A quiet but convenient detached house located in the heart of vibrant Ambleside with very little traffic, its quiet and safe for children. A spacious warm house with three good sized bedrooms in a lovely quiet location (cul de sac)Amazing southwest views of Coniston old man, loughrigg and the horseshoe. The balcony is linked into the lounge which is spacious size, with new 3 piece suite for nights in by the cosy fire… memorable times with family and friends.The lounge sliding doors take you out to the balcony. The bedrooms have recently been updated with new bedding, mattresses and duvets. Luxury new carpet throughout whole house … please bring your slippers !!

Is planned over 2 floors, The floor that you access via front door has hallway,kitchen,lounge and main en-suite bedroom with extra bathroom for guests and easy access to balconies .So elderly and those with individual mobility needs do not have to tackle steps and staircases .!Downstairs we have 2 further bedrooms ( twin and double ) These 2 share the main house bathroom .We also have the laundry downstairs and further access to rear garden with split level lawn (ideal for barbecues) via patio doors in twin room or path at side of house The Lingmell video gives a clear view of layout !
Lingmell is equipped with lovely spacious pamper bathrooms featuring powerful walk in showers and roll top baths to soak after a long day on the fells! Each bathroom has underfloor heating for extra comfort. Central heating is fed by the latest Worcester bosh boiler and has sealed tank for guaranteed power hot water supply and power showers.
The Kitchen is also recently updated… spot lighting shown on the pics and well equipped including Nespresso coffee .
Lounge has a 49” HD flatscreen smart tv, SKY TV package inc SKY cinema with netflix and of course maximum enjoyment of all the channels for your stay here. Free superfast SKY WIFI with unique access password, linked to TV.
Lingmell house is ideal for babies and tots, equipped with easy assemble COT and HIGH CHAIR. Pram walks from doorstep to Windermere lake at waterhead or amazing new free playpark in Ambleside.
Outdoor spaces include several options, the bench by the front door, the upper and lower balconies and the quiet enclosed rear garden with lawns for play and plenty of additional seating.
Lakes, mountains and pubs are all within 5 min walk. Everything is on your doorstep you can park up for the week at Lingmell and it’s a couple of minutes walk to Ambleside centre and a wide range of restaurants and bars,shops and attractions like the park and lake Windermere!
One well behaved dog allowed. Lovely enclosed lawned garden at rear with seating.
Private free parking can be a problem in popular Ambleside however, at the property Lingmell has a convenient easy access recently built private well lit parking area and also the large garage can fit 2 cars if needed. The driveway has been widened recently to allow easy access to the house and garage if you need extra parking for a couple of cars/bike storage of canoes!
When you arrive you can park safely and unload by front door .
There are 3 routes into town from lingmell.
1. Short steepish 75 yard walk down to town via path with handrail 2. Steps adjacent to lingmell. 3. A more gentle walk down the road approx 200 yards.
No extra charges for gas/electric/wifi/cleaning/parking … all inclusive package.
Changeover day is Saturday, short breaks are flexible… just ask!

A thoroughly enjoyable holiday. The view from the house was lovely and a very comfortable place to stay. We loved the pool and swam most days.

Just had a second great stay at this property which has all the facilities you need for a pleasant stay. The property has a balcony off the lounge and main bedroom which offers great views over Ambleside and across to the hills on the other side of the valley. The location offers quick access to the town centre via 74 steps down a nearby path or for those preferring a slope either down the road or along past the leisure centre and down a few steps and down a slope. Being on a slope the drive is quite steep and may not be suitable for some sports cars but there is a parking space at the top of the drive to cater for such occasions.
The owner, Garth, contacted us half way through the week just to check everything was okay which was a pleasant touch.
The owner allows a dog to stay which many do not which can be restrictive in accommodation choice so we are so pleased that we found this place.
This is our second stay at the property and we have already discussed about returning again in the future. We definitely recommend a stay at this property.

We had an amazing stay in Ambleside. The house was well equipped and clean. It was in easy walking distance to local shops but far enough away to be out the way of any crowds. The balcony gave fabulous views of the setting sun over Ambleside. A Wonderful stay

Great location with amazing views over Ambleside and the hills. The balcony is a bonus in good weather. The walk into Ambleside is steep but short so you have easy access to all the town has to offer and walks into the fells without needing to drive. Use of the (small) pool and jacuzzi at Lakelands was a bonus and quiet the week we were there.
House is well presented and furnished with plenty of storage, crockery/cutlery etc. The beginning of our week was very cold and even with the heating on we noticed the upstairs stayed warm but downstairs was noticeably colder. The bathrooms were lovely, especially the large monsoon shower in the en suite. Comfortable beds.
The leather sofas however were definitely end of life with absolutely no support left on the seats so were uncomfortable which was a shame.
The driveway is steep so we decided to keep the car on the parking space at the top of the drive next to the garage wall which worked well.

Amazing location and a lovely place with everything you could need for a super holiday in the lakes. Right in the centre but above it all so away from the hustle and bustle and very peaceful. Amazing views over Ambleside and the fells. Added bonus of the pool and spa. Very helpful friendly host. Would definitely return here.

This is a beautiful property in a prime location overlooking Ambleside. The house has everything you could need and more. Warm, comfortable with amazing views from the large balcony overlooking Ambleside and beyond to the breathtaking views of the hills and countryside. Just a few minutes (steep) walk from Ambleside town centre and everything this bustling lakeland town has to offer, pubs, restaurants and shopping a plenty. Excellent comms from Garth made the booking in process very easy from start to finish and the use of the swimming pool and jacuzzi at the nearby Lakeland Centre was an added bonus. I would highly recommend this property and look forward to re-visiting it again soon. Thanks Garth👍

Wonderful clean spacious property, perfectly located, just 5 minutes from the town centre.
Fantastic views from the double length balcony that leads from both the lounge and master bedroom, overlooking Ambleside.

Excellent property yards from the centre of ambleside but tucked away enough to be in a quiet location. The house itself was spacious enough for us 5 and a dog. It felt like home from home which is always a big plus. Will recommend with 5* approval from us.

House was exactly as described. I rented the house for the patio and garden hoping for good weather . Unfortunately we got really bad weather but the views were still beautiful.
The house was very comfortable and very relaxing . Garth was very helpful and I would definitely rent again .

This is our third trip to Lingmell and such a pleasure it is to stay in this perfectly located home. The stunning views comfortable feel and delightful features such as clean comfortable beds and delightful bathrooms.
We will certainly be back again to Lingmell and are planning the trip as I write this.

We have recenlt come back from a wonderful stay at Lingmell. The property is in a super location overloooking Ambleside. Fab balcony for when the weather is dry but the patio doors also allow the views to be appreciated in all weathers. We have stayed here on numerous occasions and hope to continue to do so for years to come. The host is always contactable and always checks that everything is ok with our stay.

We have just stayed here for the Christmas period and had a lovely time. Had a little trouble with water heater, trying to switch it on but have Garth a quick call and all sorted. The walk into the village is literally 5 mins and lots of great pubs to choose from all pet friendly. Didn't go on many walks as it's didn't stop raining fur the whole week but not a lot you can do about that. Lovely comfy beds and modern bathrooms. Kitchen well equipped and sky TV connected. This wi fi of you need to work remotely. Definitely recommend.

House very well presented. Lovely balcony with superb views. Sitting room/Dining area worked for us although dining area was quite small. Master bedroom great. Bathrooms and showers superb. Twin bedroom very good. Double bedroom downstairs a bit small and dark, with no access to garden.
Everything provided but instructions for microwave would have been useful.
Really enjoyed our fortnight here.
The only real difficulty, and it was major, was the shared very steep drive. Last 11 days I managed to park in Lower Gale. This avoided earlier problems with neighbours.

Nice house, great views
House was comfortable and spacious. Useful that one bedroom is on same floor as living area so only one step up on way in. However, it is a short but steep walk down to town so if you are mobility impaired like my elderly parents the house is good but you need a car to go anywhere. Overall would recommend and Ambleside is lovely.

Don't hesitate to book this cottage!
We have just returned from our stay in this cottage (April 2022), and what a fantastic place it is! The views from the balcony are amazing, and the cottage itself is equipped with everything you could possibly need.
The things we need most from a Lakeland cottage are a decent shower and a comfy bed (after a days walking), and boy-oh-boy, this cottage does not disappoint! The beds and linen were great, and the shower is probably the best one I have had in any rental I have ever been in.
Also very helpful for us was the fact that the cottage is carpeted - we have an elderly dog who struggles with laminate flooring, so he was able to stay upright on his paws the whole time.
It was great being able to walk into Ambleside in the evening to get a bite to eat, but having said that, the cottage itself is in a quiet spot, so it sort of felt like the best of both worlds.
The driveway is steep, be warned, but fine for a small/family sized car. We took a VW T5, so it was a bit more tricky, but there was plenty of roadside parking anyway.
The only tiny thing I would suggest to the extremely helpful and friendly owner, is maybe a trim to the larger tree (Cherry tree?), is it is obscuring a good portion of the view from the lounge. The smaller Magnolia isn't a problem at the moment, but if left untrimmed, the view will then become greatly reduced, which would be a shame.
If you are considering this cottage, I would say, don't hesitate, it will not disappoint! We will certainly be back.

Great location and views.
Perfectly placed in Ambleside, close to the centre but quiet. Great view from the balcony and upstairs space. The bathrooms are amazing, genuinely the best shower I can remember! Beds comfy but the sofas a little tired. The kitchen is a bit basic but usable.

Perfect Ambleside stay.
If you love the Lakes or if you are wanting to come and see the area for the first time, this is the perfect spot to stay. Great house, everything you need, and the town of Ambleside and its surrounding fells and mountains right on your doorstep. Grassmere, Hawkshead, Windermere. All in easy reach. Boats for hire, launch trips, easy walking, more adventurous hiking. Everything for a wonderful family break. Brilliant.

Lovely house in lovely location
Our third stay at this lovely house. Sat looking over Ambleside it has plenty of room, is spacious and well equipped. Our weather this time was poor with lots of rain but the view from the balcony were great. The access is down a steep slope but there is a large garage to use and plenty of on street parking locally.
There is a large TV with Sky and free fast sky internet provided.
Would definitely recommend this accommodation and many thanks to Garth for being a great host and easily contacted.
Will definitely be staying again in the future.

A perfect stay!
This is our 4th time renting this property and have already booked to go back twice this year. Communication with the owner Garth is always great and very helpful.
The property for us is ideal and couldn’t be better situated in Ambleside - a 5 minutes walk to get to the shops, pubs and restaurants. The house is very well maintained with more than average space and has everything needed to make your stay extremely comfortable.
One of the highlights are the balconies attached to the lounge, master bedroom and twin room.
The only slight downside for those that struggle with mobility is the walk into Ambleside is a little steep. That said my mum is 82 and managed this so please don’t let it put you off!
I couldn’t recommend this property more highly!

Absolutely Brilliant
Wow Lingmell you did not disappoint, we had THE best Christmas break away, perfect location, perfect accommodation and perfect host who was quick to respond to any queries. Lingmell is a real gem that felt very homely and had everything you needed and more, we all slept well and enjoyed the priceless views over Ambleside. No matter the weather there was plenty to do and explore. We would have no hesitation in recommending Lingmell and would certainly love to return. Thanks Garth we really did enjoy our first family Christmas break.

Return to a great property
Lovely house set above Ambleside with amazing views across to Loughrigg. Since our last visit a few years ago the bathrooms have been replaced and new carpets and TV added. The property was warm, well equipped and comfortable.
Great location and very central for the shops, pubs and restaurants.

Family get together in Lakes
Great position in Ambleside, easy access to shops and great restaurants. The early morning walking to local waterfalls with dog and then to pick up croissants and sausage rolls set off the day.
Lingmell was ideal with 3 bedrooms, the bathrooms were great obviously recently upgraded. Views spectacular from the the upper balcony area. Great to sit out with a glass of wine or coffee!

Perfect Family Holiday
Great location and wonderful view from balcony for your coffee and breakfast. We had two weeks and loved the property location being on top of the town with all restaurants and shops easily accessible - you will get fit coming back up to the property!
Ambleside is a great base for exploring the Lakes and beyond - highly recommended.

Perfect holiday home for a perfect holiday
This was a return to Lingmell for us, and a hugely eagerly awaited one. The house is clean very well maintained and is set in a stunning location atop Ambleside with glorious views.
The patio is just perfect to watch the sun setting and enjoy a glass of whatever your tipple.
Walking to town takes no more than a few minutes over three differing routes on foot or by car less than two minutes.
As a family we cannot priase this home highly enough the owner is very easy going and great to deal with and it all adds up to a perfect holiday home, for a perfect holiday.

Very much enjoyed our stay at Lingmell. Well appointed house on two levels. Everything we needed, particularly enjoyed the view from the large balcony overlooking Ambleside and beyond, it's a 5-minute walk right into the town centre. Ample parking. Excellent WiFi, smart TV, great en suite bathroom.Highly recommended.
