Perfect location, river access, close to amphitheater and tubing options, 25 min to Gruene. Great patio with fire pit! The tv was hard to figure out but otherwise we had a great time. We enjoyed our stay and recommend this house.

Love the location except for the proximity of the campground next door, which had their main access immediately next door to the house. However we did not have any issues with the neighbors. We prefer a few streets away but we had a pleasant time and enjoyable time including the beautiful and breathtaking view of the river which was stunning. House appears to have had a resident a while ago who smoked not recent but lingering scent.

The location and proximity to river was great.
Really the cons are with the inside of the house. It’s really dated and it doesn’t feel very clean. The beds have these big comforters that I’m not sure get sanitized or cleaned. Mattress was comfortable. Kitchen microwave was broken and fridge magnetic strip was pulling off. Freezer was leaking too. Sink in master bath was clogged. Neighboring tippees were quite loud at night.

We enjoyed our stay. Great location and secluded. Property was nice but when it rained while we were there one of the rooms was leaking. Slightly dated property and not great amount of lighting but good for the price.

Checking in process was a piece of cake. The house has its own charm and loved the trout decor. Inside had a few bugs… outside yard could be cleaned up. I swept the whole area out back because we had a 21 month old with us and didn’t want her putting stuff in her mouth. The back yard view is beautiful. We bbq’d and had a fire pit and did lots of fishing. I would stay again.

The location and views are great. The home not so much. We arrived to find a dirty nasty mop head sitting on the door step. When we entered the home there were dead bugs stuck to the all over the home. They claimed the home was just cleaned that day. There was hair in the showers, the kitchen faucet was falling off and oh boy the cabinets were feeled with roach droppings. The outside of the property could use some cleaning up as well. There was glass and cans along the watets edge, so we didn't even get to enjoy the water which was the reason we booked this property. To spend the type of money we did we expected a much nicer stay. Oh and dont bother trying to complain to management, Cheryl doesn’t care and will basically call you a liar and claim she has pictures from the cleaning crew where the house was clean. Lies Lies Lies. DO NOT RENT THIS PROPERTY OR FROM THIS PROPERTY OWNER

For the most part we enjoy the stay at this cottage.
There are a few things that could improve the stay at this place. We planned to grill in the BBQ gas grill, but we realized that the propane bottle was empty. We ended up re-filling the propane tank to be able to full fill our plan. The sign posted on the Microwave did not make sense in regards "under construction" Kitchen faucet so loose that it almost came loose a couple of times. We are not sure why this has not been fixed. We stay during the work week and it was nice and quiet. Overall we can do this again some other time. After all we want is peace. Love and respect one and other.

We did not stay at the property, the floors where covered in dead insects, especially roaches. The kitchen stunk like something was decaying, which we discovered when we opened one of the cabinets where a mop and other items where stored along with more dead roaches and dead flies. We sent photos and video and asked the management to help locate another property. The management sent this message,"The dead bugs indicate to me that the pest control is working. I understand why you might not want to stay, but we wont be moving you"
We have repeatedly requested a refund , but have been denied.
We have rented VRBO homes all over the US and foreign countries and have never been treated with such disrespect,and dismissive actions by a landlord as we where in this case.

The first impression was the irritating worn-out lock which took numerous attempts to get into the house. Not surprising after reading reviews from previous renters who had the same problem. Surprising that it was still like that.

The view of the river was very peaceful. We would get up early and drink coffee and enjoy all the wildlife. The house was only two or three hundred feet from the river. Great patio with fire pit for evening fires with a glass of made pleasant ending to our day.

The property was okay. Just has a dirty feeling about it. Do not come here expecting peace and quiet. The cabins next door to the right, produced incredible noise into late evenings. There were up to 15 people out on the adjoining dock drinking, arguing and very loud cursing. The houses a ross the river blared incredibly loud music into the late hours. When it did die down, the neighbors house to the left has to external lights that brightly illuminate this property. I guess it's okay if you just want to drink and raise Caine, but there is no peace or quiet.

This property needs work. The front door lock barely functions, sliding door lock doesn't work so a piece of wood has to be used to block it from opening. The return air vent in the hall is filthy.
There was some kind of food running down the inside of the freezer along with a half gallon of Blue Bell someone left. Obviously not cleaned. Both bedroom closets were locked. Filthy floats on back porch. Blinds for the sliding door are broken. Sliding door in bathroom is off the tracks. View is nice, river is beautiful! But, we won't be back.

I have stayed in dozens of rental properties, but this one was the one with a fully stocked, welcoming kitchen: from hot cocoa supplies to bar b que utensils to oven ware. We needed a relaxing time and definitely felt refreshed and recharged after our three day weekend there.

As being recently retired, hubby and I was looking for a property right on the water. Just wanted peace and quiet. This property was perfect. The house was clean and quaint. We spent the majority of our time sitting on the back porch just enjoying the beautiful river. Will most definitely be staying again!

You’re paying for the location on the river, but that’s about it. And we were lucky we came during the off season or having tons of river action would have really distracted from that.
The property is quite dated, and as nearly every review mentions, the keypad on the front door needs replaced. One of the lights in the living room don’t turn on, and the lights in the fireplace/hearth area could only be turned on low or they flickered. Nearly none of the electric plugs could hold the chargers in the wall. And the fridge constantly leaks water at the bottom; we never figured out why! But you have no towels or paper towels to wipe it up.
You get one trash bag, one roll of toilet paper per bathroom and zero paper towels. These seem like basic essentials to have on hand at a rental property. And all the soap seemed to have been watered down, which seems unnecessary.
The porch area is the best part of the house, but like the kitchen table, there’s only two chairs for outdoor table…and one is broken at the top. Not a big deal if you’re not eating outside but there’s really no way to comfortably sit together and eat inside.
We were definitely disappointed in the overall home. It is in need of updates for sure. The best part is the backyard but even so, this property is way way WAY overpriced for what you get, even if you’re on the river.

I booked this for a 4 person bachelorette trip and we had a great time!! The place was clean and accommodating. Hot water was great. The view is beautiful from the back porch. Those rocks in the water are very slippery so be careful. I did not wear swim shoes but my friend did, we both slipped around about the same amount.
I do recommend replacing that front lock, it was sketchy. I recommend staying here!

The stay was over all very nice. The house is quaint and basic but the land is beautiful. Great place on the river, but didn't realize we were right nextdoor to a campground. This made for many neighbors and people in the water right in our backyard. Not too bad, but not as private as we thought it would be. The bed was very comfortable and that is always a plus. Many amenities for cooking and grilling, however all grills need to be replaced. The charcoal grill is completely corroded. The outdoor chairs are cheap and not comfortable. There is also not enough chairs to have multiple seating areas like the backyard allows. You are constantly moving plastic chairs back and forth up the hill of the property. I suggest some more sturdy and better quality chairs. The bathroom amenities such as towels were pretty aged and need to be replaced. I think with these inprovements this place goes from a "B" to an "A".

Relaxing getaway with family. Tubes on the porch. Beautiful property, trees, decks, river, wildlife, river road. Eclectic design features. Bring your own Keurig. We loved Sergios Tacos for breakfast. Close to everything. Had a great time.

Everything you need to getaway and relax!
This was just what we needed! Tucked right into the hillside. Enough space for everyone to spread out but still cozy. Had everything we needed. Dishes, towels, floating tubes, gas and charcoal grill, and a full kitchen including coffee maker. Would be great in the winter too since there is a fireplace. Very clean too! With the River right outside the back door it was relaxing to hang out in the water. Be careful though, there are no rails on the steps to the river. Definitely recommend River shoes. Will be recommending to friends and family.
