Enjoy the small town country/rustic feel on the north fork - and everything from fabulous wineries for couple and singles fun to country charm in farm stands with veggie's and pies and fun for the whole family. Our cottage is up on the bluff of a rustic, quiet private community. Cute, “brand new” 2 BR, 1 Bath Cottage on ground floor, Sleeps 4, plus cot.
Full kitchen, one bathroom with shower, Master BR w/queen bed; 2nd BR w/bunk bed. Living room with a/c, flat screen, Cable TV, Wireless Internet, on ground floor.
Small deck to relax in the evening, gas grill, parking. Just minutes from several local farm stands - boasting glorious local fruits and vegetables, Tanger Outlets, 10 mins to Splish Splash Water Park, fine dining and wineries, 5 minutes to ocean beaches, East Wind Day Spa, Steps from Baiting Hollow Club - 18 Hole Golf Course and many local wineries. Come and spend time with the family, get to know our friendly locals. Play on the private beach or just bask in the sun with a book. I want to be very transparent regarding our stay, position and feedback and want to provide a clear understanding of our experience. This VRBO is receiving a rating of 1-2 out of 10, with 10 being high/desirable. While it was clean there are many significant problems with this rental with three primary issues. Had we known an of these three items we would have not stayed. The three primary are:
1) The stench of the couch is totally unacceptable. It smelled like a load of laundry that was left in the washing machine for way too long. This is also the case to a lesser degree with the bed (a dehumidifier needs to be run 100% of the time when humidity rise above 50%)
2) The inability to flush toilet paper is also not acceptable and was not mentioned at the time of booking nor in any of the posts (this is deception from my perspective)
3) The smell coming out of the bathroom….. I have been dealing with a family rental property business by entire life and suspect the owner is dealing with some significant leaking drainpipe issues and possibly leaking under your foundation.
Additionally, here are other issues identified:
- No mattress pad in the master bedroom
- Black mold in the bathroom
- Broken blinds
- Stains on the walls
- Upstairs leaks form the bathroom upstairs staining above the shower
- Poorly installed shower with excessive use of caulk… I suspect water is not draining out of the shower
- Water damage near trip and missing pieces of trim, specifically around the upper

The property was cute and clearly effort was put into the aesthetic Maria was a good communicator and invited us to arrive early and stay late. That said, it really needed a dehumidifier as it smelled musty. They should give you advance notice that toilet paper cannot be flushed. Water pressure was iffy and we were advised not to drink from the tap. Neighbors are right on top of you and it can be loud at night. Beach is narrow, but beautiful. Location is great. We had a nice stay despite quirks, but this place is not for everyone.

This is a small lower level unit nestled within a small cottage community. The unit was clean and ready upon arrival. The kitchen was well stocked with everthing needed to cook as well as a few extra items such as matches etc that are very helpful. Maria was easy to communicate with both via email and in person. When on property Maria is in the unit above this one. There are a few cons that will be helpful to share. The unit smelled like smoke and was very musty. The towels smelled very badly of smoke we had to go buy our own towels. There is no cel service in the area you will need to use WIFI which means you need to stay in the house if you need to work and/or make a call. Your phone will not work at the beach. I own a business and this made this vacation very hard for me as I cannot be out of pocket. There are no extra linens only exactly what is needed so one towel per person and one pillow per person. The freezer must be plugged into a switched outlet as twice we woke up to all our food being melted and ruined including my ice cream birthday cake. There is only one air conditioner so shutting the bedroom doors is not possible which is hard with children. We could hear every step taken upstairs and this was difficult when at 11:30pm the steps continued and our children could not go to sleep. There are not enough places to hang towels both beach and shower. There were only two double hooks but two towels on top of each other do not dry. There is only a couch in the living room so four people cannot sit in the living area. The beach is lovely and Maria kindly offered for us to use her chairs, etc. The finishes in the unit are all new.

Very cute and cozy 2BR blocks from a private beach. The cottage community has friendly neighbors and a gorgeous beach on Long Island Sound. The area is very humid and cell signal is weak but the wifi n the apt is strong.

We had a perfect time in our relaxing family vacation. Maria was the perfect host and made sure everything was as we needed. The apartment was immaculate and comfortable, the rooms were inviting and new. The family neighborhood felt safe and secluded. Perfect location to anybody looking for access to the beaches and New York City.

Pros: Early check in allowed, communicative host, proximity to beach & the cute, rustic neighborhood
Cons: Unfortunately there was a bad ant problem in the bathroom but Maria refunded us $50 for the inconvenience. We overlooked that the unit allows smoking so the place smelled like smoke, including the towels. Even though we booked as three adults, two out of the three beds were not made up and the comforters were thick blankets that we were hesitant to use given material and uncertainty of them being washed. While this usually wouldn't be a problem, we felt a bit uncomfortable given COVID times. While this place is in a great location to explore all of the amazing wineries, restaurants and views of the North Fork, there are some opportunities for improvement. For these reasons, we felt it was not a good value. I also want to mention that there were Trump signs in the yard (and throughout the neighborhood).

Maria's basement apartment was great for a weekend getaway. It's in a small conservative neighborhood a short walk from the beach. We were there on a particularly chilly weekend, so we didn't spend as much time outside as intended, but the views from the beach were lovely and we were within a half hour drive of several wineries and restaurants.

The property is super cute and a fun enviroment in a little community. We thought it was right on the beach but the walk is extremely short. Maria stayed upstairs and was super friendly and welcoming. It was a great getaway for us, perfect little size for us and our pups. (Huge plus that we got to bring them)

Cottage is clean, new, and very close to the beach. Great location if you want to explore the North Fork (vineyards, brewery, farm stands, etc.). We had a great stay!

Cottage is decorated really cute. 3 min walk to the sound. Maria the host was a pleasure to meet and talk to. She was more than accommodating. I took my puppy who had a great time as well. The community is under trees but not a problem having the beach so close. Loved barbequing and hanging on the deck In the evening. I went during a heat wave so it was very hot and humid. There is only AC in the living room but if you leave the bedroom doors open it isn’t an issue. The bedroom with the bunk beds was very stuffy and little musty. Probably could be solved with getting a dehumidifier. Because of the plumbing you can’t flush toilet paper. This was not an Issue for us just want to let others know. I would rent from Maria again.
