SKI SEASON DURING COVID TIMES
Hunter mountain has on the website requirements for prior purchases of tickets and prior reservations so they could limit the number of guests on the mountain to keep everyone safe. So before you book our home for ski season make sure to book your tickets and days on the mountain to avoid disappointment. It is very likely that Windham mountain will be having similar policy.
We now have hosted over 160 groups and have 121 5 star reviews on other websites.
We have motion activated recording surveillance cameras outside and inside the mud room prior to entering the house. The voice recording feature that camera comes with is switched off. You can text us to put it on if you require our help to check in.
This is a vacation home on a quiet street that no one lives in continuously and can attract not invited guests which happened to us before at our other house.
Having a vacation home that is shared with guests involves responsibilities to keep them safe at all times and also we want to protect our property.
The cameras are installed at the following locations for multiple reasons: at driveway, mudd room ( the room where guests leave shoes prior to entering the house) , porch, grill, with firepit and playhouse.
We have hosted ski, cycling, water rafting, family reunions, weddings groups guests, and special needs groups.
Our quaint and intimate chalet style home offers heart stopping views of mountains, quick access to hiking and biking trails, state parks, lakes, organic farms, minutes to shops, restaurants and Windham (2 miles) and Hunter Mountain(7.9 miles) resorts.
You must be 21 years of age to book. We can not host children under 2 years old. Our home is not childproof and is suitable for children over 2 and up, couples, singles and families.
As the daylight fades enjoy making homemade meals in our well equipped kitchen and on the grill while being invigorated by fresh mountain air and listening to the crickets. Have a great conversation over dinner at a farm style table for 12, roast the marshmallows and cozy up in front of the fireplace while sinking into plush velvet arm chairs and sofa and sipping the hot cocoa or a glass of wine. Wake up to the abundance of sunshine and enjoy lazy breakfasts while finishing the puzzle from the night before. Go for a stroll to a coffee shop, visit a local farm, get fresh produce, have a real farm to table picnic on the lawn in front of the house overlooking the mountains. When not sunny, enjoy our comfortable living room with plenty of table games and lots of positive memories to create, read a book about Catskills, have a relaxing nap in a comfortable bed with crispy white sheets and plenty of comforters, wake up and repeat.
The views are particularly striking at sunset when the sun light touches the top of the mountains with the gold shimmer.
If you wake up early in the morning you might catch a glimpse of three deer that like to visit our 1.6 acres property. It always fun to watch squirrels and chipmunks on the porch during the day.
KITCHEN:
Our kitchen is equipped with all sorts of pots and pans, knifes, grilling utensils and matching sets of cups, plates, glasses for groups of 15.
The kitchen cabinets are stocked with spices and condiments, refrigerator always has souces and coffee in the freezer.
We also provide additional sets of tableware and multiple sets of napkins, table place mats and a variety of tablecloths for intimate dinning.
LIVING ROOM:
Our living room is designed for a variety of activities. It features comfortable sofa and armchairs with upholstered ottoman and footstools for additional comfort.
There is a smaller nook with round table for 6 for breakfasts and table games.
There is also a large farm style dining table for 12 with benches and dining chairs.
The long shelving offers Catskills info, table games for all ages and books.
Alexa music system adds the sound background of your choosing.
BEDROOMS:
We change new 100% cotton towels and sheets every three months to keep them fresh and crisp for our guests. All mattresses are posturepedic grade.
SURVELLIANCE CAMERAS:
We have active video surveillance cameras outside the house and in the mud room prior to entering the house.
GRILL:
Our guests are welcome to use the grill. However the propane cost is not included in the base booking price. It is the guests responsibility to refill the propane tank. If they do not refill the tank we charge $40 because we need to pay the cleaning lady to drive somewhere to do so.
It is a true country home next to forest area. We have deer and very rarely when no one is around bears come to the property and other wildlife. That is why it is important that the grill is kept clean and covered at all times. If you use the grill you must clean it and scrap it well before closing. The food remnants attract wildlife that can destroy it.
CLEANING FEE EXPLANATION:
The cleaning fee covers basic cleaning: sweeping, dusting, bathroom cleaning, washing sheets and towels and resetting the beds, vacuum cleaning and washing the floors. All extra cleaning will charged based on amount of additional hours our cleaning specialist has to spend.
DRIVEWAY USE IN WINTER
Please be aware that you need to have a four wheel drive car to be able to come up our driveway when there is a lot of snow. Even if the driveway is plowed and sanded because it is on in-incline the regular car will not be able to come up. You can park at the bottom of the driveway.

We were a group of 12, adults and children. The property is nice and the owners were so insightful and very easy to communicate with. She gave us ideas on what to do and places to go. Anytime I reached out to her I received a response within moments. We had a really great time.

We loved staying at Lyudmyla's home in the Catskills for 2 weeks during the fall foliage season! The place is very nicely situated among many hikes, trails, and scenic views, which were the main attractions for us. And the town of Windham was also a lot of fun, especially the little farm at the country store where you can meet chickens, cats, dogs, piggies, goats, etc. all living in harmony. The home itself is very cozy, warmly decorated, and has all the amenities we could want and more. The yard has many nice seating areas and an apple tree that supplied us with several pies. The property is along a highway, so you will hear some street noise, which did not bother us but may be a concern. Most of all, our stay was very relaxing because of Lyudmyla, who is exceptionally kind, thoughtful and welcoming. She went above and beyond by, for example, giving us ample information about attractions in the area. We hope to be back!

My Dad moved to the area & I wanted a central location with gorgeous views & the feel of a retreat vibe. This Chalet did not disappoint! Amazing décor & consideration to details & the senses. The owner has thought abt everything! Spice sin the cupboard, various scents of shampoos/ conditioner/ body wash/ games galore/ comfy beds/ coffee/ assortment of teas, etc, etc etc! Communication was great from the start. There was even a recommendation for dinner and breakfast that was absolutely DELICIOUS. We were given the option of early check in (which we didn't use) but it was an amazing option. Highly recommended. They own another property that I am very interested for next year's retreat. Good job!

The host of this property has been instrumental in making this trip a success. They have such a friendly, understated way of relating the rules and check-in process. We introduced ourselves and talked a bit about our group's plans. I really liked the location, the amenities, and the great interior decoration, including a beautiful longtable (great for playing all those boardgames on the shelf). The host continued to be helpful in kindly explaining the check-in process, and promptly responding when I had any questions about my stay. The most pleasant surprise about this stay is that it really does look like that. All in all this was a fantastic stay, and I can recommend this as a stay for anyone looking for a quiet, comfortable stay in the Windham Valley.

We had an incredible stay at Ludmyla’s lovely home. It is located in close proximity to Windham Mountain and downtown. The house is as beautiful as the pictures and is very well maintained. We appreciated the organization and attention to detail. This is not your average rental but rather a step above the others. Ludymala was a joy to communicate with, via text. She went above and beyond for us when we needed a little extra driveway clearing after a snow storm. Everyone loved chatting by the fire at night and the teens even completed a puzzle (although wifi worked great.) My favorite part was the crisp, clean white sheets and towels (oh and the supplies in the bathroom). No yard sale left overs because it’s just a rental property at Lyudmyla’s. We can’t thank her enough for her hospitality!

Our stay at Lyudmyla's home in Hensonville was the best way to spend time in the most magnificent area of the Catskills on a family vacation in a comfortable, cozy, clean, well-appointed home. It was so rejuvenating to look out the windows and see the scenic mountains. The property is on a beautiful serene lot, surrounded by lovely trees and bushes. We couldn't get enough of the outdoors and followed the sun around the house throughout the day, using the many seating options on all sides of the house to soak it in. We loved the rustic interior wood doors which made the home an authentic country home. The air conditioning worked great (we came in July) and it wasn't needed most of the time because of the cross ventilation with the many Anderson windows and the fresh mountain air. There are no words to express our appreciation to Lyudmyla for her wonderful hostess-ing and care for our safety and comfort. From yummy smelling towels and crisp sheets to yummy soaps and shampoos and everything in between (plus Alexa!), Lyudmyla took everything into account that we may need or want. You won't want to leave when checkout time comes!

Our group had a great long weekend in the Catskills - the house was cozy and well-stocked with games, pantry essentials, grill/firepit and lots of activities to do around the area (visited some local farms, hiked the Kaaterskills, visited local cafes and the vineyard). Lyudmyla was very communicative and accessible via text and her list of recommendations steered us so well. Couldn't recommend staying here more!

We were looking for a very comfortable home away from home for our family of 4 plus two grandparents for Thanksgiving and we sure found it! The house is both spacious and cozy. We loved the fireplace and had it going the whole time. Everything was beautifully done and well maintained. Easy short drives to many wonderful trails, but a gorgeous view right out the living room window. Very gracious and helpful host who made it the perfect holiday!

We had a wonderful three day stay at this cozy and well stocked house. Cooking was very easy, the beds are super comfortable and the shower and bath are awesome. The living room is full of fun games that were great for our 4 year old and also for the rest of us once he went to sleep. Lyudmyla is one of the best property hosts I have ever communicated with. She is always warm, understanding and ready to help. There is a nearby coffee shop that offers takeout in a very covid-safe way, and the local trail is perfect for a relaxing stroll in nature with all ages. We’ll definitely come back some day!

I stayed for 4 days and 3 nights in this cozy chalet with friends. We enjoyed the property greatly, as well as the beautiful surroundings and Fall colors. The house is well appointed and charmingly designed. All the rooms recieve plenty of daylight, through windows or skylights. Outdoors space is great as well - oqwn having some beers by the fire pit
