Our stunning and much-loved second home is the perfect base from which to enjoy and explore Edinburgh. Built in 1805, it has consistent five-star reviews from more than 50 consecutive bookings, and has recently been further upgraded to an even higher standard. This stunning apartment is very spacious, with high ceilings, original features, and fabulous furniture. The Forbes' Residence is a luxurious home rather than a 'holiday rental'.
Located in the ‘East Village’ of the our beautiful city, it is quiet but just around the corner from Broughton Street which buzzes with coffee shops, restaurants and quaint shops. Walk up Dublin Street and you will be in St Andrews Square and the city centre within 10 minutes. Or stroll the other way through Stockbridge and to the beautiful Botanical Gardens. A wealth of historical sites, fabulous restaurants, festivals, shops and entertainment are on your doorstep. And yet you can be in Scotland's beautiful countryside or playing a world class golf course in less than an hour.
The Forbes' Residence accommodates up to eight people in four bedrooms, with two bathrooms, a stunning drawing room, a 'live in' kitchen and lovely views over the street and gardens. It has a stylish, contemporary Scottish theme, original stripped Canadian wooden floors in the reception rooms with elegant carpeting in the bedrooms, detailed cornicing, a flagstone kitchen and beautiful fireplaces. A fine example of Georgian architecture at its very best with a sense of history pouring out of every nook and cranny, this 19th century building was previously home to Scottish artist Anne Redpath.

Great spot in Stockbridge New Town . Spacious yet cozy splendid and practical. Couldn’t have picked a better spot for our family of seven adults . Gracious and thoughtful host as well . Cannot say how wonderful this spot is in an equally wonderful city . Many thanks to the host family!!

The flat was fantastic, the location superb, the host, Rosanna, was more than accommodating. I cannot think of one aspect that I would change. I wish that I could give this 6 stars. I only fear that this will not be available if we should choose to return to this beautiful city.

The bedrooms are big with very comfortable beds, two of them king size, the others were queens and the bedding was very nice.
The kitchen had everything that you would need, including an ice maker.
The living room was very spacious.
Great location, close to Waverley station and a grocery store around the corner.

This is a beautiful property in a perfect location. The location is in walking distance to Princess St, on bus routes, close to grocery stores and restaurants.
Our family of 7 had a wonderful time in Edinburgh with this home as our home base. The kitchen is well stocked with amenities to cook meals.
Once booked Hannah contacted us and was always available and Rosanna gave us a warm greeting and was always available to answer questions.
This is a wonderful home away from home. There is so much space for a large family visiting.
The only concern I had was the front bedroom can be very noisy as it is on a bus route. There can be noise from both vehicle traffic and foot traffic. Otherwise it is perfect. We look forward to coming back and staying again.

The apartment is absolutely beautiful! It is centrally located with a short walk to all the best sites in Edinburgh. The owners have done a wonderful job decorating it. We all felt that we were staying some place really special. The rooms were spacious with very comfortable beds. The kitchen was well equipped. The flat was clean and smelled really nice. The apartment manager was friendly and very responsive. She baked us a lovely lemon pound cake as a welcome and came to my rescue when I forgot my phone in the flat on the way to the airport. She had it in the mail the same day. We highly recommend staying here. One of the best VRBO experiences that we have had.

Three days in a sumptuous Georgian apartment. Incredible location where everything is just a walk away. A luxury hamper to greet us. A huge sitting room in which to relax. A stupendous master bedroom with a most comfortable bed. Every need catered for - books, toys, records. Even a piano complete with piano music. A real wrench to have to leave the apartment but somewhere to look forward to when we all come up to visit again.

The Forbes home was perfect for our family of seven adults to base our 12-day stay in Edinburgh. It is difficult for the pictures to give the true pictures of the beauty of this home. The beds all were comfortable, and the size of the home accommodated us without feeling like we were on top of each other. The kitchen/eating area was perfect for meal preparation and conversations. The sitting room provided a comfortable space to visit and unwind for the day. Everything we needed in the kitchen was provided and well-stocked with essentials. Hanna made the booking process easy and was great at communicating everything we needed to know about the home and Edinburgh. Rosanna welcomed us with warm hospitality when we arrived and was a blessing to our weary traveling group. She was just a text away if we needed anything or had questions throughout our stay.
Once outside the home, its location was perfect for walking trips to many of the popular Edinburgh attractions. Waverly station was a short walk for train trips to other parts of Scotland. The Royal Mile, Victoria Street, National Museum, Calton Hill, Edinburgh Castle, Holyrood, Arthur’s Seat, plus all points in-between were walkable for everyone in our party except my 91-year-old dad. The local restaurants within a few blocks of the house (The Ox, Magnum, fed!) provided many great meals for our family – and they make you feel like your part of their family.
Highly recommend this place if you are traveling to Edinburgh.

7 London Street was a fabulous base for 4 nights as we celebrated our son’s wedding at the Prestonfield House. The flat was brilliantly equipped with a great kitchen with handsome flagstone floors and every room had marvellous high ceilings and grand windows to flood the rooms with light. Beds were comfortable with soft linens and good pillows. We were met by a charming and friendly property manager who immediately made us welcome. Lovely welcome basket, excellent location in the New Town, central yet peaceful: this place ticked all the boxes. Definitely one to recommend!

Our family of 5 had a fabulous stay in Hannah's beautiful home. It was well equipped with everything you might need and we found the location so convenient for getting around the city. The beds were like sleeping on clouds. Rosanna, the manager, was lovely and so helpful! We absolutely loved returning to the apartment at the end of each day. I would absolutely recommend this stunning home. We would not hesitate to stay here again. Thank you so much for the wonderful welcome basket and the warm hospitality.

Everything about this property is outstanding! High quality furnishings, fixtures and fittings, fully equipped for every eventuality and the most comfortable beds and bedding imaginable.
It’s ideally located to walk to Edinburghs attractions or catch an Uber if preferred.
Our host was welcoming and immediately responsive with any queries. We were even left a delightful welcome package including a delicious home baked cake on arrival, a little touch that made us feel very welcome and contributed to a perfect getaway. Thank you

Magical Winter Stay in New Town
My husband and I recently visited the Forbes Residence for a 2 week working stay with our 8 month old son. It was an absolute dream. A stunning, homely, comfortable residence with ample space and every amenity. Mary who manages the property was lovely, helpful and incredibly responsive. The flat is perfectly located in a wonderful neighbourhood that is walking distance to everything including some fantastic local eateries. Can’t say enough good things, wish we lived there :)

Excellent accommodation in central location
Great facilities (although no microwave) in well equipped and spacious apartment that comfortably accommodated seven of us. Lovely welcome pack of essentials and some goodies was a very nice surprise.

Fabulous flat! There is NOT off-street parking
We loved our stay at this fabulous apartment. The location is accurately described in the listing, very close to everything you might want to do. The kitchen was well appointed, the beds were comfortable. The apartment was professionally decorated, and was one of the nicest rentals I have stayed in. Please be advised, however, that there is NO off street parking. The only place to park is in a metered spaces in front of the unit, and the spaces are extremely limited. Fortunately, we arrived on Friday and It is free to park there on Saturday and Sunday. So we only had to pay for Friday afternoon and Monday morning. Very expensive metered parking.

Quiet & Walking Distance to Old Town
Seven of us — ages 12-84 — stayed in the flat. We had a wonderful time. The flat itself has everything you need and is very well appointed. The pictures are accurate. We found the flat to be more spacious than we expected and very comfortable. The furnishings are all well maintained and comfortable. A lovely welcome basket was given to us — the fresh loaf of delicious bread was a hit with everyone. The flat is in a quiet area and is peaceful.
There is a playground just around the corner. Restaurants are plentiful and nearby. There are several grocery shopping options nearby too.
To get around, we did a mix of walking & taxi. It is hilly so if you plan on walking principally have good walking shoes. I walked up to the royal mile and all around the Old Town area. City Taxi provided good on time service. One day we rented a car from the rental place down the street and explored Scotland outside Edinburgh. You definitely do not need a car in this area.
We would definitely stay here again and highly recommend it.

Beautiful apartment in central Edinburgh
We stayed for a week in July during the festival. The apartment is beautiful, full of light and spacious, located on a quiet street in central Edinburgh, walking distance from the old town, museums, botanical gardens and main street. The apartment is perfect for a large family or two small ones with 4 comfortable bedrooms ( soft cotton bed linen, down and feather pillows and duvets!) and a large living room where we played games, did yoga and relaxed. The kitchen is well stocked with appliances needed to cook and dine. We also enjoyed several restaurants close to the apartment. Hannah, the owner, met us personally and kindly offered to help us with reservations. She recommended the silent dancing tour which was fantastic!

A beautiful apartment in a great location.
This is apartment is in the ideal location. It's beautifully decorated. The owner had a nice welcome basket when we arrived. It's quiet at night and in walking distance to everything. There are nice restaurants and pubs around the corner along with grocery stores and quaint shops. You never need a car to get anything. We would love to visit again. The flat, the people, and the country of Scotland are truly amazing.

Wonderful stay. Comfortable, well appointed and designed. A pleasurable jumping off point for any nearby explorations in New Town restaurants, a few more minutes to the Royal Mile, and the world of golf is 20 minutes away in East Lothian. Gracious hosts. Highly recommended!

Very beautiful design apartment in the centre of Edinburgh
We had a family trip and spent five nights in this lovely apartment in the centre of Edinburgh. The location is really great - very central in the area full of Georgian styled buildings. The rooms look exactly like the photos - beautifully designed, decorated with taste, luxurious and super clean. Kitchen is fully equipped with everything we needed. The communication with the owner or staff went smoothly. There has always been a fast reply, whenever we asked any questions. Checking in was also fast, easy and very welcoming. Thanks for hosting us.

Lovely spacious apartment, great location
Great for us, family of 4 plus one gf, perfect location for a week at the Fringe. Away from the bustle of the Old Town and with plenty of great places around and a short walk to Princes Street to get into the heart of the action.

Spacious and Graceful
A wonderful find! We had the privilege of staying at this wonderful flat with 3 other couples. We never felt crowded as there was plenty of room for spreading out and for privacy. The decor is top notch and the interface with the owner and caretaker was easy and timely.

Superb apartment ina lovely neighborhood
From beginning to end this was a wonderful experience. Communication, assistance with queries, all handled promptly and with warmth and generosity.
The apartment is beautiful. Spacious comfortable and superbly decorated and equipped.
Luxurious beds, generous comfy couches and an amazing kitchen made it so easy to stay in and catch up on family time. Great neighborhood restaurants, a convenience store close by and a few blocks to the main centre.
