The location and property was superb.Paul and Teresa were excellent hosts and we would love to come back again.The breakfast was very good too and the room had a brilliant sea view which we loved! An excellent place to stay to explore Lowestoft. Thankyou Teresa and Paul.

Paul & Teresa were wonderful hosts, friendly but not overbearing as in some places. There was ample free parking right outside and they kindly accommodated my late check in (8.00pm). The rooms are spotless and location perfect (on the seafront). The bed was super comfortable and coupled with a powerful shower, this formed an ideal stay for me. Neat touches at breakfast with fresh fruit/yoghurt was most welcome as was the attention to detail in tailoring my breakfast to my dietary requirements.
A very minor point but the towels seem to be nearing end of useful life. Could do with fluffier and up to date ones.

The location was great, just a short walk to the promenade and not too far from the town centre.
The rooms were nicely decorated and comfortable.

It was perfect for our requirements. On the rainy day, we were able to relax by the window, look out to sea, and watch the world go by. Parking was easy. Hosts were lovely.

The hosts were lovely and the breakfast was really good. The room was comfortable (other guests told us that the showers had recently been refurbished.).
Kingsleigh is less than 10 minutes walk from the station and town centre and we had a seaview room.
Minor detail only. As we went upstairs we could see a lot of clutter and, although this didn't really affect our stay, it could have been hidden.

They were so flexible about checking in late and giving a late checkout the following morning. The vegetarian breakfast was amazing and free parking outside too

Great location, an easy walk into the town centre and the beach. The room and facilities were very good although some guests could struggle with the stairs. Breakfast was great with plenty of choice. A very friendly and welcoming host, who was ready with lots of local information and a friendly chat.

Lovely and friendly couple. Room was spotless. Breakfast was outstanding. If we were to visit lowestoft again, we would definitely stay here again

Breakfast was freshly cooked every morning and offered plenty of choice.Twin room was large, clean and comfortable with adequate en suite facilities. Hosts were a lovely couple and made us feel at home straightaway.

Breakfast was perfect, the location was by necessity but we had a lovely room with a view of the sea. It was a hot weather throughout our stay there but we found the room comfortable and relaxing, the facilities very good.
We chose the location so we could meet with friends, we were not used to the area or the one way system and the hot weather brought people and cars, we found parking and traffic difficult at times but it was what it was and we just made the most of it. We thoroughly enjoyed our stay and our time away.

Their guesthouse is wonderful so clean and they made us feel very welcome
We checked in early and nothing was a problem
Breakfast was amazing fresh fruit yoghurt and a full English all freshly cooked and tasted delicious
We will definitely be back what a lovely place and such lovely people

Great home cooked breakfast and nice to see everything properly made rather than microwaved. Nice to have a small fridge to keep things in. Good shower and view from the room.
The doors were a bit funny not closing automatically behind you. Toilet had a vacuum pump that makes a bit of noise but generally all good.

Loved our weekend here - very friendly hosts and a comfortable en suite twin room with a great view of the sea. Nice to have comfy chairs in front of the window so you could watch the world go by. Breakfast was wonderful - the fresh fruit salad was exceptional and the cooked breakfast very tasty, even managed to provide vegetarian sausages at short notice. Amazed to be able to park our car for free on the roadside in the first week of the school holidays. Would not hesitate to stay here again.
