The family of 8 adults and 6 children under nine had a great time. Plenty of room for everyone inside and out.
The owner when contacted was always helpful and responded promptly.
Would definitely stay there again.

We had a lovely stay. The house comfortably fitted our group of 13 and was a great spot for us to go exploring in the nearby national parks. A short walk to the Ballandean Tavern for a tasty meal, and also to the general store and coffee shop. The kids also loved playing in the large grounds and on the swings. A very comfortable and relaxing stay.

The house is in a great location to discover the wineries around Ballandean. It is well equipped and on a wintery cold weekend, we were all warm and comfortable. We had a group of 10 adults and enjoyed our stay.

Lovely, comfortable, spacious farmhouse
This property really lived up to the online impression, and indeed, exceeded it. The house was spacious, comfortable, warm and generously equipped - plenty of towels, bedding, glasses, kitchen equipment, everything we needed for a weekend away. The lounge room was fantastic and we spent most of our time there, in front of the open fire. Thank you James and Mary Ann.

Great trip for family and friends
This is the second time we've holidayed at James' Farmhouse. The first time was 9 years ago. It's a great place for a group of family/friends and brilliant for kids. Plenty to do, all within a short distance of the Farmhouse.

Short stay at Ballandean
We were a group of 8 staying at James Farmhouse mid week. We had planned for 3 nights but were cut back to 2 due to extra time being needed to clean because of the pandemic. The house was very suited to our purpose mainly because of the large kitchen and dining table. We experienced some cold weather but the house was warmed by two fires and several oil heaters. Ample firewood was supplied along with an axe.
The house was clean but some of the bedrooms were quite small and the beds only acceptably comfortable. The lounge had plenty of comfortable seating and an efficient wood stove for heating.

Lovely stay, again.
Just had our second stay at this property. Previously, it was during winter and this time summer. Again, a lovely outlook (the scenery and atmosphere completely different in summer).
The gardens are beautiful, the house is simply set out and nicely decorated and being able to see the neighboring vinyards is also a lovely feature of the property.

Perfect for Large Groups
Our group of 12 (6 couples) stayed at James Farmhouse while we were attend the Grazing in the Granite event. We just loved the quirky aspects of this home and it fit our large group perfectly. The location is only a short walk to the post office where the events shuttle bus collection and drop off point was and with Ballandean Hotel only a short 3 min walk meant we didn't even have to cook! I highly recommend staying here, you wont regret it!

James' Farmhouse - you did not disappoint. What a gem!!
We stayed at James' Farmhouse/Rose Cottage for a weekend while celebrating our father's 80th birthday. It was the perfect setting and a weekend we are sure our Dad (and the family) will remember for a while to come. Wine tastings, Jam/Chutney tastings, Cheese/Olive tastings etc - we covered them all.
Our entire family came together from all over Brisbane for the weekend (17 people in total).
There were 15 of us in total in James' Farmhouse (our parents stayed in Rose Cottage). It is spacious with none of us at any one time feeling like we were on top of one another. The sizes of the rooms are more than adequate with separate areas for you to retreat - couple of dining areas, the lounge, front verandah, back porch etc....... Not to mention the glorious views over the vineyards (across the road).
Our only regret was not being able to stay longer............
Maybe next time.

Comfortable and cosy
8 friends - no couples - stayed comfortably in this retro house. Wood fires and electric blankets kept the cold at bay. Just what we were looking for.

Great for a short stay
The home was spacious, quirky and quiet. The perfect setting for a family getaway or holiday.
If you’re planning to stay longer than three nights or with children be advised the property has no LAUNDRY. We stayed for that duration and had two children under 4 and had to sink-wash a number of times.
Besides that it was a lovely holiday and a fun place to stay in.

Fabulous place to get the family together.
A very well equipped farmhouse with lots of space for lots of people. We had 7 adults and 3 children over a 3 day weekend and there was certainly ample space for everyone. Love the fireplaces in the dining room and lounge room. Plenty of entertainment space inside and outside and plenty of places for little ones to explore and walking distance to the local tavern only about 200 metres away. Watching the sun set over the vineyards was pretty spectacular.

Showers did not work properly with only a dribble of water and not hot at that. Not sure how a full house would shower with these facilities! Owner/Manager rude to deal with. Won't be back sorry.
On a positive note - location good and beds and linen very clean.
