Great location, 15-20 minute walk into Southwold and the beaches, with longer walks along the coast very easy.

Lovely little cottage with its own parking space, located just outside Southwold. Comfortable living areas and nice to have a little outdoor space. The cottage is in the grounds of the owner's house, but still feels quite private.
Although this was clear from the pictures/description, the sloping ceilings in the bedroom and bathroom meant a few bumps and lots of stooping! Similarly the lack of a stand up shower would probably be inconvenient for most, if staying longer than a couple of days. Most of the cottage was clean, but it could do with a bit of a deep clean in some of those areas you only look at when trying to plug in a charger etc, and find gathered hair and dust.

The walls were dirty , holes in some of the walls
Wine glass dirty with lip marks on it.
Gass lighter not working.
Outside light not working.
Stains on the duvet cover and matress .
People wanted to view the cottage while we were staying there, as its up for sale.

great location, tucked away in grounds of a large house. Our greyhound loved the outdoor space. The coach house was warm & cosy at night. it’s a great location in a quiet village, 2 minutes from the local watering hole “The Randolph”. it’s only a 15 minute walk to Southwold Pier
it definitely needs a spruce up. The paintwork is scuffed & splash marked in lots of places . The floorboards upstairs are incredibly squeaky & the enamel bath is marked & dented in places

Great location, cosy and clean
Kitchen utensils could do with renewing. First bag of wood was not providing as advised. It wasn’t a problem really as we were able to buy some locally, although would recommend taking some.

The location was brilliant, a great distance from bustling Southwold, the Coach House was comfortable and had everything we needed for our short stay. I enjoyed taking baths instead of showers for a change making the trip more relaxing.
If we were to choose anything, it would be to mention the very creeky floorboards in the bedroom and the dirty windows on the loft room making it difficult to see outside. Not massive things but worth a mention.

Place is dirty. No cleaning products at place either so went and bought some. Oh and live mice! £66 cleaning charge when booking….joke

Amazing location - literally a 4 minute drive to Reydon Woods and Southwold and a very quiet place to stay.
Really comfortable TV/living area with lots of items and appliances available for use in the kitchen.
Upstairs and downstairs are very spacious, though we are not very tall and even we bumped our heads on the sloped roof upstairs a couple of times. The bedroom had really nice bedding and was very cosy, and despite some of the cleanliness issues downstairs, the bedroom and bathroom felt very clean.
Despite the cons, the pros were sufficient that we would come back here again.
The oven didn't work properly (the grill and hob were fine but the fan oven setting didn't actually heat up), and there is a mini-fridge rather than a full-fridge, which didn't seem quite strong enough for keeping really perishable things like milk.
Things in the kitchen were quite unclean (e.g. lots of greasy marks and smudges on glasses, crumbs on pans in the cupboard, dust and dead spiders in the cupboard) so we had to wash anything before using it; there were also noticeable cobwebs on the walls.
The overall finish of the cottage is quite poor - looks like someone painted it super quickly and it's very messy. There are also lots of marks etc. on the walls.

We knew that and that is part of its charm.

Really lovely weekend at the coach house! Property is really comfortable and cute and in a great location to walk down into Southwold. Really comfy bed and a tranquil setting.
Although not dirty, kitchen could do with a bit of a deep clean but otherwise really well equipped for just 2 people.

Delightful period cottage,very quiet and spacious and yet well located in lovely setting with nice outside seating but not quite self contained if you have a dog. Super comfy bed, good heating and loads of hot water and simple to use TV. Tasteful decor and owners artwork. I loved it.
Instructions for hob, etc could do to be all located in one well organised folder. Needs more coat hangers and some G&T glasses! Throws need washing. French windows need better bolts to be secure.

Brilliant location. Very easy to get into the property. We loved the fire and the logs left for us. The bed was extremely comfy.
There was tea and coffee making facilities but no milk left for us. The bathroom is a bit worn now and needs an update. There needs to be an option of blinds in the bedroom. The very front door is not a secure lock.

Cosy and Relaxing Lovely setting, spacious cottage, dog friendly, good location. Close to Southwold ..great walks and easy access to the beach and woods.
No shower, bigger fridge would be helpful, could do with a new set of kitchen knives, oven needs a professional clean.

Wonderful little house: clean, comfortable and nicely finished. Great place to stay for a couple's trip to the seaside (Southwold beach is about 20 minutes walk down the road), although be aware that the slanted ceilings upstairs are low!

Really lovely and homely. The log fire that was set up for us was a really nice touch and we used this in the evening. About 20 minutes walk from Southwold. Dog friendly too, so our little pup could come! We had a great weekend for my partner’s birthday.
Really enjoyed our stay, didn’t dislike anything. Only improvement could be for some coffee to be left out, but not an issue at all.

very comfortable bed, lovely bath, fireplace homely and cosy. lovely location.
dishwasher didn’t work and some of the pans and cooking utensils were dirty. There was a glass bottle and other rubbish left over by the previous guests. TV was a problem to operate as stuck in demo mode.

The cottage itself was just right good location and comfortable
The property was not clean the bedding and the towels were perfect. The oven and oven tray were dirty. When I picked the oven tray up I got grease over my hand. The toaster was not clean. The walls around the cooker were spattered with oil. The bin in the kitchen (the lid) was dirty also the windows hadn’t been cleaned for goodness knows how long. To be honest it looked as though the property had not been used for a while.

Check in is far too late - we arrived at 5.10 and cleaning had only just been finished so much so the floors were wet.

Very good location, it’s getting a bit tired inside.
The only thing was the kitchen oven dishwasher and pans were very dirty,
We had to clean them before we could use them, I did ring them and they said they were going to get a cleaning company in when we had gone, but we had already done it.

We were assured we’d be told as soon as the cleaning finished, so we could get in. Didn’t happen!!
In summary, it was fine but maybe a bit pricey?
