one goes there except the landlord to take the boat fishing. But it is not recommended to leave valuables near the dock.
The boat that is at the dock is private property not for your use, and you are responsible for any damage that may occur through your fault. So please don't touch it.

Pool
There is no lifeguard at pool, swim at your own risk.
The cleaning days for a pool maintenance are Monday and Friday. The pool guy service comes for a 15 min job, don't be surprised please.


Trash..You put your bagged garbage in the trash bins outside on the right side of the house. Every Sunday and Wednesday evening you must put these containers on the curb at the road for early morning trash pick-up. If you don’t do that and on the date of check-out we find those containers not emptied, we may charge 50$ fine

We provide a vacuum, mop, broom & dustpan and a multi-surface cleaner for you to use during your stay. Valuable things. We are not responsible for your valuables, their damage or loss.

Pets. We don’t allow pets, sorry.

Occupancy, Declared Guests The maximum occupancy of your unit (including inside and outside spaces) is 10 people. At the time of booking your reservation all guests in your party must be declared by providing their full name. We reserve the right to charge an additional $100/day for undeclared guests. We reserve the right to terminate your reservation if occupancy exceeds 10 people.

Unintended Uses. If you smoke inside the unit, damage the unit, disrespect the property, throw a party, or have a gathering with extra guests that are not declared in your initial booking you are breaking the rules and you will be charged with a $500 fine.

Noise and parties
To ensure a pleasant experience for all our guests and neighbors, we kindly ask you to adhere to the following house rules:
No Parties or Events: Our home is intended for quiet, relaxing stays. Parties or events of any kind are strictly prohibited. This includes gatherings that may cause noise or disruption to our neighbors.
Quiet Hours: Please observe quiet hours from 10:00 PM to 8:00 AM. During this time, we ask that you keep noise to a minimum, both inside the house and in outdoor areas.
Respect for Neighbors: Please be mindful of our neighbors and avoid any loud conversations or activities, especially in shared or outdoor spaces.
We use noise tracking system, and in case you brake these rules which caused discomfort and complaints we may charge a fine as $1000
