Breakfast not included. There was nothing about the place we liked with the exception of maybe the location. Although parking was provided it was very dangerous. Barely enough clearance to get off the road and it was right on a bend in the road. I have a lot more to say about What we didn't like, but it seems I've run out of character space in that field so I will continue here.
WHAT DIDN'T WE LIKE - Continuing on about the stove
Although long stem matches were provided (very dangerous) there were only two left in the box. When I went up to reception, Brett (Martin - the proprietor and only person on site - a one-man band) came back with a whole packet of Red Head long stem boxes of matches. It was pretty obvious that most, if not all apartments had the same problem.
All the markings on the control knobs high/low and which gas outlet it was for were worn away. So it was trial and error to find out which was which. Not good!!!
Next, the fridge. Old and rusty. At least it kept things cold.
Eating utensils were adequate but the cooking utensils were not. There was no sharp knife for cutting fruit. Nor was there a cutting board.
The bedroom: - The bed was large enough, but would you believe too big for the size of the room. You had to squeeze between the end of the bed and the wardrobe to get through.
On three separate occasions we found cockroaches in the bed.
Nearly all the awning windows in the bedroom had broken latches so that they could neither be locked shut or opened if already shut.
This establishment was very old and poorly maintained. Because we had a short lead time to book our accommodation, there was no other places available. Although the tariff was amongst the cheapest, you get what you pay for. Where do we start: -
The building structure should be sanded back and given a good couple of coats of paint.
The common areas of carpet were thread bear and mismatched
The bar-b-q area was broken down, the plate was rusty and broken through and used for dry rubbish
The garbage bin area was disgusting. I've been in a surf club and the army, and this place beats them all. In the week we were there, I was not aware of the bins being collected/emptied. Although they made provision for dissection of the rubbish for recycling all of the bins were overflowing, putrid smelling and cockroaches running everywhere. That's outside!
Now, our "Apartment" if you could call it that: -
As you walk through the door the first thing, I noticed was the security chain was barely held by one screw only and only halfway screwed in. (I fixed that one myself)
Cobwebs in just about every corner and cornice with "Daddy Long Legs" inhabiting them. I know they are harmless, but clean them out. There was also a "BIG" spider (Species unknown) in the shower recess.
The toilet seat was not secure (I couldn't fix that one.)
There was nowhere to hang towels. You could see where the racks had been, by the holes in the walls/door
The kitchen: -
Once again, the same situation with the tea towel/hand towel rack. Just holes in the wall.
The tap fittings had not been fitted flush with the tiles.
The stove was very old with the backing all cracked and broken.
Rusty, particularly down on the kick plate at the bottom.
It was a "Gas" stove, and it was pretty obvious to me that the automatic ignition starter button had been unserviceable for some time. Although long stem matches were provided - very dangerous.

Value for money was exceptionally good for Norfolk Is. Host Brett was extremely welcoming, friendly and offered to assist in any way necessary during our stay. Room was perfectly clean and comfortably furnished, as well as being supplied with all necessary cookware and utensils etc for self-catered accommodation. Location is close to historic world heritage area and Room 7 which we had, and also room 2, have wonderful views over the historic Kingston area and Phillip Island.
In response to some reviews that I read critical of the accommodation as being dated and a bit run down.... I can only suggest these people have unrealistic expectations. The price of this accommodation is half the cost of many of the higher grade of accommodation on offer throughout Norfolk Island. It also has views that many of those high level accommodation places cannot compare with.
Absolutely nothing that I would be critical of.

Location is unrivalled- ocean view over Kingston is superb & the reason we’ve returned to stay again.
Brett is a lovely, welcoming man who has a wealth of knowledge about the area.
Panorama is a little gem but is tired & dated-building /apartments need a total overhaul, facilities updated, painting required in & out.
Replacement of bedding and soft furnishings would be great too.
WiFi is a must for visitors, especially for those who need to work while away.

The view and animals that came close to accommodation. The location was close to historical sites.
The host was friendly.
The apartment was dated and needed new furniture, curtains, linen and carpet.
The apartment was dusty and needed a good clean throughout and bedding washed.

Great location with car parking. Fully fitted kitchen, gas stove including full size refrigerator. Newly renovated bathroom. Wide sunny balcony with views of Nepean, Phillip Island, Kingston and hills. Amazing sunsets. You can hear the roar of the waves against the shoreline .
Both spring bed mattresses extremely uncomfortable, fit only for the tip. Never had a good night's sleep during my stay. Wonderful view of Kingston and the islands from one bedroom but it also contained the worst mattress, unusable, very disappointing. Lounge suite, worn out, fit only for the tip. Had to use pillows to sit on as the cushion padding was completely flat, just like the scattered cushions. It felt like I was sitting on the wooden frame work. Unit 7 is carpeted and smelt strongly of mould and the unit general poorly cleaned. Overpowering odour of mold when very humid. Torn drapes, dirty curtains, door to unit sticking, it needed a nug to open from the inside. Some windows had fly screens missing. TV reception not reliable, frustrating. No WiFi. My balcony had another balcony directly above it. All the groups that stayed in unit 2, sat directly above me on the balcony, no matter were I sat. First couple, everytime the man walked out onto the balcony he would make sputum throat clearing sounds, great when your having breakfast on the balcony. The next couple, the man everytime he cleared his throat he would spit over the balcony, disgusting. The final group were loud and the "F" word was used nearly every second sentence. Spoilt the experience of sitting outside on the balcony when the above unit was occupied. No clothes dryer, my laundry took a long time to dry resulting in my clothing smelling similar to the carpet, mouldy.

The location was excellent, just above the colonial settlement of Kingston with a 180 degree view of the beach & islands.
A car rental is necessary as the property is too distant from shops & the small town of Burnt Pine. In addition, the island road system has grown as required by the C19th settlers & often hugs the cliff tops - the views are superb & the walks recommended are well maintained & not too strenuous
The island suffers from a lassitude. It is of rich volcanic soil but the vegetables grown & sold in the shops are very limited & of very poor quality. With very limited exceptions, the shops & businesses are closed every afternoon from the luncheon period. Grocery stock in the single supermarket is severely limited in both range & quality.

Location was great. Host was lovely and very helpful. The accomodation was quiet.
We were given milk/tea/coffee/sugar which was unexpected, but great.
The mattresses were too soft (which might have suited some people, but not us).
The kitchen was rather old and there was not much food preparation area.

VIEWS VIEWS VIEWS. Wonderful views of both Kingston from the bedroom, and from the generous verandah you can look out over the countryside to the west.....so great sunset views too.
Nothing to complain about. Some of the outside of the building is looking a bit tired, because of its exposed position to the elements. However work was in progress fixing up some of those problems. Everything inside was fine.

It was in a beautiful location, with outstanding views. The apartment was very large and comfortable and Brett was a really friendly relaxed host.

The location and view were fantastic
The only problem that I had was because of Booking.com system. It said that the accomodation had a balcony and whilst this is true for all the other rooms, it is not true for the more expensive ones which have a sea view. There is no provison for exceptions.

Brett was a lovely host, informative and then left us alone.
Older unit and while quite tired being a mixture of 70's to 90's it was very well priced AND had an epic view! Just pick you priorities but you aren't there to stay in your room.

Incredibly helpful manager of the property. Stunning views. Fairly basic - as you would expect for the price - although the kitchen was better stocked than I expected. Excellent value.
