Built on stilts, this 'arts and crafts' style part-thatched Norfolk Broads cottage boasts a spacious sitting area with high ceilings and exposed timbers.
This light and airy room has full-length glass doors opening onto a decked balcony to take advantage of the superb and varied riverside views. Five beautifully decorated bedrooms, including one with ka four poster bed and 4 bathrooms (3 en suite). With great attention to detail, this Wroxham cottage seamlessly combines all modern comforts with a stylish past and boasts a well-equipped kitchen. The boathouse bedroom has a connecting door to a games room with a pool table, an x-box and a 42 inch TV. Ideal to keep kids of all ages amused in the evening!

Booked two weeks at this traditional riverside property .we loved its charm and character . The views are stunning, the accommodation is comfortable and more .
We made use of the boat for shopping trips and fishing in different areas. Fed the heron out of my hand on the balcony . Hot tub was wonderful . Games room kept the younger family members entertained.
We haven’t had such a lovely holiday where everyone’s needs were covered in a long time.The Owner obviously takes pride in his property and Sam who greeted us was friendly and helpful ,gave us the information we needed for the area. We certainly hope to return .

We had a lovely holiday.The location of the house overlooking the river was fantastic we all enjoyed the wonderful wildlife.We used the boat every day to explore and it made our holiday special.The house was well equipped and had everything that we needed for a memorable holiday.

Property was quaint in lovely setting with lovely outlook to river Bure. Lots of amazing wildlife and very relaxing surroundings and several different settings outdoors and indoors to make use of. The kitchen was well stocked with cooking and eating utensils appropriate to a group of up to 10 people. As a group of older friends we had a great holiday together and enjoyed our time immensely.
On the downside the bedrooms were small and 2 showers were not very convenient to use. Towels generally were poor size and quality and tea towels in particular were inadequate. There were no extra towels for use in hot tub. We could also have done with an additional house key among a group of seven.
On checkout we were disappointed to be charged a significant sum for damages (£150), although this was refunded when it was clear this was charged in error.

We had an amazing week at Southover, the layout and spaciousness of the property meant that the four generations of our family could stay comfortably together under one roof! The fifth bedroom was separate from the house which suited us perfectly we called it the “granny annex” a retreat for the great grandparents!
The spacious living and kitchen area was perfect with plenty of room for our large gathering!
We were very happy too that all the decking areas were enclosed front and back of the house so that our two toddlers were safe and could enjoy the magic of the boats on the river without worry!
The beautiful village of wroxham with all its facilities is only a 25 walk or 10 mins by the boat!
Overall we had an amazing time and would love to return again sometime!

We had a lovely long weekend at Southover - a very unique property, full of character, in a fantastic location. We all loved the hot tub and it was amazing to have the boat included too, which we used to explore the local area.
We visited for a special birthday with just the four of us and there was more than enough room. It would be perfect for a larger family too.
Robert was quick to respond to questions before our stay, and fast to call me to respond to a query during our stay.
We all had a great time and I would recommend Southover to others.

We stayed at Southover for a week in April and had a lovely time. The property is right on the river with plenty of parking and the bonus of a boat which everyone enjoyed.
The property is quirky with very uneven floors but is extremely well equipped. The hot water and heating are excellent. If you love boating and wildlife this is the place for you. We hadn't realised from the description that one of the ensuite bedrooms is not in the main house but accessed from the outside deck and is over the boat house. It can be slippery outside when wet so you need to be aware that this room probably wouldn't suit older people. The house is not on the mains sewer and has a septic tank and unfortunately we had a raw sewage incident in one of the showers . Robert is easy to contact and he immediately sent his handy man over to deal with and it was cleaned up in 2 hours. It was however very unpleasant.
Overall we really enjoyed our stay and I doubt you will find a better location for large groups.

The property is spacious and comfortable. We made friends with the three local herons who had various degrees of confidence with humans. The hot tub was lovely to dip in at night. We took the boat out a few times and explored Wroxham Broad. We had a very windy but successful BBQ in the courtyard/front garden. We hired the pool down the road which was well worth it. We went to a lot of the local sights and had a wonderful time. The local council seems to not collect separated domestic recycling so we separated it and put it in street bins which was not particularly inconvenient. The host communicated with us clearly and was friendly and eager to help us.

Bedrooms were okay although firmer mattresses would be an improvement.

We had a wonderful weekend at this house on a after a very wet week. There was plenty to keep everyone occupied at the house with the games room hot tub and gorgeous view of the river. We had the chance to use the boat which was enjoyed by all with nearby towns and villages to visit. The house had everything needed for our stay and the owner was quick to respond and helpful with requests and questions.

Our host failed to inform us ahead of time that we would have difficulty accessing the property due to flooding the area. He was kind enough to drop off three pairs of Wellington boots, but they were in a plastic bin surrounded by water when we arrived. The beds were a bit uncomfortable and could use updating. And we were down to our last roll of toilet paper the morning of our departure. We also ran out of dishwasher soap. The property advertises the use of a boat, but we were informed that we couldn't use it unless we paid for a "safety briefing", despite the fact that four of us are licensed boaters. On the positive side, the host decorated the house for us for Christmas and it looked great. The kitchen was well stocked with cooking utensils and dishes. And the location was wonderful!

House is quirky, well equipped kitchen and good heating.
Struggled with the showers a little ( couldn't get regular temp constant, ) but plenty hot water
Lounge is comfy with good seating and tv system.
The weather was against us as were the high tides ,causing flooding on the lane and drive.
Wellies were provided and we had a wonderful stay .

Very quirky house with great views. Some areas are slightly run down. The decking needs some attention. Generally in need of a bit of TLC.

Very nice hot tub. The property has a boat which is great fun and a good way to get about.
We attempted fishing from the bank. There were a few bites but we were not successfull in catching any fish.
Wroxham is a lovely place with some good restaurants, take aways, cafes and shops.
The owners and housekeeper are very helpful. We were met by the housekeeper who provided a thorough boat briefing and recommended places to eat. We can really recommend the Rising Sun and the Recruiting Sergent in Coltishall. Lovely food and very generous portions.
Worth visiting Wells next the sea and Cromer beach. There is a park n ride for Norwich 10 mins drive from the property.

Well positioned, rooms not as big as we thought but adequate. Exceptional view of passing river traffic which the childten loved.The boat delighted the youngsters and was very useful for shopping (easy parking!).Fencing around the deck would benefit from some attention for childrens' safety. The owner was available by phone but the only contact was to advise him of a wasp nest in the eves. He recommended Karen as a caterer which we fully endorse. Our holiday was most enjoyable in this characterful cottage.

We are sad to say we had a very disappointed stay at Southover. What i'm sure was once a beautiful property, is now a tatty and unmaintained 'home'. The wooden windows, cladding, decking and fencing are all rotting away and with no investment is tatty and in many places dangerous and unsafe. This property has a septic tank which either needs emptying or has 'issues' as the smell of human waste in the bathrooms when someone was having a shower was unbearable, you could also smell the tank constantly when outside on the drive. Although the house states it sleeps 10, this was a squeeze as there was not enough seating for 10 to sit together in the lounge. Also when in the dining room you couldn't move around the room as the space is too small to seat 10. We are all extremely sad that our stay turned out as is did as I believe with some investment and proper management this property could be beautiful. The only positive we could find was the location and views of the river, although this came in contact wasps and bugs from the water. Please be conscious that the home owner likes to fine without any proof and we have first hand experience of this. We hope that this feed back will help give an honest account of the condition of the property so unlike us you will be more prepared for what you will find if you choose to book.

The location is everything at Southover….you couldn’t wish for better. We made good use of the boat with trips into Wroxham and leisurely paddling expeditions with the canoe. We were a mixed generational family group and there’s something for all, including use of the games room and hot tub. The kitchen is very well equipped so lots of lush meals were had plus a dinner out at The Bridge (excellent) and fish ‘n’ chips at Ken’s in Wroxham. The Bure Valley steam railway was a nice day out to Aylesham. The proprietor was promptly on hand for a small problem that arose. We all decided we loved it so much we will return next year.

We stayed here last week in May this year .There was plenty of room for my husband and I and my daughter and her husband and her 3 young children. The view from the balcony is amazing . So much wildlife a daily heron who calls for breakfast and tea . Lots of boats passing by and giving a friendly wave . The jacuzzi at the back of the house went down a storm with our daughters family . While a duck sat on her eggs in the small flower bed opposite . Although the weather was a bit cool after the first few days we had a great time and the boat was great to take a trip to Horning . Thanks for letting us share your lovely house. We hope to return

A group of 10 +/- go on holiday and rent an accommodation together every Easter somewhere in the UK. This year we were tempted by this property because of its location on the abroad’s and the boat! We were not disappointed! The views into the water were beautiful, there was a heron who was virtually tame and rumours of otters! The house itself was comfortable and well equipped for us to cook and the hot tub was lovely and clean and a huge hit - especially with my 11 year old! Plenty of activities and beaches so we were never short of something to do. There was a Canadian canoe alongside the boat for quieter exploration too. All in all a fabulous place for a holiday!

Southover is an amazing property and we had a thoroughly enjoyable four day stay there. The location is perfect and we took advantage of both the motor boat & the paddle boat. The views from the house with all the wildlife were very special indeed. The family, especially the grandchildren, loved the fishing and we made full use of the hot tub. The owners were very incredibly accommodating and approachable and made sure we were happy to have chosen to stay in their beautiful home. We definitely hope to return!

Lovely location - great property
This property is certainly quirky, a lovely place to stay - great facilities, the motor boat was a great bonus and well used - nothing nicer than a river trip to Wroxham to get groceries. We had a couple of minor issues but these were delt with very quickly by the owner and did not impact our stay at all. The outside BBQ/Hot tub area was delightful and gave a very continental feel to the accommodation. The kitchen was very well equipped plenty of cutlery/china, lovely big fridge/freezer and lots of storage. Ample safe parking - the property is situated down a very pretty and quiet lane. The only slight thing that let this property down was the cleanliness, but this would not stop us returning again to this deloghtful property. - thank you for a lovely stay

Nice location but cottage in need of work
Overall a pleasant weeks stay and everything needed was there. In the booking details there are a lot of charges outlined if things are not left as found or you are late for arrival, on this point we were told the housekeeper would meet us at 2pm with a boat safety talk at 2:15 prompt. We arrived about 1:45 and it was apparent that the property wasn't ready, not a major issue but not inspired by this on arrival. Another point was that if the BBQ was left uncleaned there would be a £50 charge, it clearly wasn't when we arrived and we pointed this out to the housekeeper who did clean it, but again this could have been spotted. Our major concern, particularly with taking dogs (if we had small children this would have been a bigger issue) was that the decking and railings around the property are in poor condition and rotten in many places (one of the rails was already missing). With taking elderly relatives caution was needed and in our mind could lead to potential injury. On the plus side, the rear garden was secure to let dogs run around, the location was great and everything worked as it should.

Lovely holiday in unique house on the river
We really enjoyed our stay at Southover. The house was well equipped for catering for 8 adults with a big fridge freezer and large Aga style cooker and hob and plenty of pots, pans, crockery, cutlery etc. . There re also several sets of garden furniture in different areas including a large table by the bbq in the back garden and another on the balcony overlooking the river. The hot tub was much appreciated and the boat was an added bonus. Many thanks for a great holiday

Amazing location and good facilities
The house is spacious and had everything we needed for our stay. There was plenty of outdoor furniture for our party of eight and, as the weather was so good, we spent a lot of time outdoors. We made use of the barbecue and the hot tub, and the terrace overlooking the river Bure is perfect for watching the local wildlife and the boats passing by, although the decking is a little uneven in places.
We used the little boat for short trips up the river and into Wroxham but as it only seats five we couldn’t all go out in it together for the day which was a shame.
It’s about a 25 minute walk into the town, where there is a supermarket, pub, shops, food outlets and cafe’s as well as the boat hire and river tours. There are also good bus and train services into Norwich and to the coast.
The decking and some of the outdoor furniture would benefit from an upgrade as they are looking a little tired. The toilet in the family bathroom was blocked when we arrived and the kitchen worktops and table needed a wipe down but we rectified these issues ourselves. For these reasons I gave the property an overall rating of 4 rather than 5, but none of this spoiled our enjoyment of the holiday, as the location of the property is idyllic and the whole family had a wonderful time.
