I found the hotel to be clean, the staff were very nice, and the location and price can't be beat. Yes, parking is a bit of a hassel but the hotel is in the middle of all the action. I thought the bed was comfortable, the heating and air conditioning worked well and the shower pressure and temperature were good.
It is important to note that the hotel is basic. Nothing fancy- including no elevator to the rooms on the second floor. It isn't a ton of steps but there are certainly steps. I wasn't disturbed by the noise but I could see that weekends might get a little loud outside. Running the fan or ear plugs might not be a bad idea.

Location!!! Right in the middle of downtown Phoenixville. Once you secure a parking spot, you can walk to shops, dining, distillery, wine tasting room, breweries, etc.!

The rooms are clean and everyone that works there is very friendly! We hang in town for the day and visit the breweries and shops. It's a great hotel for the value!

I got a parking ticket. Drove around 1/2 hour just to find a spot

Receptionist was great, beds very comfortable, shower hot, room clean, location was wonderful. Refrigerator worked, did not try the microwave. Heater worked fine.
No WIFI, NO maid service on weekends; No radio or telephone or clock. NO USB connections, TV could not get any reception. Bath Towels were Bounty paper towels and no washcloths. Outside garden hose handle was used for the shower handle. Room floor was full on paint spots from the person who painted the room. The bed lights flickered the entire time they were on. Was not given the room location as requested away from stairs/elevator (was no elevator).

The location can’t be beat!
The lack of parking and noise right outside the room window was ridiculous. There was no phone in the room and the TV kept going out.

Great stay for the price! Can’t beat it. Room was very clean, bed comfy, heater/ac worked great. Mini fridge, microwave. Big flat screen tv. They have good coffee at little bar area in the am with pastries, juices, cereal, fruit, hot chocolate, & tea. Small,cute, & cozy, family ran hotel. Staff very pleasant.

Drab, terrible bed, very worn, rundown and unmaintained, toilet kept running, cigarette burns on the vanity top, etc.

Had to walk with my bags several blocks from hotel parking on a hot sticky night. Then was given a parking permit to put in my car window. Would never stay again.

The staff was great, very helpful with parking and other questions. Not to mention they had Oliver, was the sweetest employee.
walkway near the bathroom and entrance to the room was a little snug. Other than that, it’s a cute little place to stay for an inexpensive price.

It is an extremely old hotel. There was no parking because of Inside/out over the weekend and it was very noisy because there was a band playing right beside
