Situated in a nice area. Plenty of great food and eclectic shops to browse through, liquor stores down the street. Wish I had more than an evening to explore. I'd come back.

We absolutely loved this property! Our room was awesome! We loved the exposed brick, large windows, comfy beds, large beautiful bathroom and fully stocked kitchen, washer/dryer, and location. It was walking distance to many cool shops and pubs/restaurants, and a short drive to downtown. Management was very helpful and quick to respond to questions. It made our trip to Milwaukee very enjoyable.

Unfortunately many things. Booked the king suite that looked from the description/pictures to be 2 rooms but it is in fact a small studio with two beds in it. This ruined our trip to Milwaukee as we needed to find separate accomodations last minute. The flooring in the bathroom was gross and there was trash left from the previous guests in the kitchen. The room was also right in front of the patio restaurant where guests could see into our room making it very uncomfortable. It was extremely noisy around our suite as the doorway is next to the restaurant entrance and people were on the patio until close around 11pm. For the same price we could have booked 2 separate rooms with better accomodations. The location was 8 minutes from downtown but still not in a walkable area/distance, especially after dark. Book with caution.

Wonderful stay! Loved the exposed brick, large windows, big bathroom and kitchen. Location was amazing, as well as the fully stocked kitchen, coffee, and delightful grooming supplies. The beds were super comfy, too. Everything was top notch and well worth the money!

We absolutely loved the location. I have been to Bay View before and have always wanted to stay here - close to quirky cafes and restaurants and with a feel of the old Milwaukee. Our room in the Kinn Guesthouse was spacious and bright. We loved the old charm and view to church steeples. The open kitchen for public use and free coffee/tea + pastries on the weekend were also very nice. The bed was comfy. Three Brothers, Hungry Sumo, and Vanguard were great for dinner. At Random is a gem for cocktails, a throwback to the 60s. Downtown is only 10-15 min away.
We knew that there was no reception/staff onsite and were absolutely fine with that. However, as we stayed an entire week it would have been nice to have someone empty the trash in our bathroom at least during the one time we received fresh towels. We could have texted the owner, but it should be standard. Setting up the portable clothes rack we found under the bed was also no problem, but given that the Kinn is a higher-end guesthouse, it would have been nice to have some more space for clothing or some brief information upon arrival. Just minor items, but they would have made our experience even better.

THe breakfast was delicious pastries. The common area is wonderful and well supplied. I liked the Ursa products and we went across street to check it out. The restaurant downstairs was really fun and quite fresh Italian food. The room was so comfortable and elegantly decorated, and I loved the sun from the tall windows.
This is the tiniest thing - could there be another wastebasket in the room itself (besides the bathroom)?

Great place to stay! Super clean and comfortable. The room was beautiful and cozy, loved the exposed brick, large windows and decor. Loved the common area and all the amenities. Super convenient to have the Sorella restaurant downstairs which has amazing food, drinks and service! The contactless check-in/out process was so seamless, and management/customer service is just impeccable!

There were very large millipede-like bugs in room. I found one in the bed, which was pretty unsettling.

The room was beautifully appointed, interesting art, excellent sheets and towels, very good bed.
No staff presence whatsoever in what I now understand is an intentionally contactless hotel. Unfortunately, my only human experience was a hostile interaction with the manager (perhaps owner) of the on-property restaurant.
I entered the restaurant intending to tell someone how impressed I was with my room and to check out the bar. A man in business clothes seated at the corner of the bar greeted me with a sharp "What do you want?" and then when I said "Well, I just arrived and found my room" he quickly dismissed me with "We have nothing to do with the hotel." This tone cost him my dinner business. I spent $92.00 on dinner up the street.

I loved having the common space and such a large room. The natural light was lovely and the location was perfect. Also convenient having the restaurant downstairs.
The internet wasn’t working and therefore the tv’s weren’t working. The weather was bad one night of our stay so we’d planned to stay in and watch a movie, that didn’t really work but the room itself made it a comfortable night. Not sure if there’s breakfast pastries every morning but we missed having it on our second morning there! It was a nice surprise.

The rooms are spacious and beautiful, the common area with options for cooking or just coffee are a bonus. Great location and neighborhood.
There is no elevator, which was fine for us, but just for awareness. Coffee was out first morning.

The guesthouse was a perfect choice for extended family to gather for a wedding weekend. The rooms are beautiful and the beds are so comfortable with quality linens. The facility was very clean. The bathroom had good quality shampoo. The decor is interesting and the art is available for purchase. The shared living room/kitchen was wonderful with free coffee and teas. The pastry treats were a nice surprise. The keyless entry was so convenient as well. There is a wonderful Italian restaurant on the main level which was terrific. Although the host isn't on site communication was easy and he did stop by when we had an issue with the AC. I would definitely stay at the Kinn when I visit again.
Unfortunately the AC was not working in a few of our rooms. The owner tried to fix it but an electrician was needed and it was a holiday weekend. There was a ceiling fan thankfully. Too bad the windows are not designed to open as it would have helped.

The place was self sufficient for our family of 3 with all the conveniences of living in a house. The inroom washer dryer was a huge bonus.

Charles was extremely accommodating after the overnight date was booked incorrectly. Kinn's Downtown. The king suite was incredible. The views were great.

The common room combined an inviting sitting area with large window providing lovely lighting and a kitchen area with attractive island and appliances. Great place to gather . The location is fantastic close to many restauarants, theatre, and shops. Weather was freezing, otherwise what the strip was very walkable. I did bring cheese and crackers and loved the tray set up in refrigerator for each guest room. That worked for me!
The guest room decor was stunning and loved display of artwork! Bed was very comfortable.
We dined at Sorella restaurant on first level! There food was excellent, great cocktails, and friendly efficient waitstaff!
Will dine there again when in Milwaukee area.
My comments are suggestion that would have made it more enjoyable, not necessarily any negative experience. I am a traditional coffee drinker and would have preferred a Keurig or any traditional coffee maker. Often when traveling, coffee condiments are provided. I hate any flavoring in my coffee and I had to run to store for straight half and half. Flavored creamer is highly overrated! There was 1 comfortable side chair in the guest room (another director type chair by desk), one more side chair to sit and enjoy a glass of wine and relax for a duo would have worked well. The room are spacious enough to hold such a chair. I am a bed reader and was trying to solve problem of propping up the 2 pillows against wall for support to read without having pillow fall between bed and wall (modern bed with no headboard). Was thinking a wedge would work!

We were blown away by the room aesthetics. It was a lovely space to relax and enjoy. The breakfast/common room enhanced our stay. The weather was rainy/windy or we would have taken advantage of the fire pit area out front. Free parking was an added bonus as was the delicious restaurant downstairs!
A headboard or more pillows to prop up for reading/lounging in bed would be a nice addition.
