We stayed here for 3 nights with our 2 year old. The bedroom area is small and hard to fit a travel crib comfortably but we made it work. The door that separates the bed, bunks and bathroom is very thin so we didn't have as much flexibility to move around once our daughter went to bed. The noise coming from the Tiki Bar next door was so loud we could not sleep until the place closed at 11PM. It was so loud that we could make out every song and the bass was felt in the room. The elevator was not working but we weren't made aware of that until we arrived and the security guard told us. It was a pain to take our luggage up 4 flights of steps.

The unit was not clean upon arrival so we cleaned it ourselves. It was aparent that it had not been cleaned throughly in quite some time. The instructions say to call if cleaning is needed, but when on vacation who has time for that? There was other "hokey" items such as a power outlet half hanging out of the wall, and a bath mirror taped to a door. The unit is in desperate need of a remodel (not a paint over the shower solution, but down to the studs remodel). The balcony had 2 layers of carpet (one that started to blow off on our stay), and felt like it had soft spots in the wood. The pool was good, and access to the beach with gates was nice. The breakers location overall was good, with some dated observances including the walking deck had some rotted wood that broke through.

Our first family vacation with our 1 year old was great! Easy access right to Coligny Plaza and the beach. View from the balcony is gorgeous. There was some bad wind on our trip and we could easily see the beach warning flags from the balcony which was nice. Bedroom was the perfect size - we were able to set up our daughter's pack n play easily every night. Looking forward to rebooking!

Location was great on 3rd floor and away from the pool area. Short walk to beach, nice beach chairs provided. Bikes were a big plus! paths all over the Island made it fun.
Across the street was a small shopping center for groceries, and a few restaurants plus 'tourist' shopping. Convenience, clean and was nice to have a washer/dryer in the condo! Great time!

The Breakers in Hilton Head is located right on the beach. Our unit was clean and ready for us when we arrived. These units are perfect for 2-3 people. Ours came fully equipped. The new elevators are a welcome addition to the building. The security guard, Josh is friendly and takes great pride in his work. The association continuously makes improvements to the property.

This unit was recently renovated and clean. The two bikes included enabled us to explore local attractions using a huge network of bicycle paths. Daily walks on the beach featured dolphins and pelicans fishing the ocean.If you like a firm mattress beware that the bed was soft and uncomfortable. The elevator was out of service for several days. Walking to and from the third floor was a chore especially at check out.

Location is great along with the ocean front view! Thankful for the new elevators to get to the third floor.
The cons: Started with seeing dirty mop when we opened the door…then the black grout that was supposed to be beige, the baseboards filthy, furniture dirty, cabinet handles/fronts dirty! I took my own Clorox wipes and everything I cleaned was grossly filthy ! Some of the electrical reciprocals didn’t even work. Knobs missing on dresser drawers. No communication when I sent 2 messages on Hospitality App. Have numerous pictures to confirm all filth. The grounds have sadly been neglected too, mud/dirt on walkways, weeds overgrown and cement walkway falling apart. This could be an awesome condo unit, but needs some major updating and THOROUGHLY CLEANED!

My wife and I just got back on 9/25/21 from our stay. I waited a few days to think about our stay to give an honest review. We have stayed at the Breakers many times on different floors and different ocean views. So here is our review:
The best reason to stay at the Breakers is the LOCATION. Everything you need is across the street from food to bars to shopping, and of course the oceanfront location with pools. This unit without doubt had the best view of all the units we have stayed in. This unit also has the best TV's (1 large screen in each room) we have had. That is the good. Now for the BAD.
When you first walk in you see a 6 unit chester drawer that is missing knobs (they are in the top drawer but never replaced). Then you go to the bathroom and the toilet seat leans to one sides and the toilet paper rack is so close it actually touches the toilet seat. The shower rack is rusted and needs replaced and the vanity mirror has spots all over it that do not rub off.
The living area is nice but the wall mirrors are also spotted. There is no carpet as the pictures show.
The balcony is the selling point of this unit but the pictures are not realistic. The furniture shown is not there (2 older older zero gravity chairs now) and when you walk out the first step has been replaced and covered over with a make shift piece of carpet.
We are giving this unit an overall 3 because with a little investment by the owner and with the up coming elevator this can be a 4 to 5 star unit.

Ideal location and everything we needed
We had a great vacation at The Breakers unit 309. It was a perfect location, end unit, right on the beach and on the third floor (we don’t mind the stairs). We could hear live music in the evening from the club next door, not too loud, just enough to put you in the vacation mood. The view was amazing, we could look out over the dunes and beach. We often saw a 6 point buck who lived in the dune vegetation, we called him our ‘deer friend’. We also watched pelicans and dolphins right from our balcony. The unit wasn’t the cleanest, but I attribute that to the shortage of employees these days. I loved that it had a washer, dryer and dishwasher. The bunks were not as wide as a standard twin but my teenage daughters had no complaints. We used the microwave, toaster oven, cook top and coffee pot. There is no oven and the kitchen sink is a bar sink, small and deep, so there was a learning curve to try to figure out how to rinse off a plate without getting soaked. The queen bed was very comfortable, but there’s no door between the master and the bunks, so there’s a bit of a privacy issue. The Breakers is located right across from the Coligny Beach shops with tons of shopping, restaurants, entertainment and a Piggly Wiggly. Super convenient! We also loved the two bikes that came with the unit. My husband and I biked 25 miles our first day. The island has bike trail maps posted all over the place. It was much easier to bring 3 bikes from home than to try to attach 5 bikes to the car. We took day trips to Savannah and Charleston and went on a two hour kayak salt marsh tour during our stay. We loved every minute of our week at The Breakers Unit 309! One word of caution, there are stinging nettles jellyfish in Hilton Head when the water is warm, late July and August. Three out of the five of us were stung this week. Not as bad as a bee sting, but the burn lasts for a while and welts up. We saw many swimmers who were stung, especially later in the week.

Good Trip Overall
We love the area of the Breakers and the surroundings. The listing was accurate to the condo. It fit a family of 5 very comfortably. My constructive criticism would be the floors where pretty dirty at arrival while I am understanding filth gets easily tracked in from the beach it was something that easily could have been addressed. Also, the shower could use a good detail clean. We wasn’t able to check in early do the “deep cleaning” but, it didn’t appear as it had been. The view was beautiful from the balcony. I would suggest higher sitting chairs for the balcony so that you don’t have to peek through the railing. Also, if you have a small child or someone who is unable to climb stairs it’s a little bit of a climb. We didn’t have any trouble other than having to carry our 2 year old up and down. All and all we would choose to stay again. Bedroom was beautiful with plenty of storage space to hang clothes, bathroom was an average size , nice laundry area, my kids ages 7 & 5 loved the bunk beds. The living area was a good size and good seating. The kitchen was stocked pretty well and I was able to do some cooking.

Overall it was perfect. Great location, great view. Was able to drink coffee on the balcony and watch dolphins, yoga sessions, lifeguards setting up, and even deer living in the dunes. Our room was not cleaned by 4pm but the amount of people vacationing must be hard on the crew. We just grabbed the car tag out of the room and went to the pool. Our kids never knew anything was wrong.

We are return guest to the Breakers condominiums so we are very familiar with the rentals and location. All the units are the same which is a good thing. What can differentiate one from another is furnishings and cleanliness. This unit was furnished much like all the others we have stayed. The unit was relatively clean except for the shower/tub and I'm not sure it could be cleaned. Otherwise it was a typical stay at The Breakers.

Fantastic location with great view
This is the 2nd year in a row we have stayed at this property. The reason is it's the perfect location (right next to Coligny Beach entrance, restaurants and Piggly Wiggly) and has an amazing view or the ocean. It is on the top corner, so no one above or next to us. Just a couple of things to to help improve this place:
- The balcony has a worn out carpet/covering that needs to be replaced. It just looks so old and ragged.
- There is a kitchen with pots & pans, lots of plates and utensils. So we were ready to cook but the knives are soo dull you cannot even cut bread. If you are going to advertise a kitchen and provide the basics then please have sharp knives.
- Tried a few of the outlets to charge my phone and they either did not work or were loose and my charger would not stay.
- The bathroom needs to be remodeled. It looks dated and the tub is rough and dirty.
- the internet worked on my laptop but not on my phones. Need to provide a better router or enable guest login option on mobile devices where you do not have to open a browser to login.
The location is perfect and the view is amazing. Just need to update a few things to make it an amazing vacation spot.

Great location but unit needed attention. Floors weren't mopped, dusty fixtures, dirty rugs, bed comforter was stained. Wonder if it really is cleaned regularly or just fresh towels and sheet brought in? AC wasn't working, called maintenance and still didn't work. Tiny kitchen and awkward sink, deck floor felt like it would fall in and there was no notice the deck door would lock you out...we found that warning tucked away in a basket and it should be ON the door! Tiny bunk beds only fit for small child. DVD player wouldn't work, due to remote leaking battery. Bikes were very nice addition but couldn't adjust seat because rusted parts.

Great spot, terrible support
This place was super nice. Definitely a little dated, missing knobs and low grade utilities. But the location and the view are absolutely perfect.
The property manager when you can them are great but we didn't know it was something we had to call for. We kept messaging thru VRBO and they NEVER get back to you with the door code or anything.
Overall is say it's a great stay, just wish the property manager had shared those details with us prior to booking.

Clean apartment with perfect location and view
Perfect location and view.
Clean apt. but certain nooks and crannies (such as the ceiling fan) could have been cleaned.
Had to ask where the bicycles were located and how to identify them. Only found one with the 309 breakers address.
The wifi login process was a pain. Only 2 of our 4 devices could go online. Could not use my roku because of the dual level login.
Other than these minor inconveniences the place is perfect

The Breakers
The property was clean, but in major need of updating. The appliances and furniture were old. Several items around the apartment had rust one then, including the shower curtain rings. One of the chairs on the deck was broken.
However, The location is close to shopping and several restaurants which is nice. It is beachfront and the view is great.
If you have a car that is low to the ground please be careful pulling in and out of the entrance. My car scrapped twice so I had to enter and exit the property very slowly. I drive a Camry.
Overall, I rate it as average because I’ve stayed in better and worse properties.

Perfect view!
The property was perfect for our family. The view was amazing, and the location was spot on as well. The maintenance crew responded immediately to any questions we had. The condo was clean upon arrival. Highly recommend. Looking forward to our next vacation here.
