Le Petit Manoir is part of the Chateau de Montbosq. It was originally inhabited by the Family of Jean D'Arclais and Pierrette de Montbosq in 1360

Le Petit Manoir is a 14th century stone farmhouse; 3 kms from the town of St. Martin des Besaces, in Normandy France.
The cottage is at the end a a pretty private driveway in tranquil countryside with beautiful views down the valley. Ideal for a relaxing holiday.
The ground floor is entered by a central door from the courtyard, it is wide enough to accommodate a wheelchair. In front is the staircase, to the right is a door leading to the open plan living cum dining room with a large wood burning stove which is grand when lit, there is a doorway beside the fireplace that leads to the rear garden area with the usual furniture, barbecue and shaded by tall trees.
The kitchen layout is extremely compact with gas/electric cooker, extractor, large combined fridge/freezer, dishwasher, separate microwave oven and everything you need including the kitchen sink!!
To the left is a corridor leading to the downstairs bedroom, before reaching the bedroom there is a door on the left to a large shower/wet room fitted for disabled persons. The corridor and doorways meet the requirements for disabled access.
The living and sleeping areas are separated by the stairway leading to 4 bedrooms on the first floor. The master bedroom has a four poster bed and an en suite shower room with hand basin and toilet, 2 of the other bedrooms have adult size bunk beds and 1 has a single bed as well, The larger bedroom at the other end of the corridor has a double bed and a single. All have easy access to a family bathroom with bath and shower over, wash hand basin and toilet. There are 2 cots and 2 extra fold up single beds if needed.
The open plan dining/lounge is spacious and comfortable, the large dining table seats 12 people, two large d seater sofas complete the seating, there is a TV & DVD player (bring your own favorite CD's and DVD's), there are books and games for your use. Heating is by a large wood burning stove which looks lovely when lit, very cozy on colder days.

We had a wonderfull time. We were with 11 persons and I think that 12 is the maximum capacity. The house is ok , it's a pity the pool can't be warmed up. Very friendly and helpful landlady.

Résidence et environnements très calmes. Nous nous sommes vraiment bien reposés. Si l'on accepte de passer du temps en voiture, il y a de nombreuses activités autour. La propriétaire est charmante et très accueillante.

Marian se met en 4 pour ses hôtes (panier garni en arrivant, aller chercher du bois sous la pluie pour alimenter la cheminée...). Merci pour cet accueil chaleureux.

Cadre agréable et propriétaire aux petits soins
La maison à un rez de chaussée très adapté à une dizaine de personnes. La cuisine est très bien équipée, la salle commune est grande et permet des repas à 12. Le jardin est très joli et y prendre un apéro ou y faire un barbecue est très agréable.
La chambre et la salle de bain du rdc sont très bien.
Les chambres et salles de bain à l'étage ont sans doute encore besoin de rénovation surtout la salle d'eau.
De manière générale., le rapport qualité /prix est bon et les évolutions prévues par la propriétaire ne peuvent que le rendre encore meilleur.
Dernier point, la piscine hors sol est très grande et pratique pour les enfants.
Un peu loin des sites des plages du débarquement.
Commerces très sympas dans le village : 2 bouchers charcutiers, une boulangerie et un grand huit à huit (5 minutes en voiture).

Unique property/Great host
This property is fascinating and unique - you're staying in history. It is rustic, but everything works, with comfortable beds and hot showers and an ample kitchen. It's also handicapped accessible on the first floor, which is rare in a home this old. The owner is a lovely host who has been restoring the home carefully and lives on site. She not only provided us with some supplies we had failed to bring the first night, but made us strawberries and cream! And she shared the history of the place with us. Plus, it's perfectly located for a day at Mont St. Michelle and a different day at the beaches of Normandy. We're so glad we stayed here! It made a trip that necessarily included a lot of very touristy stuff really special.

The location is spacious and located in a beautiful area with many options for unique day trips. Marian had a welcome basket ready for us with wine, cheese and a delicious cake in de refrigerator. The bedding was clean, only 1 set of towels for 1 week, showers and toilets were clean.
We advise that the house and garden gets serious attention: cleaning up, cleaning and maintenance! Wooden floors from the upper floor make everything very noisy, greasy fingers and stains in the kitchen with crooked doors, oven was not clean, the fridge did not close properly, the sofa sagged, dust and cobwebs everywhere, dust and dirt under benches and in corners, lots of damp spots, leakage from the bathtub upstairs to the bathroom downstairs, the door handles are loose, the back of the building is not finished, the owner lets her dogs out on the property and does not tidy it up, the pool was green, 2 caravans are standing at the edge of the garden and 1 car and everything is about to perish. The photos shown are from long ago it seems, because it doesn't look neat now. Therefore we will unfortunately not recommend the location to family and friends.
Our group (9 adults and 2 children) is happy to improvise and came up with solutions. It could be a very nice location again, but then it needs serious TLC from a number of skilled people. Would be good for the owner too, because she is very friendly.

The building has interesting history which our friendly host Marian was keen to relate. The part we stayed in has been renovated but other parts of the house are yet to be restored - very interesting to see.
The large living room kitchen is a cozy space that we were in all the time except when out in our garden, as weather permitted.The barbecue-cum-firepit was very popular - we cooked a grilled meat meal on it once but also had a couple of evenings with marshmallows being toasted at the fire.
The swimming pool was used by us on one day only, as the weather cooled after our first couple of days. Those who used it seemed to enjoy - you do need to climb to get in as it's an above-ground pool. It's shared with the owner, but only likely to be busy if her grandchildren are visiting.
The area has some decent family attractions, especially the 'luge track' at the viaduct park (which also has bungee jumping and giant swing as well as smaller play areas); look up Normandy Luge on the web to find details.
Local village market was just for fresh veg, eggs and fish when we were there, but the village butcher is good too. The bakery and charcuterie were both closed for the owners summer holidays so I can't comment about them.There's a useful 8-til-8 store (actually open until 19:30, not 20:00!) in the village and bigger supermarkets are just a bit further away.
Some of us made the trip to see the Bayeux tapestry and WW2 museum, again less than an hour's drive away through pretty Normandy countryside.
All in all a good location, excellent host and I definitely think we'll go again when we can get everyone organized.

Homely, welcoming and everything you could need
There were 9 of us which included 5 children ranging in age from 16 - 5, we all thoroughly enjoyed our stay and there was plenty to keep all of the children entertained. Marian is a lovely host, very welcoming and helpful offering as little or as much advice as you may require. The property itself was very homely, plenty big enough for us all and with everything we could need. We did need to use the car to venture out anywhere and there were a couple of towns near by that are worth a visit and a meal out if you fancy. The beach that was recommended to us was about an hour and it was lovely, supermarkets are near by with everything you could need. We also visited the zoo which was a highlight.
The pools were a great addition and the kids thoroughly enjoyed using them, they also loved the dogs and were sad to leave them.

Excellent accomodation for 7 guys that wanted to explore Normandy on motorcycles
Marianne is a wonderful host, very welcoming and very easy going - and boy does she make a good desert !!
We had a 'welcome to Normandy' pavlova and a 'have a good ride home' lemon meringue pie 😁😁
The accomodation is a lovely period cottage with everything you need to make your stay comfortable - tucked away out in the countryside it is also VERY secure for a motorcycle holiday, all in all we loved our stay and would be happy to recommend to others.

We had a lovely stay. We had 9 people total and we had more than enough space for sleeping and spending time together. Great for kids with all the play equipment out front and toys in the house. Nous avons passé deux nuits dans cette charmante demeure. L'hôte est vraiment arrangeante, sympathique, accueillante et agréable. Nous fêtions l'anniversaire d'un ami et nous avons vraiment pu profiter d'un lieu tranquille pour pouvoir faire la fête sans souci de voisinage et sans crainte de déranger. Mme Clarke a rendu ce séjour très agréable par sa bonne humeur, ses attentions et sa disponibilité. Encore merci à elle !

The Chateau was fantastic with large and small swimming pools for us and our children to enjoy. The lovely well equiped garden was brilliant for our whole family. The children enjoyed bouncing on the trampoline and relaxing on the hammocks. The fire place kept the house warm and cosy. The chateau is within 30 minutes to the beaches, memorials, museums and the zoo to name just a few. The accommodation and surrounding areas are suitable for disabled persons because they can experience the freedom of open spaces and fun facilities. The bedrooms were spacious, clean and comfortable. We couldn't ask for more. The family bathrooms downstairs and upstairs were spacious and suitable for the whole family. The downstairs bedroom is very much accessible for wheelchair users. Thank you Marian for providing the facilities for families and children with special needs. Thank you for your warm welcome and the barbecue; your friends made us feel at home too.

Charming but tired.
Perfect location, peace and tranquillity. Marian was a perfect host. I celebrated my birthday while there and Marian made a huge strawberry pavlova, it was delicious.
Marian allowed my friend, who lives in France, to stay over with no extra charge.
We had seven grandchildren with us who enjoyed the swimming pools (one for toddlers), play area and badminton. Plenty of outdoor eating areas with a choice of BBQ's.

Charming country farmhouse lots of character
We arrived to a lovely welcome from Marian who had made a gorgeous strawberry cream meringue.The property was absolutely great, lots of room, homely,plenty of kitchen equipment and lots of hot water.Outside swings pools chairs loungers and plenty of space to exhaust the kids .We had a marvelous time and Marian is a lovely warm hearted person who will go out of her way to help you.Marian her family and pets helped make our stay wonderful.We look forward to our next visit

Hospitality Plus Great Location
Eight adults from the US rented Marian Clarke's farm home for six nights in May, 2016. Located near the small village of St. Martin des Besaces, the 17th century home is being lovingly restored by Marian. It is cozy, roomy, and offers the hottest water you can imagine! Marian met us with a bottle of local Brut, cheese and bread. She had offered to pick up some supplies for us since we were arriving on Sunday evening and local stores were closed. Also, the following day was a national holiday, and stores were closed. Several in our group are "history buffs", and she told us the story of the home which is an ongoing project and shared with us her plans for the future of the building. The living area, kitchen, bed and bathrooms were clean, well-kept, and very functional. If the nights are cool, guests will have to take charge of the fire, but this turned into a fun activity for the men in our group and caused no problems. The location is central to Normandy sites; D-Day Beaches, Bayeux, Caen, Honfleur, Mont St. Michel are all 50 km or less from the house. Rouen is a little further, but some of us drove there easily for a day trip. Be sure to use Marian's directions to the house instead of a navigation system. The location is off a main road, and the nav system led us astray. Those who followed her map had no problems. All in all, we had a wonderful stay and can certainly recommend this accommodation for a home stay in Normandy. Marian is a lovely host and helped to make our visit memorable.

Perfect blend of rustic, homely and spacious
We stayed at this cottage for a family vacation (14 people!) and we absolutely loved it. Marian was very kind and hospitable (she made us a delicious cake!) and made us feel very comfortable.
The cottage itself was brilliant. Very spacious with plenty of traditional features. We all enjoyed staying there and would definitely recommend it very highly.

Lovely place to stay. Plenty of space for all 11 people we had on this trip. Many toys for our children to play with and the owner is very helpful and kind. She suggested great places to eat and visit during our stay. I highly recommend these accommodations and would gladly stay here again if we return to the area.

Très grand gite où 14 personnes peuvent loger confortablement.
Accueil très chaleureux de la maîtresse des lieux malgré le temps qui n'était pas de la partie. Grande bâtisse difficile à chauffer, on a eu un peu froid.
Environnement très agréable pour les enfants, beaucoup d'animaux aux alentours.

wonderful surroundings with amazing views.
Marian greeted us on arrival, the owner of the property, showed us around the petit manor we had flowers, camembert and a bottle of red wine waiting for us. Such a lovely personal touch. The petit manor itself is a quaint renovation with rustic finishes as a family we would love to visit in the winter again to take advantage of the beautiful log burner that they have in the living room. The views around the property are amazing. Marian took us on a D-day tour which was very interesting we saw all the Normandy landing beaches. We also did lots of activities around the area. We went to a tile mine in caumont l'evente, paintballing, something very similar to go ape, picnics on the beach, swimming pool and also the val de la souleurve where they do bungy jumping, a massive zip wire and a luge. All in all we had a fantastic stay. Marian was a fantastic host and holds alot of knowledge of the area and suggested all of the places we should go.
