About this villa rental
Our villa has everything you need for your holiday in paradise.

The villa (number 472) is located within the St James Club Hotel complex and you get the benefits of the facilities provided by the hotel, such as water sports, tennis, restaurants and bars, room & maid service if required, gym, spa and so on. The royal suites pool and bar are not available to guests who choose NOT to use the St James Club "all inclusive" facility other than that ALL the facilities are available. The villa has 3 double bedrooms each with it's own en-suite & TV, an open plan sitting/dining and kitchen and an outdoor covered seating area. The third bedroom has it's own separate entrance ensuring privacy. The villa has air-conditioning throughout as well as ceiling fans. Upon request we can make each room into a twin and cots are available too, there is a charge of $25.00 per night per single bed to make these changes. Each bedroom has ample storage, TV and a hair-dryer.
The sitting room has very comfortable sofas and chairs and Flat screen TV. The dining area can easily seat 8. The kitchen is fully equipped including refrigerator, cooker & oven, microwave, coffee machine, toaster, blender etc.
The most important bit (!) is the private terrace, with a covered seating area, where you will find large comfortable loungers & chairs and a dining table with sun umbrella, perfect for long lunches and lazy evenings. The terrace leads directly onto the beach and is well screened from the beach and has an outdoor shower. The beach is sandy and large with shady areas, the water is warm, welcoming and safe. There are also a number of freshwater swimming pools within a 3 minute walk with tennis courts on your doorstep. There's everything you need for your sparkling holiday in paradise!
Please note that whilst COVID precautions are in effect, the St James Club are making a charge of US$24.00 per night per villa for additional precaustions
In addition, as of October 2021 the government are imposing a US$3.00-US$5.00 per night per person tax called "Tourism Accommodation Levy" (TAL). The $5.00 rate applies to our villa. This levy is to fund "green" and climate iniatives on the islands.
Both these charges will be added to your departure bill by St James Club. You will also be charged upon departure for the villa cleanup, the cost of this depends on the amount of occupants.

We stayed more than three weeks and had a wonderful time. Check-in and check-out were quick and easy. Before we arrived, we received extensive and helpful informations about the villa and tips on shopping, restaurants, etc. from the landlord. The villa was clean, well equipped and more spacious than expected. Since we kept the kitchen area clean and the rubbish was removed daily, we had absolutely no bug issues. The location of the villa in the club is perfect. The terrace a wonderful place to spend the evenings. We really enjoyed our time and will recommend the villa.

Antigua is a beautiful island but the villa I rented was filthy. Upon arrival I was greeted with roaches, there was half eaten food left in the freezer/ refrigerator and cabinets. The blankets and sheets were stained and dirty. My family and I booked a 7 night stay and we were uncomfortable all 7 nights due to the roach infestation, roaches in the kitchen, bathrooms, rooms, literally everywhere in the villa. Not the tree roaches, but the small roaches. It was so bad, there was a roach crawling in my sons life jacket and we didn’t realize it until we were in our vehicle (embarrassing). Initially the stove/oven did not work, I reached out to the owners and the breaker was off ( shouldn’t be my responsibility to turn on) which fixed the stovetop issue but the oven still was not heating. l was told someone would not be able to look at it until Tuesday or Wednesday and this was Saturday. I was told to use the microwave instead. So we couldn’t cook a full meal the 7 days we were there. We had to make sure our bags stayed zipped up in fear of roaches getting into our luggage. It was TERRIBLE. I have pictures and video but apparently I can’t attach them to this review. For the price payed, my family and I’s experience should have been way better.
FYI There’s an extra cost for towels/linen and toilet paper ( you’re only supplied with one set of towels for a 7 night stay and 1 and a half rolls of toilet paper) There’s an additional resort fee charge per night per person as well as a $90 cleaning fee upon check out, so be prepared to pay additional fees.
At all cost look elsewhere unless you like being attacked by roaches.
The best part is the location of the villa, it’s right off the beach which was a nice view.

The villas location was perfect and only a step to the clean sand. The water was calm, clear and warm. The bedrooms had lots of storage and very comfy beds. We did not use the air con except to cool the room prior to bedtime.
Although payment was to the owner and fees added for VRBO
St. James Club charges a $24 per night resort fee. This has nothing to do with Covid as mentioned in the write up.
The villa has only one set of towels per bedroom provided. To get more you have to order them at $3.00 US per towel (and charged for kitchen towels, hand towels and face cloths etc. ) It would have been nice to have a list in the villa on arrival. Phone calls are 33 cents each and there is a government green initiative fee of $5 per person per day. These fees can add up and although we opted not to have housekeeping services we were charged for these items. It would have been nice to know this in advance. All items are taxable!
The restaurant prices were expensive. A Chinese buffet was $90 US per person. YIKE. Best to rent a car and take advantage of all the amazing restaurants in English Harbour area.

We had a great week. Unfortunately there are various maintenance issues that need addressing. The air conditioning is in need of a serious overhaul particularly in the master bedroom and living area. It was a very hot week and the Villa was quite uncomfortable at times. Several light fittings needed maintenance repair in the annexe bedroom.The towel rail in the annexe was also hanging off. I see these as not the owners issues but poor monitoring by the resort who I presume are contracted out to maintain the property. Whilst we were there the gardeners did a great job of tidying up the foliage around the terrace. It was seriously overdue. There is also a rather broken bedhead propped up against the wall in the living area which I suspect needs to be thrown away. As I say these are not criticisms of the owners who were incredibly helpful at making our stay a good one. The villa is very well equpped. An iron and board being the only useful addition.

Generally we enjoyed our stay at the Villa, but there are some improvements that could be made:
Pros:
- Incredible location right on the beach. Really central within the St James Club property. Easy access to pools, activities, bars/restaurants.
- Julian was very responsive in the build-up to the trip and during.
- Layout of the unit was perfect for a small family with in-laws. The unit was super spacious with a great private back porch. The annexe space is totally separate and does not connect to the rest of the unit (living room/kitchen etc)
- Food within the hotel has really improved and definitely recommend the a-la-carte restaurants.
Cons:
- Generally communication with the hotel was clunky (check-in, arranging maid service etc). It seemed like the resort was really struggling being short-staffed.
- We probably had to remove 10-15 roaches throughout our stay. Appreciate Antigua is a tropical environment but this didn't give us confidence that the unit was totally clean. We ended up not using the kitchen at all and left some lights on at night so the they didn't emerge.
- The outdoor shower barely worked.
- The Main bedroom didn't really have curtains on the large arch window facing the beach. It gets light at around 5/5:30 in Antigua in the summer so the whole family was up with the sun.

Paradise! We visited in March (before the crisis took hold) with our ten year old daughter. It was outstanding—the villa is as-pictured, literally steps from a beautiful, sandy beach dotted with palm trees. The St James is a fabulous, too, a few minutes' stroll and you're within reach of cold drinks & food, all set up elegantly. There is nothing commercial here: you feel quite removed. Julian was incredibly helpful and responsive, lending us helpful ideas for activities and dining off-site—which we took full advantage of! Lots of activities for young people, boats, swimming, boat excursions, paddle boards and loads of things to do uphill at the resort (ping pong, games, pool. activities). Yet. Also elegant and beautiful—very appealing for adults. We look forward to returning when things are more settled in our world. Julian. thank you!

Nous avons passé un magnifique séjour à la villa. Nous sommes une famille avec 4 enfants. La maison est spacieuse et bien équipée au niveau de la cuisine, raquettes de tennis... La plage est littéralement dans la cour. Les enfants ont adoré l’accès à la mer, les installations aquatiques (catamaran, planche), le tennis, billard, ping pong,etc.

This is a great spot on Antigua and on the Saint James Property. Close to everything on the campus with many thi gs to do. Our children loved it. Villa was very spacious and quiet. VRBo needs to advertise it in US dollars on the US website. Very confusing the way it is. Very lucky to have found it... Weather superb...😀🌞🏊🌴🎾

Very nice property, beautiful surroundings, peaceful, free beach activities (windsurf, paddle boards, small boats, volleyball), main (for this property) beach protected from daily wind and another that’s 3min walk away facing East (where wind comes from).
We didn’t realize that one of the three bedroom/bathrooms was completely separate with a separate entrance from the main structure that has two bedrooms/bathrooms, kitchen, living room, and terrace, but we made it work.
We didn’t opt for all-inclusive and we found some excellent restaurants within 15min driving distance, French and Italian.
Zip lining, stingray city and beaches on the west coast were great!
We would definitely stay here again if we came back to the island. Thank you

We got started on the wrong foot with a 7:30 PM check-in. The owner allowed the previous guests a late check out, which resulted in a very late check in for us. When we finally got into the Villa, it was filthy. There was grime on the counters. I contacted the owner again and he scheduled a cleaning, which took place on the 4th day out of our 7 day stay. The Villa needs a THOROUGH cleaning! There were cockroaches under the sink and lots of mosquitoes. We sprayed for bugs and that helped. It was not a comfortable stay for that price. The rooms were big, the beds could use a pillow top. Lots of useless junk in the cabinets and tons of old paperback books. That said, the location was super nice and we were finally able to relax. Being directly on the beach was so nice! All inclusive is a must, the prices at the club are super high if you don’t. The food was decent. The staff was kind. The Island of Antigua is beautiful! We went to Half Moon Bay one day and loved it!
