This will only add to an incredible hardscape area where you’ll find a selection of kayaks and paddle boards for the adventurous, and a hot tub for the more laid back! Fort Sunset is a wonderful retreat, located lakefront in historic Dandridge, TN and 35-55 minutes drive to Pigeon Forge, Gatlinburg, and the Great Smoky Mountain National Park. This home is year round lakefront with a dock that floats from April through October. Featuring 2100 sq ft of indoor living space and 2300+ sq ft of decks / patios all overlooking the main channel of Douglas Lake, while offering the security of being in a quiet cove. Immaculate landscaping, cobblestone steps to the water, wooden playground in the yard for the kids to enjoy, large patio lakeside with plenty of furnishings.
The home has 1 king and 1 queen bedrooms on the main level with en suite baths and 1 king bedroom lower level with en suite bath. All bedrooms open onto the large decks and patios and offer fantastic views of the lake and sunsets. Large kitchen/dining /den combo opens to the massive screened deck overlooking Douglas Lake as well as both bedrooms having direct access to the screened-in deck. Home is comfortable for up to 3 couples with 2 children as there is plenty of room on the property to get away if needed.
Downstairs features a den with dartboard, TV and DVD player, and movie library. Here you'll find two day beds, comfy lounging chair(makes a bed), and an ottoman that makes a small bed also for additional sleeping space. All this opens to the lower level deck where a gas BBQ grill and extensive seating space to relax.

incredible views .. so nice to wake to such a stunning view.
My Golden Retriever was so taken with the place and so was I .. Deer slept in the wooded area across the street every night .. it was amazing to watch them during our morning walks.. The Views are priceless and the accommodations what exactly what i was looking for ..

We had a wonderful Thanksgiving week at Fort Sunsets. Even with the lower winter water level, there was plenty of lake to enjoy. The house was well stocked with plenty of kitchen items, games, and entertainment for the whole family. We saw deer from the balcony every day and a bald eagle stopped by one afternoon. The whole family enjoyed the week, including our four-legged family member.

Place was awesome! Clean, easy to find, quiet and private even though you are very close to civilization. High speed internet was killer as was the hot tub. We brought a canoe and kayak but the host has plenty of kayaks and paddle boards. Fishing was good, I got 3 small mouth bass and wife got a largemouth. We've been coming to the mountains for 20 years and this was by far the best place we have ever stayed!!!

The beds were very comfortable, and we all enjoyed a few movies down in the movie room. Check in was easy and Jason the host was extremely responsive. Oh, and a hot tub overlooking the sunsets and the lake! We would definitely book again.

Easy to find, excellent view of sunsets, deer playing in area daily, comfortable and relaxing.
Kitchen utensils and supplies were more than plentiful.
My only complaints are the dishwasher was full of clean dishes and had to be unloaded. And the glass table on the porch and the wood table on the lower stone patio were dirty and sticky. And the bath mats need to be washed or replaced.
This was not a big deal but paying for a cleaning fee…I would expect these to be done.

Our stay was pretty much perfect, while there were some troubles with the hot tub that were unfortunate. The owner made it right by offering a more than fair refund. The house as a whole was very comfortable and provided us with well more than we needed.

Great place for a family vacation! Would absolutely stay again. Can't beat the location or the views. Great sunsets and town is only 15 minutes away.
A few reason for 4 stars instead of 5:
1)There was maintenance being done during our stay - at first we were told it would only be a few hours. Ended up being a several hours spread across a few days. Hard to relax at the dock with saws and impact wrenches running most the day.
2) Pretty sure the septic tank was leaking into the yard - not a great smell to have in the back yard.
3) Garbage - not enough storage capacity for garbage for family of 6. Also, you're expected to take the garbage to the county trash location (by the time we found out the location was closed).
All minor issues but would absolutely stay again.

This was a great house for our family vacation. The location on the lake was very nice and the swim dock and kayaks/paddle boards were a great addition. The covered area down by the lake was used in the evenings for relaxing and games and was very nice. We plan on utilizing this home again in the future if available.

We were delighted with the house and its amazing lakefront location. We had planned to go to Pigeon Forge one day, but we were enjoying ourselves too much to leave! The beds were very comfy and the layout offered so many spots to gather as a group. We definitely plan to return next year. Amazing!

We had a wonderful weeklong stay at Jason’s Fort Sunsets. The house was nice and clean with thoughtful, quality furnishings & cute decor! The beds are really comfortable, the kitchen is well stocked and offers a variety of kcups & spices.
The decks and hard scaped backyard are the gems. So much to do with the kayaks, paddle boards, firepit, covered patio and boat dock. We just thoroughly enjoyed our stay. It’s also in a very calm cove that was quiet and has perfect sunset views.
Jason is a phenomenal host with quick response time and clearly cares about his property! We’d definitely stay here again.

This House is a 5 star stay. It was exactly as described, every room was immaculate and well organized. the kitchen had all the main supplies for cooking with lots of board games to play on rainy days. The outside lake area was perfect, especially for hanging out. We used the kayaks as well as the paddleboards (bring extra fins for the paddleboards-there were none). Jason is an awesome host, he answered any of our questions very quickly (within 24 hours).
I would definitely come back!!!

Just a delight from the moment we drove up! The cleanliness of the property and THE VIEWS - my ll goodness! We had three generations and each had their creature comforts all provided in this property! Comfy beds, spacious and open! Kitchen well appointed and the backporch ended up being the 5 Star Hangout for our stay!
We actually rented a pontoon for 24 hours and took it out 3-4 times throughout the weekend to the delight of all -- super easy to dock ! The firepit and hot tub were awesome as well!
We grilled on the lower deck and it was wonderful - had some other friends from the area come for dinner -- easy to find!
Highly recommend for families or couples -- it's perfect!

The location of the house makes for a very peaceful lakeside dream. Awesome sunsets with a spectacular outdoor living area that has so many options that everyone will find a favorite "spot" to relax The house is very clean and the layout worked great for our families needs. Jason is very quick to respond and is very helpful if you have any questions .

We stayed here for our spring break in early April. Two families of 4 stayed along with our dogs. It worked out wonderfully. We spent most of our evenings on the screened porch or on the paver patio by the lake. The setting/scenery was so relaxing and peaceful. I really loved every minute there. We had access to the paddle boards and kayaks which were able to be used even with the lake level being down. The property manger was very responsive with any questions/concerns. The kitchen was well equipped and the furniture was very comfortable. I really loved it and look forward to another visit to the area.
Notes - The Food City in Dandridge does not get good reviews, but we found it to have all that we needed and very pleasant!
The Mexican joint next to Food City was great and had Singo the night we went (so fun).
Dandridge Brewing was cute (very limited menu) and the people were super nice.
Angelos at the Point was super okay, but had live music the night we were there.

This place is amazing. The view is spectacular, and it’s so peaceful and calm and relaxing. Such a great getaway from work, and the property owner Jason is amazing. His commutation was great will definitely be back in the future and will tell friends and family about this place. 10/10 would recommend

Jason is a fantastic host. We visited the area for the first time and we had a super comfortable and relaxing few days. The screened in deck was a great spot for coffee and drinks in the evening. The house has the best sunset views and we took advantage of the sunny deck and hot tub. The house was safe and secure. We didn’t need a thing. We stopped in at a couple local restaurants and felt at home wherever we were. Thanks for a great stay.

First let me say my family and I travel quite a bit and have stayed in multiple homes over the years. Due to this we normally pack extra items ( Trash bags, dish soap, hand soap, kitchen items, etc) this home had everything we needed! Not only was this clean, it had EVERTHING we needed! The home is beautifully decorated and just felt like home. The beds are comfortable as was the seating throughout the home. I also love the fact that we weren’t ontop of our neighbors. The owner is kind and very responsive as well. I can’t thank you enough!!

We absolutely loved the lake house and our kids won’t stop talking about this trip. The house is beautifully decorated and the floor plan is perfect to give 3 families privacy. The grounds are nicely kept and the view is amazing even though the lake had gone down tremendously. During our stay there it filled up very quickly. We would love to come back in the summer to see it in full force. Our pets and kids loved the outside porch and front yard. The kids were excited for the swing set. I would say it needs a little TLC but they were able to use it regardless. The house was very organized and had everything we needed and more. The showers could use an extra scrub as I could still see the soap scum but it was nothing major. We felt right at home and there was ample storage for us. We cooked breakfast and dinner and had everything we needed. The house had a few hills we had to get through and the kids thought it was a rollercoaster. It was a bit further than we thought from Pigeon Forge but it wasn’t a deal breaker for us and we just planned accordingly. Jason is AMAZING. The communication was always like he was glued to the phone lol. We appreciate everything and will keep you in mind for our next vacation to TN.
