The space
This townhouse has it all: fantastic location (quiet, but central to everything!), modern kitchen, 3 full bathrooms (plus a powder room), queen sleeper sofa, washer/dryer, garage parking, and open concept living area. Guests even enjoy a view of Mt. Rainier!
Entering through the front door brings you to the main floor-through living area. This open concept space has a chef's kitchen with granite countertops and stainless steel appliances. This flows directly to the dining area with seating for 6, plus 2 stools at the breakfast counter. The adjacent living area is furnished with a sleeper sofa, DVD, and cable TV. Enjoy a book or a game in front of the gas fireplace. This floor also features a powder room.
Two of your bedrooms are located one level above. One bedroom has a king bed, en suite full bathroom, and (on clear days) a view of the majestic Mt. Rainier. The front facing bedroom also has a king bed. It has its own dedicated full bathroom just outside the bedroom door. Also found on this floor is the full-size washer dryer.
The third bedroom is located on the level below the entry area. This is a small bedroom with big options. It is furnished with a twin-over-full bunk bed. This arrangement makes it perfect for two singles (or kids) to have their own bed, or for a couple to make use of the double bed. Despite being a compact space, this versatile bedroom has an en suite bathroom with shower.
Across from the third bedroom is a one car attached garage.
Guest access
Access to the home is provided without a cumbersome lock box or key exchange. Instead, you will choose a 4 digit code, and and the electronic lock to the home will be programmed work your code for the duration of your stay.
You will have access to the entire home, including garage parking for one car (and plentiful free street parking for additional vehicles).

The neighborhood
This home is central to everything Capitol Hill and Madison Valley have to offer: great restaurants, parks, hiking, supermarkets (directly across the street!), day spas, and more.
We love walking the streets of this neighborhood, and we will gladly suggest fun walks depending on your interests. Stroll to the beach at Madison Park. Walk by multi-million dollar estates. Discover hidden neighborhood gems such as the farmhouse with horses in the yard and the home that doubles as an eclectic art studio and antique truck gallery. Take a walk through the fabled Arboretum to Lake Washington.
Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley ("Little Paris") has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Or opt for Thai, pan-Asian, craft pizza, Tex-Mex or more.
Our home provides easy access to Downtown (Pikes Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.
If all of this touring (and eating) has you tired, pamper yourself with a visit to a day spa or nail salon. There are several of each within a few blocks of home, and we are happy to point you in the right direction.

This home has a maximum sleeping capacity of 9. However, Seattle regulations state that no more than 8 *unrelated* guests are permitted per booking. Groups greater in size than 8 will need to affirm that there are no more than 8 unrelated individuals in the group.
To respect our neighbors, this home may use internal NoiseAware sensors. These devices do not record audio within the home, but will alert Seattle Vacation Home when the volume exceeds a level that threatens neighborhood tranquility. We may also use EXTERIOR security cameras to promote the safety of our guests, neighbors and team members.

So many things were sub-par about our 3 week stay here, it's hard to know where to start. First, it was filthy when we arrived - thankfully, they rectified that by sending a crew who cleaned for 2+ hours. The sofa bed was broken, the pans were gross, the coat rack fell off the wall, the dishwasher required brute strength to open, the basement level bed frame squeaked really loud with each movement (it's a metal bunk bed), the shower head needed replacing and the oven did not work!! Thankfully, the majority of these were addressed and fixed or replaced after a few days. The oven, however, wasn't replaced until 16 days into our 21 day stay. This was the place we reserved for our Christmas holiday. Because we had no functioning oven that meant no Christmas cookies, no birthday cakes (for 2 family members) and most significantly, no Christmas dinner!! I made several attempts to contact the owners by phone but not once did I receive a call back from them. They communicated by text and email and never through the VRBO app. Aside from the townhome itself and the treatment we received from the owners, the neighborhood is LOUD! It would be one thing to just have the street noise associated with 23rd ave., but the parking lot next to the place and the home across the street were magnets for folks to loiter, yell and generally party all night in.
Spare yourself the misery, look elsewhere.
