Welcome to our beautiful 4 bedroom, 3 bath home on 2 acres of manicured lawns within the city limits of Dripping Springs. The home features an open living area with an attached sun room, large outdoor patio, and in-ground pool with an outdoor pool house bathroom. Relax and enjoy the outside living space while cooking on one of the charcoal or gas grills. Enjoy watching the birds, deer, rabbits, and other local wildlife that call this place home. The upstairs bedrooms include the master suite with a king-sized bed. A second upstairs bedroom has trundle-style twin beds and a private bathroom. The two large downstairs bedrooms each have a queen-sized bed and share a double vanity bathroom. The kitchen is equipped with the necessary appliances and basic supplies for you to create your own gourmet meals. The home is located minutes away from HEB Grocery and Walgreens. The location is convenient to the area's many wedding venues, wineries, craft breweries, Wimberley attractions, and the Highland Lakes area.

This home was very accommodating for our family who was in town for a wedding. It is an older home and the host had decorated it for Christmas, made us cookies and had coffee and creamer available.

We found the overall experience of staying here for a long wedding weekend to be great. The Kitchen was recently remodeled, the beds are comfortable and the indoor and outdoor seating is conducive to visiting and relaxing. Pennie went out of her way to make sure we were treated with southern hospitality. Would stay here again without hesitation.

The house was great we had such an amazing time and definitely recommend to any wedding party staying in dripping springs! The pool was such a great addition and we had so much fun! And the communication from the property owner was top notch she is such a sweet woman and very helpful and understanding.

We attended a wedding and chose this home based on location, but after entering this beautiful home we were pleasantly surprised how spacious and welcoming this home was. The beds were so comfortable. The property is beautiful as well and enjoying our coffee in the morning with the backyard view was such a treat. Highly recommend

In town for my sons wedding and this place was a great spot to enjoy the weekend with my family. The common areas were open and perfect for hanging out. The backyard is beautiful and even though we were there during a particularly cold and rainy time, we all stayed outside as much as possible, watching the deer grazing. The house is on a dead end road so the property was very quiet. We had all the amenities we needed there and made ample use of the large kitchen. We all enjoyed our stay.

We were a family all adults who attended a wedding nearby. The owner was very nice and the place was wonderful. 4 bedrooms very clean and well kept. Nice backyard and deer roaming on the property. Definitely a 5 star place.

Chose this place because of the pool. The pool was unusable for 3 of the 4 days. Austin had lots of rain 4 days prior to our arrival.. so the PH was high. It had mustard algae all throughout the pool. Her husband tried to clear it up,, but should have all been done before we arrived. She claimed we broke a lock on her washer-not true.. was broken before we arrived. She also claimed we didn't clean up.. again untrue.. we went overboard cleaning the home before we left. She was very rude when we tried to address the pool issue. I wish we had never chosen this place. I am disappointed that we didn't get what we thought we were getting.

We Keep Coming Back
We found this amazing property four years ago and this is our third time staying (missed a year due to Covid) We absolutely love this property. The open layout, comfortable spaces to lounge, great kitchen, amazing bedrooms and the outdoor space is second to none. Having coffee in the morning by the pool and watching the deer come into the property is always a highlight. We are already planning our trip for next year here!

Had fun but needs alot of updating
The owner is so nice and my family did enjoy our time. The house does need alot of updating, especially the upstairs. The carpet upstairs is very old and very stained especially the carpet in the master bathroom. The downstairs area is newer but the shower/tub had dried paint and the shower curtain had yellow stains all on the bottom. The kitchen, living and dining areas are all fine although the laundry room had a very unpleasant smell and I am not sure the source. The best feature of the house is the pool and patio area. We spent our afternoons and evenings swimming, grilling and watching the deer.

Peaceful Retreat
Perfect home for a few days away from the city We enjoyed the pool during the day and watching the deer in the evening. The host provided corn to feed the deer and had bird feeders out to attract many different birds. The location was perfect for visiting vineyards, shops and restaurants.

Easy to relax!
We rented this home just because of its proximity to a wedding venue, but we ended up enjoying the home and property much more than expected. It was easy to spread out and relax in the living room and backyard. If we are in the area again we will definitely look for to stay again.

Dripping Springs Homr
This house was perfect for our family of 7! We were in town for a wedding and the house was located very close to the wedding site, but also very close to town. The kitchen was stocked for anything we could have needed! The pool was lovely ! Our host had left us cookies and candy! A very nice treat!

The kitchen had all the cookware, dishes, etc needed for our group of six adults who cooked daily. Downstairs open concept kitchen/living area excellent for us with plenty of comfortable seating. Outdoor patio had lots of tables and chairs and umbrella for shade and we sat outside most of the weekend. Kitchen pantry had supplies of foil, plastic wrap, paper plates, etc, good spice assortment too! We added a few spices for future guests. Good parking for our three cars.

Excellent Accommodations.
Very nice, spacious home. Unexpected perks made for a special welcome: fresh flowers, chocolates and chocolate chip cookies.
Would happily stay again, if we return to the Austin area.

Nice property and stay
Enjoyed our stay with 4 adults and 3 kids. Communication with the owner was excellent. She made sure we had everything we needed and more. There were nice Christmas decoration touches. The only downside is the property is a little older and the floors creaked. It’s mainly older carpet upstairs even in the master bath. The flooring could use an update but overall an excellent property and stay. Thank you!

Beautiful home!
The home is beautiful and perfect for family time together! Everything was clean and so well stocked for any need. Being able to feed the deer was the big highlight for my grandchildren. The owner is precious and very attentive to making sure your stay is comfortable. Would definitely book this home again!

Great Place and Location
We loved our stay! The house was great, beds were comfortable, very well stocked kitchen with all the spices you could ask for. The pool was wonderful and we enjoyed all the deer. We will be staying here again soon! Pennie is also a wonderful host! :)

Wonderful Owners But Needs Some TLC
Very accommodating property. Layout was perfect. Well stocked. Owners were super pleasant to work with. I did think that it needs some TLC. The house is well worn and upstairs big bath needs doors, and new tile. Shower had mildew and felt slimy. Felt old and dirty. Dishwasher needs to be replaced. Great air conditioning!

Everything you could ever need.
This property was fully equipped with everything a family would need. The owners left no stone unturned. This property had a fully equipped kitchen, pool towels and floats, a crib, highchair, changing station for children still in diapers, toys, games, and the list just goes on. I was so impressed with how fresh and clean the entire house was for our stay. Just perfect, really. A very easy check in, relaxing stay, and no hassle check out. We would love to return to this property in the future.

There is corn available to feed the deer, who know the sound and will come out if you follow the instructions left by the host. Weather didn't allow us to use the pool, but it looked inviting had it not been raining the whole trip. The pool house, complete with a shower and water closet was a nice addition.The inside of the house was as clean as you could ask for! The appliances all seemed brand new, and there was plenty of spices and condiments available for use. Pots, pans, coffee pot, and almost anything else you would need to prepare a meal was there to use.The host Pennie was a pleasure to deal with. She called the day before to make sure we had no questions and offer suggestions on things to do in the area. As one of the bartenders told us during our visit, the town has been nicknamed "Drinking Springs" due to the abundance of watering holes in the area. It was nice to have such a great property to return to after seeing the highlights of the area.

PERFECT
Stayed for a wedding at Camp Lucy with family and young baby. House was absolutely perfect and Pennie the owner was great to communicate with. The house has everything you could possibly need for a weekend and the added bonus for us was there were a tons of baby equipment, a crib, a changing table plus play gyms that we were able to use. The pool is lovely and we swam a couple of times despite pretty wet weather. The house is in a great location for touring the hill country and yet quiet enough to get away from everything and relax when necessary. The back yard is an oasis - we were able to feed the deer each night with corn supplied by Pennie. The house comfortably sleeps 6 adults and a child. Would definitely recommend to anyone wanting to have a visit to the Hill Country which is absolutely lovely.

This property was in a great location making it easy to get to many different venues and restaurants. Was not aware that there was a sunken living room. The sunroom was a great plus.

The layout of the house and the pool were perfect for us. Every thing we needed was there. Location couldn't have been better for Ian's Chapel wedding.Kitchen counter tops and master bath shower could use some updating.

most breath taking family home.
The owner pennie is the most amazing host she went above and beyond! To accommodate our family especially the little ones. The family just loved it. Very Spacious ,lots of table room inside or out for family game nights.We spent a quiet birthday weekend with our family poolside , barbequing and feeding the deers at night ! It was just absolutely amazing the kiddos loved it. Hopefully we're welcomed back in the future Because it's just perfect here.

Thanksgiving Break!
Pennie’s property is absolutely beautiful and spacious! She thought of every imaginable detail in every room that you would ever think of needing. It was super clean inside and out. Our family spent Thanksgiving week until Dripping Springs, which was also very centrally locates to take lots of day trips from. We had a restful break and can not wait to go back.
