Fantastic property with breathtaking view from some of the rooms. Very clean, everything is new and the beds were very comfortable. Lovely breakfast and excellent recommendations for dinner in town

Insides looks very well maintained; the bed & pillows were perfect; the view is insane!
Nothing to complain about.

Large clean and comfortable room with huge bathroom and a/c. Plenty parking and good breakfast. View from breakfast room was amazing.
It took us 15-20 mins to walk to the town centre.

A fabulous place to stay. Beautiful views, rooms, really lovely host who made us very welcome. I would highly recommend. Tivoli is a great place to visit
Everything was perfect

Excellent in every way. Beautiful house, the facilities are all exemplary and the view from the room awesome. The staff was very kind and provided good assistance. Good Italian breakfast. Good location, short walk to the old town and the main must-see places for everyone coming to Tivoli (must drive to Villa Adriana - saw that the morning we left). We stayed 2 nights, which is the bare minimum for all the amazing places Tivoli has to offer.

It is a nicely restored villa sitting on a larger ancient Roman site. Obvious attention to detail everywhere. Large room. Owner gave a very informative tour of the ruins located just downhill from the villa. Brutus and Cassius were involved in their construction. Tremendous view of the valley below from a gorgeous patio.
No area separate from room to sit and read at night. Making the elegant breakfast room available after hours would be nice.

Lovely guest house within walking distance of town and Villa di Este. Room was delightful with absolutely fabulous views of Rome in the distance, surrounded by gorgeous pines. We left our big window wide open during the night and were lulled to sleep by the sound of the wind going through the pines. The view of Rome at night with the twinkling lights was magical. There is also a lovely patio. We had a separate entrance and the property is gated in a very quiet part of town. There is also reserved parking available. The hosts were charming and very helpful.

The location was excellent and an easy walk to Villa d'Este and Villa Gregoriana. Our Breakfast was very nice and the view of the surrounding olive trees from our room or the patio was beautiful. There were plenty of restaurants for dinner and it is always a plus to be close to the attractions and have parking since we travel by car.
Everything was as expected, nothing about this villa would need to change.

Exceptionally friendly and helpful staff and stunning location with an amazing view. The overall experience exceeded our expectation, the only thing we regret is that we spent just one night there

really really stunning views on Rome and the Roman landscape. unmatched!
it is a bit outside town but still walkable.

It’s about a 15 minute walk into Tivoli which has a great atmosphere particularly at night. We had the room Venere which has a fantastic view over Rome. The owners take great pride in the property which is built over an old Roman Villa, and they gave us a guided tour and explained about the history
We had only one small criticism, there was no fruit for breakfast

Friendly staff, very good beds, great view, good shower, good breakfast, private parking, fridge, wifi and a surprising storytelling about the old villa past.
Small details: more towels hangers in the bathroom

Location, panorama, room size
Just a little small detail: i would have preferred fresh toasted bread instead of industrial ‘fette biscottate’. The overall breakfast was very good that’s why i would have expected this.

The owner!!! With a great heart and commitment, kindness.
The view .
The old remaining from roman time in the garden.
The breakfast
The room and bathroom with jacuzzi
The only suggestion for improvement: ehen the jacuzzi remain unused it's better to be sure water dose not remain in some pipe that otherwise may devolop some smell.
All the rest of the staying superb.

Great location with incredible view over the mountains and skyline of Rome. The host very kindly took us down to give us a tour of the ruins beneath the building and explained the history of the site with passion and in great detail! This really was the highlight of our trip to Tivoli!
The property was clean, well-maintained and had everything we needed. We were greeted with a warm welcome and made to feel at home throughout our stay.

we had a fantastic stay at the villa di Bruto. the owners are very friendly and they gave us a tour through the garden where we could discover the ruins of the old senator villa. Very interesting!
our room was very clean, beautiful and had a fantastic view (we could also see the St. Peter from Vatican City).
You can also reach the old city of Tivoli within walking distance. Parking is for free on the property of the villa.
if you stay in Tivoli, we can highly recommend this hotel.

A lovely guest house - 15 min walk from
the centre of Tivoli (such a lovely town) and Villa d’Este. The views were amazing from the bedroom and terrace and the breakfast was lovely. Andrea was so welcoming and helpful. Our only regret is we couldn’t stay longer than one night so will definitely stay there again when we return.
Nothing - everything was perfect.
