Friendly staff, good size room.
The property is ran down so it needs updates. I don’t understand why plastic utensils and paper plates and cups are used for everything since it’s do environmentally unfriendly. Also breakfast selection was limited ( great waffles though) but I know that’s the standard for Hampton inn.

The breakfast was awesome.
Overpriced for what it was. I think the price is for location. It really wasn't no better than a $120 a night motel. And most of them have a pool and hot tub. We knew the price going into it but we expected it to be nicer than what it was. We were very disappointed. Our view was of the parking garage. The staff was amazing, the location was great, but the hotel itself needs seriously updated. Paying 267.+ for a garage view was very frustrating.

Great location.
1. Parking garage situation less than ideal; would’ve been nice to enter the hotel from inside the garage instead of walking outside and back inside. Also, charging $8/day for parking was unexpected, considering the rates of the rooms.
2. The scanning of the room key to use the elevator was an extra step. I get the safety factor, but it was still annoying.
3. Our King balcony room faced the parking garage, so that was not pleasant. We had looked forward to sitting on the balcony in the mornings and evenings, but we did not use it. Switching rooms was not an option (I checked) because it was a busy week.
4. Our room was “mostly” clean. There was a big vacuum-miss on the carpet by the trash can (under the desk/tv table). There was about a 10” diameter of crushed nuts and crumbs on the floor. I just picked them up with a damp paper towel. There was also some crumbs left on the little couch. Other than those things, the room was clean.
5. There’s not enough bars to hang towels in the bathroom. Also, I’d recommend leaving four bath towels, rather than just two, on the bathroom shelf. (The shelf is not very wide, so perhaps that’s why only two bath towels were placed.) Maybe leave extra on the shelf below the sink vanity?
6. Online communication. I had messaged the hotel (twice, through booking.com) prior to check in, but I never really had a real response. (I had an auto generated “out of office” one.) I would’ve liked better communication from the hotel. Once we were there, our experience with the hotel staff was pleasant. Everyone was very friendly.

This hotel is not very clean at all. The parking situation is less than ideal as well. This place does not come close to being worth the $282.00 we were charged for one nights stay.

Location is great. Very walkable and the staff was helpful. The breakfast buffet was amply stocked and the coffee was good.
My sink didn't drain well in the bathroom, and I was traveling with my two dogs. When I entered the room it smelled kind of like wet dog, so I'm wondering if the "pet friendly" rooms aren't well cleaned or cared after. Didn't like that I had to pay for parking.

The woman who checked me in was incredibly helpful, very friendly, and professional. Parking was super convenient in the deck next door and only $8 for overnight parking. The location is very walkable to all that downtown Roanoke has to offer: excellent bars, restaurants, and charming shops. The room itself was clean, well-maintained, and quiet. I very much enjoyed my stay and would recommend this property to anyone visiting Roanoke.

It took multiple phone calls and too much time to resolve a double charge for a one night stay at this property. The assistant manager said, “she was busy due to lack of staff” to respond to messages left by helpful front desk staff members!!

This is the second time staying at Hampton Inn & Suites in downtown Roanoke VA. We chose Hampton because of the first stay, which was excellent and within two blocks of our event. The King bed room was very spacious and clean. The breakfast had a verity of offerings, with the western omelette and fried potatoes more than filling. The only improvement would keep the coffee hot and fresh.

the location was exceptional! Right in the middle of downtown. We were able to park and walk to everything.
We had to move rooms due to plumbing issue. The room we moved into had coffee stains and dried coffee on the nightstands.
