The view was amazing. We choosed a room with a sea view. One of the best places. The room and bathroom was clean. Comfortable stay.
Power cuts can happen due to difficulty in maintaining the place so close to the sea.. But the staff is helpful and will get the things fixed soon.

Location, pool and views. Those are really five-star views! The hotel does have a huge potential if given proper service and renovation. And for that price compared to the general impression, it can be a real bargain!
I recommend booking more expensive rooms for a greater experience, access to wifi and majestic views. In the cheapest rooms, there's no sea view and no wifi. No restaurant however there are plenty cafes at a walking distance. A couple of times noticed a staff member watching/sneaking female guests, which looked weird.

Extraordinary place with lovely and caring owner. They help with everything and even organized a birthday breakfast with flowers, cake and candle We had a huge room with a private terrasse right above the sea. Very quiet, you only hear the waves and the birds but only ten minutes walk to the Center or the sandy beach..Best Hotel we stayed in Sri Lanka!

Staff were very good, especially this older man, he was so helpful throughout our stay and made very nice breakfast for us. Thank you!
Location is very good, nice views. Note: No access to the water from the hotel, but they have a pool at the hotel.
They had one last room left and it was in the basement, so the room had a strong smell of damp. And a lot of mosquitoes. Tho almost no mosquitoes and no damp smell upstairs. So I guess its just that one room.

Excellent location with a beautiful and a very unique view of the ocean. Had a pleasant stay and was able to enjoy the sunset directly from the room. The staff was helpful and the breakfast was good.

Astonishing view. Delicious breakfasts.

bad educated people, misinformation about rooms and overall not a customer first approach. it’s Management by Command and not Management by delegation here. leads to: nobody knows anything. Even for simple questions, reception personal needs to call Manager who need 30 min to arrive, then manager need to call boss to ask. example: reception and manager not knows anything about my Booking because boss is doing it and people on hotel have no access to see data.

- Beatiful Place with an awesome view
- Big room, very big but shared balcony
- Pool big enough to swim a little
- Very calm, a little remote, the only noises at night from the rain and cats/birds outside
- Nice breakfast staff
- The villa is located close to the beach (walking distance) and a lot of tourist shops and restaurants, 800
- The balcony furniture is a bit old and made of plastic, doesn’t live up to the standard of the rest of the place
- There is only cash payment even for larger amount after longer stays which was only communicated at check out. Since we don’t always carry a large sum of money around and there was no time left one of the hotel staff had to come with us to the atm to pick up money. As a result we were late for the train. Very poor communication
- As per usual only breakfast option is eggs, for this standard and price other options would be great

The best view in Unawatuna! The view and the staff were absolutely incredible and accommodating. They were willing to help with all of our last minute plans -- switching rooms and finding the best solutions to all of our needs. They were so kind at breakfast time and made everything fresh to order. Awesome place and awesome people working there.
Make sure you are very careful about which actual room hat you book at Lands End. Some of the rooms are incredibly quiet and beautiful while others are subject to all of the noise of the lobby and the pool room. The first night of our stay, we were in the upstairs suite which was incredibly peaceful with an exquisite view. Unfortunately it wasn't available any other night and so we were relegated to the downstairs rooms. The room was fine and comfortable enough, however, it is, of course, next to a space full of people moving, talking, speaking....the normalities of an operational business. Just something to keep in mind!

Good location, wonderful view. Nice, responsive staff.
The cleanliness of the rooms should be improved. I'm not happy about plastic chairs and interior furniture. Breakfast menu, uniform, no choice of breakfast food.

The location is 10/10. The view from the pool area and breakfast area are just so perfect! Breakfast is tasty, too. Lots of animals will acompany you during your stay. We've rent a garden view room and it was so amazing to wake up in the morning by the DJ sounds of local birds, who try to be cocks))
Previously, I've read that there were some issues with the hotel's owner, which was a bit frustraiting for us, yet, we faced friendly staff only abd the main manager was helpful as well. Most probably it's just the way you communicate with locals.
Don't expect much from the bathroom's look, yet, it has hot water and everything works, which is very good for Sti Lanka))
Btw, this is exactly the land's end, if you check the map. Ocean view is so endless.

We loved the location - on a hill overlooking the Laccadive sea crashing on the rocks below!
The swimming pool was lovely - it went deeper in steps that were clearly outlined so you didn't get out of your depth.
The breakfasts were lovely (the toasted bread and omelette was the best we've had in Sri Lanka so far and we've been here almost 4 weeks).
The evening meals were also very tasty.
The staff were very friendly and chatty.
I would highly recommend and would have stayed there longer (we had a 2 night stay)but they were fully booked.
The only thing I can pick up on is the wood on the decking needs a bit of tlc as a few of the boards were loose and broken.

Beautiful location, up on the rocks overlooking the crashing waves. Helpful, dedicated and friendly staff. Beautiful infinity pool. Enjoy a superb breakfast while hearing the waves crash and watching the Peacocks graze.

they have awesome view from the hotel. peacocks coming around the hotel and good place for relaxing. we were seen stunning sunset from there. They have good seafoods also gave good breakfast. staff were nice and friendly. they have very big rooms with enough space.
pool is not clean (, they should buy new tea cups or make it clean well 😅, otherwise everything was good in there.

Beautiful place at the quiet end of Unawatuna. Nice garden to one side and beautiful sea view from the terrace with great view on the sunset on the other side. We loved the place.
Staff was also great and very helpful!
Mosquito nets on the windows would be good and a baby chair would help young parents to enjoy the place even more.

I think this is one of the most scenic places down south. You see the land, sea, and the sky merging together. Jump into the infiity pool by Sundown with a beer to have one of a kind experience.
The villa we booked didn't have AC in the common area, and the mosquitoes were bit troubling.

The view from the room was mesmerizing, Breakfast was also good with again amazing view and room was pretty spacious.
They should provide toiletries but I understand the point that these days everyone carry their own so that is why they have stopped keeping it.

Just The Property. Management and Staff is Pathetic.
Pathetic Manager. Good Property but due to the Manager's behaviour Overall Bad. Does not even offer a single glass of water for free. Just Wants Money and Nothing else. No Shampoo No Conditioner Not even Clean rooms. Manager should be Fired right away as he is ruining such a Beautiful Property with his filthy Nature.

The view is just perfect and the host tried to do everything to be comfortable
Breakfast was also good
There are plenty of animals you can see, especially the peacocks with very funny sound

The view is great but even that got diluted by the shabby caretaking and service.
Rooms are pretty average, furniture is old, could clearly see the leather sofas havent been cleaned in ages. There are no safes in the room to keep valuables. Breakfast is average, nothing great eggs sausages and some poor quality bread, with fruits and juice (dont expect a cappuccino to be included).
They tend to lock you out of the main reception area at night after 10 pm, so you will only really have access to your room at this property - we were not even able to get drinking water at night (something youd expect any property to provide, staff suggested in the morning we should have walked to an outside shop and helped ourselves). Hand soap had not been refilled in the bathrooms (who knows what else was overlooked in between guests); when asked for hand soap we were given a heavily diluted watery liquid soap. Towels looks old and shabby - Spare hand towels are essentially tea towels.
If you're expecting a high level of service then dont. Staff is rude and unhelpful about basic necessities and disappear in the evenings leaving you stranded.

We loved staying here. Lovely property. The view was exceptional - right over the sea and perfect for watching the sunset. Fell asleep in the comfy bed to the sound of the sea crashing against the rocks in a quiet room surrounded by nature. Breakfast was really nice, we especially loved the bread. And the entertainment of watching the lizards, peafowl, and squirrels while we ate. Staff were really nice. Beautiful pool. Location was great, not too far of a walk from the main beach. Pretty room and bathroom and very large. Very clean
Would have been nice if the balcony wasn’t shared but didn’t matter much. For the price would be nice to pay by card - it’s a lot of cash to either carry around or find a working atm in Unawatuna but should have double checked
