The traditional character
Basic facilities and a bit far from centre

The traditional rooms are very large, comfortable, bedding is clean and cozy. There is this serene and simple atmosphere that is very relaxing. It is very quiet, a nice little garden, tea and coffee available all the time. What I liked the most: the hosts are very helpful, kind but also very discreet, and the location. I give it a max for the location, although not for the obvious reasons. It is kind of far away from the touristy places, but that is a huge advantage. The area has traditional houses, or more modern ones in the same style, there is a very nice onsen 5 minutes away (Funaoka). It is close to the golden pavilion, Daitoku-ji temple, close to the oldest red-light district in Kyoto (a lot easier to stroll than the more famous one), to the textile center. From here, one can explore Kyoto without the waves of tourists, and can get a better taste of the city. Still well connected to the Kyoto station (by direct bus, the stop is 5 minutes away).
I did not like the breakfast, but not because the food was not good, but because we are not used to the Japanese style breakfast, so perhaps the hosts could offer a "western style" option of breakfast as well.

The host is very nice. He sat down with us and chatted for a while. Their house is very quiet, and has a nice little Zen garden in the middle. Lots of foreigners have come and stayed at this place during our stay there. If you wanted to experience true Japan living, this would be the place. You get to sleep on tatami mats, have sliding doors and this is quite accessible by multiple bus routes. Highly recommend!!

Beautiful place to stay. The staff were so helpful and friendly! The location, though far out of the city centre, was perfect. We loved walking around the area, and finding quite a few local hidden gems! Highly recommended

Just the best possible guesthouse! The guy who runs it is absolutely charming, offering great advice on the neighborhood and giving a great welcome. The public bath nearby are really great. And the breakfast was super good! So just go there!

The guest house is absolutely beautiful, clean and the staff is so nice! They have fantastic recommendations of things to do and places to eat and there is a great onsen just a 4 minute walk away.
Everything was great, but it's a bit further from city center, we were still able to walk there in a couple hours while seeing things on the way and the bus is easy to take.

Staff was very welcoming, we felt right at home. Nights were cozy with the futon and bedding, and breakfast was pleasant. Very much recommend the triple room it had a cute view of the street and a spacious tatami area :) we enjoyed eating with the view of the zen garden!

It's a very relaxing and calming atmosphere, especially with the garden and incense. The breakfast is especially great, being able to try out different things every day, and if there is anything you don't like the staff will help as best as they can.

We really enjoyed our stay at Kingyoya. The host was very friendly and super helpful with any questions we had. Even loaning us bikes so we could explore the local area. The breakfast is not to be missed!
Nothing. It might feel like the location is a little bit further from the centre but it works really well to explore some of the most visited Temples in Kyoto and easily reached by bus

The included breakfast was fantastic and set each day off to a good start. I found the staff to be incredibly friendly and received some great tips about where to travel in the area. I'd definitely recommend Kingyoya to all travelers looking for an authentic and social housing experience in Kyoto.

I love staying in traditional Kyoto Machiya houses so this place really appealed to me. Often they can be at the more expensive end of spectrum, but being a guesthouse rather than a fancy ryokan this place was very reasonably priced. I love the traditional architecture and the beautiful garden. The place was full of beautiful touches and details, with the namesake goldfish popping up here and there. The breakfast was wonderful and having tea while sitting next to the garden was a great way to relax. The location has some local gems and small temples and shrines to enjoy. The host also recommended a lovely quiet temple a short bus ride away with a mountain view which I really enjoyed.
It was a little bit dusty in some areas. But the bathrooms and bedding etc were clean. The delux room comes with an outdoor space which is unusual at this price point. Unfortunately the furniture in it is old, a little bit broken and not very comfortable. A big comfy chair or two would be wonderful - a great place to have a beer in the evening or read your guidebook in the morning. Having a bath, renting yukata and a number of other services/amenities cost extra so that’s worth knowing. Also they accepted cash only the day I was there which I only realized at checkout.

A beautifully renovated Japanese style house in a very nice Kyoto neighbourhood. Thee staff was also super friendly and extremely helpful. The japanese-style breakfast is excellent but don't forget tot enroll, it's not always included in your room and preparations are made the day before.
The toilet and shower/bath are only accesible by going outside, which can ben very cold depending on the time of year.

Stairs to go to the bathroom, to go to the bed skip an obstacle that I don’t know why exist.
