About this house rental

Perfect for family gatherings.
- Kingfisher (sleeps 4 & cot), Nightingale (sleeps 4 & cot) and The Nest (sleeps 2) are brand new, adjoining, purpose built holiday cottages located in the heart of Norfolk. Rented together, they can accommodate up to 10 adults.
- Rural location on a small farm, 10 miles west of Norwich, 40 minutes from the Norfolk Broads and within an hour's drive of the North Norfolk Coast.
- Finished to a high standard, two pubs and a bus service in walking distance.
- Guest also have use of indoor heated swimming pool, air conditioned gym, Sauna & Steam Room, a wide range of fitness classes, and outdoor activities including squash and tennis, all just a 5 minute drive away
- Games Room and Laundry Room
-Award winning on site farm shop sells goats milk, cheese and other local produce including honey, eggs, ice cream and seasonal products.
- Onsite kitchen, open seven days a week, selling delicious food.
- Free wifi included

Inside Kingfisher and Nightingale: Entrance leads into large open plan kitchen (fridge freezer, microwave, dishwasher), dining (high chair available on request) and living area (TV), with patio doors leading outside. Separate downstairs WC.
Stairgate can be provided on request.

Both Kingfisher and Nightingale have two ensuite bedrooms upstairs, one king bed (with bath and shower ensuite), and one twin (with shower ensuite). All bedrooms have views over the lawn to the goats, woods and beyond.
A travel cot can be provided (please bring own bed linen for cot). Other bed linen, towels and hairdryer are provided.

The Nest is a first floor apartment (accessed via an internal flight of stairs) with open plan living (TV), dining and kitchen (dishwasher, microwave, fridge with freezer compartment). King size bedroom and spacious ensuite with a large, double ended bath and double shower enclosure.

All three properties are fully double glazed with electric heating and air conditioning.

Outside: Kingfisher and Nightingale have patio doors leading to private outdoor dining areas, each with a picnic bench and garden umbrella. Beyond the dining area is a fully fenced lawn area shared between the three properties.

Off road parking.

No smoking. No naked flames.
Pets permitted in Kingfisher & Nightingale sorry not The Nest. £20 per pet. .

From the moment you arrive you are greeted warmly like old friends! In a wonderfully rural yet close to all amenities location, Kingfisher is simply beautiful, finished to a high standard with the furniture/soft furnishings of impeccable taste. The kitchen is more than well equipped with every item you could possibly need. A wonderful welcome gift including Fielding Cottage goat's cheese awaited! The location is perfect for exploring all that Norfolk has to offer; the attractions of which are numerous. We are a family of 5 with children aged 9yrs, 7yrs & 17 months, this was our second holiday to Norfolk & despite our best efforts we still have not visited all of the family attractions on offer! Kingfisher has very spacious accommodation, a master bedroom with king size bed still leaves plenty of room to borrow a standard cot from Sam, (a treat for our toddler as so more comfortable than a travel cot.) A high chair and stair gate were also loaned to us. An en-suite bathroom with a separate shower cubicle was luxury. The twin bedroom is ideal for siblings or adults to share with its own en-suite shower room. Downstairs is open plan and french doors lead from the dining area to a private patio area complete with picnic table and parasol. A huge bonus to this property is the enormous, fully enclosed, turfed garden which is shared between Kingfisher and the other two rental properties attached. We were blessed with not needing to share it but if we had, it wouldn't have been a problem. This area is ideal for any manner of outdoor games either your own or borrowed from the on-site games room. Our toddler loved being given the freedom to practise his outdoor walking on a safe and soft surface! Our daughter was thrilled to watch the horses being trained in the early evenings in the ménage visible from the cottage/garden. Inside the games room there is a table tennis table, books, games, puzzles and a variety of toys all available to borrow throughout your stay. There is a laundry room if required. Sam and Caroline provide an abundance of local information, (written, verbal & leaflets galore,) & inside knowledge to discount deals. Nothing requested is too much trouble & advice is free! We would not hesitate to recommend a stay with such charming & hospitable owners, literally in the house next door over the fence! Their flexibility for a much needed last minute holiday after a difficult few months was so appreciated. We very much hope to return.
