The Annes's Island Girl boasts one of the best lots on Pensacola Beach. Located at 1301 Ariola the house faces to the South, Southwest with nothing blocking the great beach view. There is no house in front of the view and the beach access is a county deeded access point which makes going to the beach an easy few steps away. This location and the amenities are perfect for families with kids! Well loved, return guests each year and sell's out for PEAK Pensacola Beach season and Holidays!
The house is best known for it's great surplus of amenities: Game room downstairs with: ping pong, pool table, tiki bar, extra fridge, basketball game, large grill, over 10 bikes, pool toys, beach equipment, and everything needed for you beach vacation.
The house has travertine tile throughout. We offer for you to enjoy a private lagoon-shaped pool, game room and tiki bar, nicely equipped game room with pool table, Ping-Pong, Foosball, etc. as well as bikes, beach chairs, and wagons.
With six bedrooms that include three kings, 4 queen bunk bed room, 2 queen bedrooms upstairs, and king platform bed with two single bunk beds in the loft area. .
Besides having a very large kitchen dining and living area combination on the main level we also have a separate smaller living area and kitchenette upstairs. All rooms have smart TVs.
The main living area has a 60-inch high definition TV. We also have wireless high-speed Internet access.
We recommend this house for busy big families/ multi family gatherings, this house is event friendly, check with management for additional information. The views are spectacular and this house is a great option for Blue Angel events on Pensacola Beach. The multiple wasp nests were a hazard leading to some nasty stings on one of our family. Various small items and some facilities, needed repair or replacement. For example the boogie boards were cracked and unusable, an awning for the pool was completely broken, multiple lawn/patio chairs are broken, a couch had a hole in its backing, the foosball table has no foosball, several floor tiles are badly cracked, and the front steps/deck are overdue for sanding and repainting. There are other items which the other guests would comment about, but I'm not going to solicit those comments.
The management company clearly states that they can't/won't address anything other than emergency items on a weekend, which is of course when almost everyone arrives. They were prompt and their folks were helpful during the week, BUT when its a vacation for over $1000 a day I personally think this is unacceptable.
I wonder if other guests have used this property and simply accepted it "as-is", but like I said, "at over $1000 a day I personally think this is unacceptable." Also some of the items are obviously long-standing, which leads one to surmise that the owners are interesting in making money with little regard to the reputation of the property.
There are nicer, better maintained properties in P'cola Beach and we'll look for those next year.

Loved this house! Our family consisted of our 83 year old parents, our kids and grandkids (7months-7 yrs old), and my husband and me. The setup is perfect so that late night games can be played downstairs while people sleep upstairs without being disturbed by the noise. The location is perfect. The beach is amazing! The only suggestion I have is that a small amount of basic cooking seasonings, a large skillet, and extra blankets be available. We were surprised that there were absolutely no seasonings in the cabinets.
The property management team was phenomenal…quick to respond to questions, and actually sent housekeeping by to bring extra blankets for my parents.

My family and extended family spent a wonderful week here reconnecting with one another and enjoying the quick and easy walk to the beach. The house is angled in the most perfect way so that the wide front porch never has the heat of the direct sun. We enjoyed many mornings there drinking coffee and listening to the waves hit the beach. Many of us had fun in the bonus game room and especially loved how we could be playing pool or ping-pong without disturbing anyone sleeping upstairs. While the house is not the most updated on the beach, that was less important to us than the time we had together and this place was perfect for that.

We stayed a week with extended family, including small kids. Overall the property is nice but not wonderful. The well-worn house makes up for the fantastic location to the beach (just a walk across the street). The property management was very quick to respond to issues.
Pros:
- lots of space
- comfortable beds
- excellent location, walk to beach
- property management quick to communicate
- game room is an added bonus (kind of -the pop a shot didnt work, balls were flat, no foose balls)
Cons:
- we killed a few cockroaches upon arrival
- we had to call maintenance a couple separate times for light bulbs, toilet issues, etc. I’m not sure how often those are checked?
- in the cooler months (Dec) it’s difficult for the pool to stay warm enough to swim even though we paid to heat it
- the house is more worn in than pictures show, still nice but not as grand as it’s made to look

We stayed here with a large family group to celebrate our parent’s 50th anniversary. We really enjoyed the layout with the large open layout family room, kitchen and dining table. Beds were comfortable except for a very squeaky bed in the small room in the loft without a window. We made great use of the pool, porch, grill, basement game room (although foosball table in poor condition) and the beach toys/chairs/wagon. Location was perfect! There were maintenance issues with the pool but management was responsive and corrected this by Monday morning. Overall we greatly enjoyed our stay at Villa Segunda.

Misleading Advertisement: No Hot Tub & Heated Pool is For an Unadvertised Fee
We booked the stay for a bachelorette party in November 2021. The advertisement stated that the property had a hot tub and a heated pool with no stipulations on whether the heating of the pool was an extra fee per day. When we arrived, the pool was heated, but there was no hot tub. The next day, the pool was not heated. We contacted the management company, Gulf Coast Getaways. They reported that the hot tub was struck by lightning and the property owner did not want to replace it. They also reported that the fee to heat the pool was $50/day and that they would not be able to have maintenance come out to heat it because of "traffic." They offered us an extra day on our reservation and to heat the pool on the extra day. We were unable to stay an extra day and asked for a credit to be applied to the reservation. After 5 days, I had not heard from Gulf Coast Getaways and reached out. Their representative, Denise, reported that no credit would be applied. We were very disappointed, as we booked the house so that we could still enjoy the pool and hot tub in cooler weather. We will not book this house again or with any home that utilizes Gulf Coast Getaways as the property manager.

PNS Beach House
Great location! short walk to the beach and gorgeous views. Wagons with chairs, umbrellas, sand toys all provided was awesome. The game area is so fun and if you have little kids who are napping or sleeping upstairs it is a great retreat for rowdy adults. The heated pool is great, the listing did not specify it was a additional charge or that you have to request it. When I asked if it was on they came to put it on and it took about 48 hours to warm up which was frustrating being a chilly in October and not being told we should ha e requested that immediately. But they came very quickly to turn on and that was appreciated.

Mediocre for price
Let’s start with the pros:
- Location is amazing. Very short walk to beach. Close to everything.
- extremely spacious house with lots of things to do like a game room and pool.
- nice decor and furniture, comfy beds
- lots of bunk beds for kids
- lots of beach toys for kids and lots of bikes
Cons:
- no hot tub even though at time of booking it was listed as amenity and no one told us it was not going to be there. No discount offered.
- cleanliness was subpar. Housekeeping left hair from drain on floor next to shower in error, first thing noticed when first person used bathroom. Gross af.
- went to get a cup out of cupboard, for some reason there was a bunch of rice in the cupboard under the cup. Uncooked rice. Very odd. Reported it and they offered to send housekeeping out the next day but that seemed unnecessary so we declined.
- pool was dirty because skimmers were not functioning due to lack of proper maintenance (checking on water levels) Dipnet is full of holes. Had to attempt to dipnet before every swims. Waiting on pool maintenance meant waiting 4 hours (not exaggerating). Pool needs tlc in general, old and cracked
- game room is musty and needs attention
- loft level bedroom to the right smells awful and like must
- general wear and tear is not in line with the photos on the listing. If I’d known, I would not have booked for the price.
- any email communication with the management is sorely lacking- only communicate via text if possible
Will not book property again, but hope they use this feedback to improve as it is a great location and house.

Great family getaway for 82 year old mother’s birthday
Our family of 10 adults stayed for 5 days for our mother/ grandmother’s birthday celebration. The home had plenty of space for group time and plenty of space for everyone to have that little bit of needed privacy. There are a few maintenance issues at the property but k no thing that could not be easily overlooked

Family vacation
We had a wonderful time staying here for a week. The location is perfect, just a walk across the street to the beach., and close to grocery stores and restaurants. The house is well equipped for large gatherings. The pool was a big hit with the little ones, very clean and maintained. There are plenty of chairs, umbrellas and beach toys and bikes to keep everyone happy. Had small issue with an appliance and it was dealt with immediately. Management communication was very easy and any questions were answered promptly. I would highly recommend this house!!

Great view!
This home is great for kids! It has it all! That being said it’s not very well stocked in the kitchen..good but not great. The house is a little more “aged” than it appears in the pictures but the extras and the view made up for that.
The yard has no grass so you can’t use that space. The hot tub had so much bleach that it changed the color of our suits. (I’m sure the property managers would have fixed this had I let them know, they were very attentive)
It’s just not a perfect house. Shutters missing on the front, steps going in were dirty.
All this being said it was the perfect house for our trip with all boys. They absolutely loved the basement and the beach was gorgeous!! There is so much space and perfect for a large party. I just wanted to mention the faults but the positives outweighed the negatives for us! Also tons of beach chairs and bikes were an added bonus!

Amazing Place!
We absolutely loved this place! We stayed with 6 other families! It is perfect location from the beach (1 minute walk to a private beach access). The beach was never crowded while we were there. The house is beautiful! A few of the beds weren’t as comfortable as people were hoping, but everyone loved the house! The pool is so great! The downstairs game room is an awesome addition in case there’s bad weather. The property management team was always quick to respond to any questions I had. Every family truly enjoyed their stay and we are already looking to hook again in the future.

We got this house for my daughter’s wedding for all the family to stay together. It was awesome. The game room down stairs was the main attraction since we all stayed down there most of the time. Great location and very spacious property. Pool was nice but hot tub was empty. Check in process was quick and easy via text. Beach access was very close and the house was stocked was tons of beach toys, chairs, coolers, umbrellas, and cart! Some appliances could have been cleaned better and the kitchen was kind of small. Overall a good property for a large group at the beach!

Great oasis!
Excellent house and location. Lots of room a space for everyone. You can see the ocean from the front porch. The cons were the lower level game room floor that was wet and it smelled terrible on arrival. The lower level refrigerator smelled like rotted fish. The hot tub water was green. We were told that the green color was caused by the shell of the hot tub. Toilet in master bath kept overflowing. Kitchen sink had no garbage disposal.
