Pretty good overall -- but beware, there's no AC

Great location, you can walk to the beach. Clean, spacious room; with no air con but you really do not need one. The place is quiet, peaceful.
If you come at night look carefully for the signs. If you do not have a car, you can walk to the beach and that is all. No coffe bar or shop close by.

It's like something you'd only imagine when you walk into the bedroom with the great view
Having to deal with ants and gekos
Don't come here if a smoker as a 210m/668ft walk to road
Quiet hours start at 8pm

The place is beautiful and the rooms well equipped and spacious.
Screens over windows but no glass - so sound carries and difficult to keep wildlife out.

When we first got there, we were dismayed to find the room hadn't been cleaned between guests. I immediately sent a text message to the owner and she set things right right away. We were both beyond exhausted from travelling all day (we live on the east coast of the US) and had been awake nearly 24 hours at that point. We did the best we could to be nice and make the best of the situation. They actually had the room ready for us in under an hour. Turns out, there was a miscommunication with the housekeeper. We understood that this place is basically like one of the many B&Bs in our home state of Rhode Island, so we just rolled with the punches.
Once the room was ready to go, we had no issues. We loved that the room was right next to the parking lot with a nearby exit! It made our comings and goings much easier. We also loved the idea of the communal kitchen. We never used it for more than watching the sunset (it had amazing views), but we liked that we had the option available.
We also loved that we were in the middle of what seemed to be a residential area which made our trip more immersive. Plus, having the beach right across the street was a HUGE bonus!
The lack of air conditioning in the room was a bit weird when we first got there, but we figured out how to arrange the windows, drapes, and fans to make sure the room stayed nice and cool. We ended up not missing the AC and slept better at this resort than we did after we transitioned to more traditional resort on O'ahu.
We had wished that our room (Honu Room) had a private lanai (balcony) so we could let our snorkeling equipment dry in the sun, but it wasn't a big deal.

The rooms are great, open air living definitely so good to keep in mind. Really like how to self check in a easy. Parking lots are available and they have a grill we used one night. Sometimes ants come in but thatâs because itâs a open air type living but nothing too bad. Definitely recommend!! Also recommend going to magic beach, itâs only 3 minutes away by car. Itâs near a couple beaches which is nice.

Location and atmosphere.

very peaceful location, away from main tourist centre but close by car. Appreciated the laidback vibe.
local cockerel woke us every morning at 5am (obviously not the fault of property!!).
Sofa was too saggy to sit on.

Quiet location, only the sound of the birds in the morning.

comfortable w/ lanais, good location in Kailua
second floor walk up

The building is cute and has old Hawaii charm.
Location is great as it is across the street from a great beach.
Bed was super comfy.
Our room had no outdoor space/patio and the room itself was ridiculously small.
Not a great place to spend a lot of time.
The worst aspect was that we were in a wide open space. The windows have no glass - only insect screens⌠so noise travels easily. We were woken up by neighbours several times through the night.

Location was great. Amenities in the room and the site were excellent.
There were some other guests that talked late into the night and then again early morning - it was very noisy.
3.5
Location across from a great snorkeling beach. Use of an outdoor covered kitchen area with barbeque and use of various kitchen utensils.
We could hear everything from the other units!!! We didn't need to wake up at 6 a.m. during our vacation.
4.5
Location was across from our fave snorkelling location. easy to find and very quiet part of town
King bed would have been nicer and kitchen were small- it was weird to share a sink with the kitchen and bathroom but manageable

Curtains could cover the entire windows to block te sun.
The free trolley bus schedule was very free style- didnât really follow the schedule so be prepare to wait for an hour or so. But it took you to Kona!

Great location close to the beach and snorkeling.

It was authentic and out of the hustle and bustle of Kona but close to beautiful beaches.
Couldnât walk to any cafes.

Our room was super clean. The small grounds were beautiful. The winds/breezes, as promised, weâre so lovely and kept us surprisingly cool. This was an unfussy place to stay which we enjoyed very much and actually appreciated the posted quiet hours because of its neighborhood setting. Waking to the sounds of birds and waves crashing was the best part!

The retreat operators offered communication via WhatsApp (very helpful for international travelers), they seemed very friendly and responsive. The bed was very comfortable with very soft sheets. The well ventilated room allowed you to enjoy the coastal breeze. There was a lot of items you could freely use such as snorkelling gear, beach chairs & umbrellas etc.
Pillows on the bed could be replaced a little more frequently as they weren't as comfortable.

the property is literally walking distance from the Kahaluâu snorkeling paradise, and a few mins drive from the place where many manta rays
/snorkeling cruises leave! interaction with the hosts was smooth and they were very responsive. the outdoor kitchen is great for hanging out, storing food and cooking, and is very well equipped. there is a common area where sunscreens, beach umbrellas and chairs can be borrowed free of charge. there is also a W
/D.

A great location for a stay in Kona as it was 5 minutes walk to an excellent beach for surfing and snorkeling. Nice bright rooms with fans to cool then. Kitchen had all the equipment for cooking and serving meals. Nice balcony with sea and sunset views. Easy parking on site for our large vehicle.
Apartment door felt a bit flimsy and only had very basic lock. Bathroom was off bedroom and only had a bifold door separating it so not much privacy. Not really walkable to town for restaurants as it was a 20 minute walk along a poorly lit road with a fair amount of traffic.

Silent and quiet place. Spacious clean room. Close to a grey sand beach.

This is a unique, well-situated, quiet property a little south of the main town. We stayed in the pineapple room. It had a king sized, comfortable bed and private deck which was perfect for my partner to do a little work from each morning before heading out in an adventure. There is a shared cooking pavilion which we took advantage of because we have never found a restaurant we liked in Kona. But weâve been there 4 times so the island itself is compelling. Just foodies beware.
The retreat is across the street from a really good snorkel beach and 5 minutes from restaurants, grocery, and drug store.
Karen, the property manager, could not have been better. She gave great directions to a tricky the first time driveway and was always available with a quick text question.
We really enjoyed our stay at Big Island Retreat.
Anyone who stays in beach properties knows the corrosive nature of salt water and how quickly it affects metal. We arenât phased by signs of that at a place close to the beach kept so open and cooled by that breeze.
