About this house rental
Welcome to our attractive South facing House nestled in an attractive suburb and in a great location for reaching Edinburgh, The Highlands, East Lothian Beaches and/or The Borders.
Refurbished in a luxury boutique yet cosy style, perfect for easy, relaxed stays with family and friends.
The house has a charming mix of eclectic, vintage and modern decor.
On the ground floor there are plenty of places to unwind in 2 reception rooms and a beautiful sunlit garden room off the kitchen/dining area with bi-fold doors leading onto terrace and garden.
A cosy modern wood burning stove in the sitting room and garden room is ideal for cooler evenings.
The sitting room has large comfy Victorian chairs & 2 sofas. It's enveloped in warm colours & an eclectic vibe with a large bay window onto the garden. There's peaceful green planting inside and out and a decadent 1950's cocktail cabinet filled with colourful glassware from Marrakech as well as locally sought.
A second cosy snug room on this floor has a gorgeous Timorous Beasties upholstered sofa, relaxing 60's swivel chairs, a Freeview TV, 6ft pool table and piano keyboard. The lighting in both rooms is Varilight and is dimmable from the light switch creating wonderful cosy atmospheres. There's also task lighting lamps for reading that special novel or preparing your travel list of adventures.
There's a compact but pretty WC with traditional fixtures and hand painted tiles from Spain.
The practical cloakroom sits at the back of the house and is large and light filled with a skylight and large glass sliding doors to another courtyard filled with greenery. It catches the light on long summer evenings and offers another area to sit and enjoy a cocktail or mocktail.
The utility area with washing machine, tumble dryer and drying rack offers all the convenience for your stay.
Underfloor heating throughout kitchen/dining garden room is cosy underfoot.
Soft press dimmable lighting throughout the house creates intimate atmospheres.
The well equiped kitchen has modern facilities - 2 fan ovens, large 5 ring gas hob, drawer units, dishwasher, kettle, Dualit toaster, microwave, kitchenaid mixer, smoothie maker all to ensure your holiday goes with a swing!
The outdoor patio has a 10 seater table and chairs and a Big Green Egg Charcoal BBQ for you to cook up a storm and enjoy outdoor dining. There's an additional outdoor relaxation area with sofas, hammock and snack table.
On the first floor there are 2 large characterful bedrooms. The main bedroom has a large southfacing bay window with beautiful working wooden shutters lined in velvet. A newly upholstered Victorian chaise in Susi Bellamy velvet invites you to relax with a book or a glass of something special. The large superking bed has plump cushions, feather and down duvet all with designer bedding.
The ensuite has a walk in shower and Toto bidet adding those luxurious touches. The House of Hackney wallpaper creates an opulent garden atmosphere and the granite wash stand and shiny chrome hardware provides an elegant touch.
Bedroom 2 has Farrow & Ball soft pink walls with a dynamic silk headboard for the King bed. A recycled boutique dressing table contains hairdryer and antique mirror for party prep, whilst bespoke bedside tables with elegant lamps and antique sari shades offer soft or task lighting. The Andrew Martin ceiling pendant provides a beautiful modern element in the tall ceilinged room.

Truly one of the finest Homes we have stayed in Scotland. Convenient to the city center and major highways. A modernized home originally built in the 1870’s. Clean, spacious and well appointed. A must stay in the Edinburgh Area. Iris and Andrew were tremendous hosts.

Our family of six had the good fortune to stay in this beautiful home for a week in August 2019. I use the word "home" intentionally as this house is very much a "home" - everything in the house appears intended to warmly welcome guests to relax and enjoy!
The pictures, while wonderful, do not do full justice to this house. Every room is beautifully and thoughtfully decorated, and there is plenty of room for the whole to spread out. The kitchen, eating and family room area were perfect for the whole family to congregate at the beginning and end of every day. We made full use of the extremely well-stocked kitchen to make family meals in the mornings and a few nights during our visit. With the Morrison's grocer a 10 - 15 minute walk away, or the Tesco about a 5 - 10 minute drive away, there were very easy options for allowing us to find everything we needed in terms of food and other essentials.
As for the bedrooms, all have very comfortable beds and beautiful furnishings. Again, this meant that, in addition to the family room and two sitting rooms, there was plenty of space where people could spread out and have their own time away from the rest of the family. The three full bathrooms and powder room are lovely - with good showers in two of the bathrooms and a good shower/tub combo in the other. This meant that everyone also had lots of room to get ready in peace every day.
We also took advantage of the washer and dryer during our visit. Both are full size and the laundry room is well equipped for hanging clothes if need be.
The weather was cool and drizzly (it is Scotland after all), so we didn't get much opportunity to enjoy the lovely gardens, but did get a chance to see a couple of deer enjoying the scenery!
With respect to location, this is a good location to use as a home base for travel. There is a bus stop within a 5 minute walk that was convenient for getting into Edinburgh without worrying about traffic and parking. Also, the local commuter train is a short drive away (5 minutes), and has a large parking lot. Of course, being outside of Edinburgh also meant that getting out to the Scottish Borders, St. Andrews, Dundee or over to the west coast was easy.
We also enjoyed the fact that we could walk to a local pub just down the street, or take a short drive to a some very nice restaurants.
Overall, we thoroughly enjoyed our time here and very highly recommend it to others. Thank you to Iris and Andrew for sharing your lovely home!
