The Villa is very well located, good space, we experienced problems with the kitchen appliances, most of the days we didn't had hot water. In the future you should consider a change of cleaned towels during the period.

We travelled as family of 8 adults and 5 children (8, 4, 3, 2 and 4 months). The villa is a beautiful property in a really quiet suburban area. It is 5 minutes walk from the lovely coastline on the peninsula. It is also within walking distance of the car ferry to Setubal so transfer from Lisbon airport is fairly simple.
The pool area and pool are lovely, and the pool itself was a good size and clean. However, the rear of the property including the bbq area could do with a tidy up as it seems a bit tired and so we didn’t spend much time there.
Internally the property is huge. There are 5 good sized double bedrooms and a twin bedroom which is great for children. In the main the property is in good condition, however as with most holiday lets I have experienced it does need some touch ups/work to improve it, such as a fresh lick of paint in places and freshening up a couple of the bathrooms.
The area itself is very quiet, the nearest restaurant is a nice Italian about 15 mins walk away. There is a beach bar around 15 mins walk away also. The mini market has a little cafe attached and there is a cafe round the corner too, but we weren’t too interested in visiting them.
Troia is a really nice little marina with ample cafes and restaurants. It’s around 3.5 miles away.
The only real negative we found was the lack of places to buy food and the cost of food; the mini market over the road had minimal choice. We drove to the supermarket in Troia but again it was limited and expensive. There is a large supermarket in Sutubal which was good and cheaper, but a ferry ride away.
Overall an enjoyable holiday and villa, but a few work ons to improve it further. 4 out of 5 stars in my opinion is fair.

We had a lovely two-week holiday as a family of 8 adults and 4 children in this villa. The area is very quiet and the villa is conveniently located close to beaches and the mini-mart. We thoroughly enjoyed the pool area, although on very hot days the floor tiles outside the house grew very hot and burnt the children's feet.
We requested two baby high chairs and two cots and they were all supplied on time and with all the necessary bedding etc. However, the mattresses in almost all bedrooms, apart from the master bed and single, were very hard and uncomfortable. We also found the living room furniture to be rather uncomfortable and it's glorified pool furniture, placed inside the house.
There are plentiful dining areas both inside and outside and the pool area is very attractive with plenty of sun beds. Overall I would recommend this villa, although the steep drop from the retaining wall in the back garden is rather a worry with small children.
Miguel is the villa manager and he provided excellent service, he cleaned the pool regularly and responded quickly to requests. He was also very considerate in agreeing to adapt our arrival and leaving times and was most helpful.
