We had such a wonderful time! The house was filled with light and the views were beautiful. We walked down and cooled off in the Virgin River and loved playing with Henry and Roxy in the mornings. It was like we were back home with our dogs. Great place!

Fantastic property, excellent location for Zion with lots of facilities in easy striking distance. Owners very knowledgeable and helpful. Only wish we could have stayed longer.

Great place to stay when spending time at Zion National Park. Far enough away from the tourist hustle and bustle but still convenient to get to the park in under 20 minutes. Hosts were very nice and helpful with great tips about Zion and the best places to eat in the area. Even let us borrow some water friendly shirts and zip lock bags to help with our hike of the Narrows! Would stay here again.

Best overall internet based rental we have stayed in!
Great hosts including Henry the greeting dog.

We had a wonderful stay at the Rusty Guest House. It was a great location, beautiful views, away from the crowds but close to Zion National Park and other amenities (groceries, restaurants, etc). I loved all the artwork to explore. The house is well furnished and comfortable. Our hosts were lovely and very helpful and generous with local knowledge. We especially enjoyed meeting Henry the pup who accompanied us on a walk along the Virgin River. We would definitely stay again and recommend to anyone planning a visit to the area.

Perfectly located for active travelers seeking more than just Zion canyon. Steve helped us expand our adventures in the area much to our delight. Henry led us around his desert domain. Along the Virgin River.

Property owners are awesome. Great location near Zion. But we also wanted to explore other areas so made a great home base and more convenient than Springdale if you are going places in the area other than Zion.

Beautiful home, great views, cozy space. Steve greeted us and gave a bit of advice on the area.
Convenient drive to Zion and nice to have a little reprieve from the crowds in Springdale. Would stay here again in a heartbeat!

Steve and Deb are your perfect Hosts! Their home is in a beautiful location in a quiet area, so you can relax and enjoy the serenity of the faraway shades of the red cliffs cutting through the horizon, the sunsets and sunrises, and the stars. From the property, you can walk down to the Virgin River which by the way, flows down to Lake Mead, Arizona. The upstair bedroom with plenty of windows provides an exceptional view of the cliffs cutting through the horizon, giving you perfect photos for your Western look. Not to forget Henry the friendly dog that may accompany you on the trail with his tail constantly wagging with happiness just being with you. The house is fully equipped, very comfortable, and cozy. Try to go to Kolob Terrace Rd, not known to the tourists, right on 9, 1/4 mile left from the 700W. It will take you to 2,500 ft and show you another side of Zion, sunsets with the red rocks are amazing, and the prairies with plenty of deers. We stayed there for one week and enjoyed every single day.

We loved our stay and the owners were very nice and helpful. The house location feels very remote but just a short drive to Zion. We enjoyed walking down to the nearby virgin river. The owner’s dog even went with us. The property was very clean. We would stay here again.

Overall good stay. Views are great from property. I would too much furniture at ground floor. I like walking inside home a bit. Also Blanket could have been cleaned and they didn't smell fresh.

The rusty guest house is lovely. Light and airy, with a very relaxing vibe. The view is mesmerizing. It is clean and well appointed. Deb and Steve are excellent hosts. They gave us good recommendations for restaurants, parking and music. We will definitely stay here again.

Loved everything about it. Views were exceptional, close to hikes and restaurants. They are congenial hosts and will even let you walk their dog if you like that kind of thing(I do). Exceptional property and experience.

We loved the rusty guest house. Clean and comfortable with great views. Very close to Zion and LaVerkin. Easy to get to Zion and to Bryce Canyon from here. The hosts were awesome. They gave great tips on travel, parking, local eateries, groceries, sites to see and what to avoid. They live on site, but you wouldn't know they were there most of the time. The guest house is private and detached from the main house. Highly recommended if you are visiting Zion Nat Park.

Loved the proximity to Zion. Easy drive to jump onto the shuttle buses. The location with the River behind the house was super nice, walked down many times to sit and take in the scenery. My 9 year old son loved having Henry, the dog to explore with. Great stay

Love this place! Fantastic 360’ views, trails and river. Easy access to Zion, Bryson, and more ….
Steve and Deb are the best owners we’ve ever had, helpful, and full of tips. We have used VRBO for 15 years. Mom, Dad and teenagers agree, this was the best house, location, trip we could have picked!!

This was a beautiful location with an epic open expanse of a view and mountains out the back porch. We (wife and myself) really didn't stay there a lot except to sleep, but it worked great as a base camp for hiking around Zion. It was also much less costly but with way more amenities and space than anything in Springdale.

The hosts were superb. So quiet and relaxing. The indoor art was astounding, the bed very comfortable, and the views from the windows were spectacular. Highly recommended.

Had a great stay at Steve and Deb's "rustic cottage" in Virgin. Location is convenient to Zion and Steve gave us some great suggestions for back country hikes outside the park and nearby restaurants. The place was clean and comfortable, with an outstanding "back yard" looking over the Utah landscape and fast flowing river nearby. As others have mentioned, Henry the dog was also a great host, who checked on us each morning and kept us company during cocktail hour in the late afternoon. Would highly recommend to a couple or small family visiting Zion.

Zion and the surrounding area is magical. The location of this property put us in the best position to experience it all. The lovely property owners ensured we knew where to shop, eat, and explore away from crowds. The house is in its own beautiful setting (oh, the morning sky through the bedroom windows!) and had everything my family needed for cooking, eating, and relaxing. With one bedroom and a pullout sofa and cot in the living room, sleeping arrangements for our family with 3 teens got a bit tight. However, we were always comfortable. If we are fortunate enough to get back to the area, we will try to stay in this house again.

The Rusty Guest House was a perfect place for our stay in Utah. It's not far from Zion and the surrounding restaurants, shops, and coffee stops. We definitely found some favorites! Steve and Deb are great hosts and Henry, their dog, was always sure to greet us and join us on of hikes around the property/area ... with his parents' permission, of course. We especially loved the hiking availability right out of the backyard. We thoroughly enjoyed our stay and would stay there again if we're ever back in the area!

The owners were delightful along with there dog, the official greeter! Location is beautiful, home very comfortable and we’d definitely stay again. A real gem!

Fun, funky, comfortable house with amazing views and privacy. The hosts were sooo communicative and informative in advance via messaging and phone call, to answer questions about local grocery shopping, about Zion hikes, everything. My teens loved hanging out with canine host Henry. Very functional, well-stocked kitchen. Comfy beds. Great book selection. Handy laundry machine. Great AC. My only tiny suggestions would be -- install more cupboards to store food and vaccuum under the coach cushions :) Otherwise, every member of our family enthusiastically recommends the rusty guest house!

Zion Base Camp
A great place to stay when visiting Zion! The house was on a quiet side street with a few other houses. Not quite a neighborhood, but a few neighbors. Located a short drive from the park entrance, we started our day early and avoided the crowds of people. Definitely recommended.

Best way to celebrate a birthday!
Spent 5 nights at the Rusty Guest House for my sister’s 60th birthday. The location was perfect for our daily visits to Zion & Bryce. And our hosts and “Henry” 🐶 went out of their way to make our stay awesome! Couldn’t have found a better place to celebrate my sister. Short walk to the Virgin River where we chilled & soaked our weary feet in the cold river after beautiful hikes in Zion & Bryce. Thank you, Steve & Deb!

Perfection!
The Rusty Guest House is phenomenal! It's location makes for a great basecamp for exploring Zion and the surrounding area. With Steve's helpful suggestion, we even ventured to Bryce a beautiful 2 hour drive away.
The home is spacious, beautifully decorated, bright and comfortable. Hosts, Steve and Deborah, have truly thought of every detail including a cooler to use during our stay. The neighborhood is so peaceful. Their garden is a wonderful place to relax and watch birds, rabbits and salamanders. There is even a short hike down to the river and if you are lucky, Henry, their dog, will go with you.
This was one of the best VRBO properties we have ever stayed in. Many thanks for sharing it with us, Steve, Deborah and Henry.

Beautiful views!
We had a great experience at Steve and Deb's Vrbo. They were pleasant and quickly responded to any questions that we had. The view out the windows was breathtaking and we enjoyed spending time by the river. It was close proximity to Zion too!

Rusty guest house experience
I can’t say enough about this property. I visited for four nights with my wife and three children, ages 13, 12, 10. The house was perfect for our needs. We hiked Zion and Bryce as well as local hikes, including the one out the back door! Beyond the convenience and immaculate condition of the home, my children adored the two dog hosts, Henry and Jesse. They both happily greeted us at the beginning and end of our day. I never write reviews. The experience my family had here has compelled me to spread the word ,

Gret getaway for a young family
We had a fantastic time staying at this property. The location was a perfect proximity to great outdoor activities (e.g., Zions Red Hills Desert Garden), yet far enough way from the hustle of St. George during Spring Break to be able to enjoy the peace and quiet of the beautiful surroundings. We loved the walk from the back of property down to the river and our kids made it a daily activity. An added benefit was Henry the dog who would join our kids for these walks to the river. The hosts were charming, considerate, and helped to make sure we made the best of the local activities. One our daughters left behind a stuffed toy and they went above and beyond to make sure it made it back to us. Thanks Steve and Deborah for helping our family make great memories!

Perfect Stay for the Zion Area
My family and I stayed here for a few days while visiting some of the national parks. It was a perfect place to catch our breath and just enjoy the area and solitude. Amazing view of Temple Mount, especially at sunset. The stars at night are spectacular. Hearing the Virgin river at night is an indication of how quiet it is. The kids loved the location and access to the river. The biggest hit for them was the free tour guide - Henry the dog. They loved his company! The kitchen is well stocked to cook a meal or two. The bathroom has everything needed. The ability to do a load of laundry or two made it very convenient. The closest grocery store was 10 minutes away. Then to top it all off Steve and Deborah were great hosts! We had a couple asks and they were very accommodating.
We would happily go back and repeat those three nights any time.

Relaxing oasis close to Zion
We truly enjoyed our time at this place. The views of the surrounding mountains are spectacular. There's a strategically placed bench to enjoy a good read or a sunset. Henry, the resident dog was one of the big highlights, as our daughter really bonded with him. Also, the river is only a short walk away. The house itself has excellent views and is nice decorated and very homey. There is also a phenomenal restaurant (Balcony One) just across from the neighborhood. And the main entrance to Zion is only 20 min away. If you're looking for a relaxing place to stay, look no further. Thanks for a wonderful stay Steve and Deb!
