Inside, the light and spacious home includes 2 double bedrooms and 1 single bedroom, comfortably accommodating up to 5 guests. The master bedroom has an ensuite shower room, and there is a family bathroom plus an additional shower room. The modern kitchen adjoins the dining room. On a lower level, the living room, with a cozy sofa and bifold doors, overlooks the garden, allowing natural light to flood in.
The Space:
This stunning, contemporary split-level home is a light-filled haven of modern design and comfort. Located just north of Brighton, it offers both a tranquil retreat and convenient access to the city. With off-road parking and free on-street options, it provides easy, stress-free access to all your destinations. The home features three well-appointed bedrooms, including a king-size master with an ensuite shower room, a second king-size bedroom, and a cozy single on the ground floor. For ultimate convenience, there’s a family bathroom, an ensuite shower room, and an additional downstairs shower room, all supplied with luxurious towels and guest toiletries.
The open-plan kitchen and dining area is fully equipped with cookware, glassware, crockery, and modern appliances. A large dining table comfortably seats up to six, perfect for gathering over meals. The adjacent split-level living area is flooded with natural light through bi-fold doors and a Velux window, creating a bright and inviting space to relax, with easy access to the beautiful rear garden featuring a lawn, flower beds, terrace, and a small pond. A second living room provides ample seating, including an L-shaped sofa and a TV with cable channels, Amazon, and iPlayer, giving everyone space to unwind or enjoy entertainment.
Nestled near the South Downs, this home invites guests to explore the scenic Sussex countryside. Brighton’s vibrant city center, with its eclectic shops, bars, restaurants, and stunning seafront, is just a 10-minute drive or a short bus ride away.
To enhance your stay, we’ve provided fresh linens, plush towels, essential toiletries, and cooking basics. Additional conveniences include a separate utility room with a washing machine, dishwasher, and microwave, along with an iron, ironing board, and hairdryer to make your stay as comfortable and convenient as possible.

Guests have private access to the house and gardens all to themselves for the duration of their booking. Access details will be provoded prior to your arrival.
The Neighborhood:
Patcham is a popular residential area that is situated to the north of Brighton, bordering the South Downs National Park. Positioned 3 miles north of Brighton City centre and the seafront with its numerous restaurants, bars and cultural attractions, the city centre is easily accessible.
Only 25 miles from Gatwick Airport and having Preston Park mainline train station with direct routes to London.
Patcham Mill is a converted windmill on high ground west of the old village, built in 1885.
To the south of the A27 and on the western edge of Patcham is Ladies Mile Down, a designated as Local nature reserve.
The downland to the north of Patcham leads up to beautiful Ditchling Beacon with unrivalled views across the South Downs and the Sussex countryside.
Other Things to Note:
- Please be advised that there are renovations taking place on the neighbouring property, and whilst the noise is occasional, the builders are working 08.30am-16pm Monday to Saturday. Works due to complete around the beginning of September 2024, although please feel free to check for an update
- A high chair is provided at the property.
- A travel cot an be hired for £20 each. Please request in advance.
- For group bookings all guests must be aged 25 or over - thank you for your co-operation.
- Strictly NO parties or late night noise: please check the HOUSE RULES.
