About this house rental
Luxury 5 Bedroom 3 Bath Oceanfront Home with Oceanfront Patio, 2 Car Garage, and UNOBSTRUCTED VIEWS from both the lower Living Room and 2nd Level Master Bedroom. This home is without a doubt, one of the nicest beachfront rentals in the city of Newport Beach.
Our home includes a Flat screen TV, DVD, WiFi, Propane BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella, etc

The space
This 5 bedroom home has (1) Oversized Master Suite with AMAZING VIEWS, King-sized bed, ensuite bath, and walk-in closet. Also on the upper level, there are (2) regular-sized bedrooms with Queen Beds (one has slight ocean views) and (1) Very Small Kids Room with a single bed. (1) movie room with a futon doubles as the 5th bedroom with a full-sized mattress located on the 1st level
This property has 2 living room areas on the 1st floor. One ocean-facing just outside the kitchen leading out to the patio while the other just outside the move room (5th bedroom) with its own 4 chair dining set and seating area.
LOCATION:
This property is centrally located on 15th Street between the Balboa and Newport Beach piers. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.
For those of you with kids, Balboa Park is just across the street on the bay making this home an ideal location for families.
IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Bedrooms are located on the 2nd floor (excluding the pullout couch in the movie room) a complete set of stairs will be required to access the sleeping area.
- You are provided 2 Parking Spots in the two-car garage. Mid-Sized SUVs and compact cars are recommended.
- Fireplace must not be left unattended while ignited for any reason

No complaints at all with the property rental. Property was as described. Great location, very very well equipped, and very clean. Great check in instructions and perfect comms (we were left alone but with very fast responses to any of our questions). If there was one improvement then the property would benefit from a/c as it did get warm in the evenings but I was aware it didn’t have a/c in advance and there were plenty or portable fans in the house. Will definitely rent in the area and with the agents again.

Not my ideal Newport Comfort Zone
Location was good. However, this property was overpriced and over rated. My family and I will stay at a hotel in the future. The owner needs to update this property and maintain it better. All beds need to be replaced. The master bed is not comfortable and makes noise when you lay on it. Exterior master bedroom door would not close properly. The vents in the bathrooms were filthy and layered with dust. A full wipe down of plants should have been done as they were full of dust. The master bedroom closet was not organized. The rusted fan left in this room was dirty and a complete turn off. The extra blankets were low quality. The appliances in the kitchen were old and rusted. A real turn off. A window would not close properly and was broken in the 2nd bedroom. My son was worried about it. The garage looked very run down and the bikes in the garage were not in good condition. We wish there was more care put into the property. We checked out early.

The location of this property is perfect. Great spot for families with kids. The home is large enough for everyone to spread out and the kitchen was stocked with what was needed to cook meals. The price of the property is too high for the condition it is in. The carpet upstairs was filthy with stains and one of the rooms had wet carpet and a broken window. The pull out couch in the movie room is broke and the mattress had mold. I was given an aerobed in its place. The home has blankets and pillows shoved in every closet and cabinet. There were no extra sheets or pillow cases. There were over 20 decorative pillows in closets and regular bed pillows with yellow stains. There were towels but not enough and they were old. No boogie boards as the pictures show, bikes are rusted. The master bath has a broken screen. Light bulbs all over the house are not working. They need to spend money to update and fix issues if they are going to continue to charge the rates they have.

Perfect location, spacious & clean!
A wonderful beach house! Management is extremely helpful, kind, and responsive. House is ideal for those wanting to run right out to the water, be able to walk to coffee and restaurants, and come back and watch those passing on the boardwalk. Fully stocked with and comfy beds! We will definitely come back!

This should be the only place you rent when looking for a beachfront home. Brandon was amazing and very reachable with any questions we had. We’ll definitely be back!

Great view of boardwalk and beach
We really enjoyed our stay. The home was beautiful and the location provided easy access to the beach and dining options. The boardwalk was very busy on the weekends with foot traffic and bikes. A little busier and more noise than we anticipated, but overall we really enjoyed our stay.

Excellent Quarantine Escape!!
This is a great house right on the boardwalk! Friendly neighbors on both side. The balcony deck off the master was my favorite sitting area with an incredible view of the beach and ocean. Short walk to Newport Pier and just slightly longer to Balboa Pier made for easy access to things without driving. Beaches We’re closed while we were there over the July 4th weekend but our location made it a great stay anyway. The house is clean, furniture needs a little updating/cleaning but nothing beats being right on the sand!

Great place, easy and relaxing trip
Our family of 5 stayed in this great beachfront home. Brandon and the others we dealt with were great. Very responsive and helpful. Ended up replacing some Stained carpet that happened before our arrival. That was nice of them to do & they made it convenient for us. The house itself has a really open, cool layout. We enjoyed the 2nd floor balcony for sunset and the first floor patio all day long. The boardwalk right in front of the house is BUSY! But makes for great people watching and is a unique part of being on the beach in Newport Beach. We rented a Jeep so the two car garage was awesome to be able to store the hardtop along with our rented bikes. The upholstered furniture was a bit stained throughout. Not awful, but we definitely noticed it. The place, however, was very clean when we arrived. The house is in a corner on a quiet (no parking allowed by the house) street which was really great. Overall we had a great week and really enjoyed this home!

Perfect beach location
First time renters. Our usual summer rental is being sold, so we tried a new location. So very hair with that choice.
Beautiful home, modern, updated, super clean & can't beat the location. Quiet area of the beach but still close to all the fun. Few steps right out patio door to sand, in between Newport pier (shops /restaurants /fun) & Balboa pier (shops /restaurant /boardwalk with rides etc)
Truly blessed to have found this location, as we rent every summer in Newport, a short 25 min drive from our home in South OC. We were able to stretch out, no noisy neighbors above or below (unit is a single family two story home right on stand) around the block from kayaking location, across the street from bike rental, attend the corner from little market (all within a 3 min. Walk. If that)...
Brandon, the manager was excellent to work with, super friendly to meet & on to of anything or everything you wanted or needed. House was perfect.
The home includes all linens /towels (for beach & shower) which my daughters accidental took a couple home (we were able to drive right back to Brandon since we live so close) all kitchen utensils, pots & pans. There are two mtn bikes to use in 2 Car garage (rare for a beach rental) 5 break chairs & 4-5 boogie boards... Among other little conveniences & beauty in the house. It's truly perfect & very spacious. Beautifully decorated & it was a very relaxing week.

Spring break
Great house with plenty of room for family dinners. The garage parking was a major bonus to have. Very quiet neighborhood with permanent residence living on both sides, super close. Wish the house had TV’s in the actual living area or bedrooms of the house with watchable channels for my kids at night.

Complete Relaxation on the Oceanfront
Wonderful oceanfront house on Balboa Peninsula. Very clean and comfortable with a tasteful beach ambience. A large and comfortable family room, where many dinners and conversations were enjoyed. All bedrooms where on the second floor, the Master bedroom was huge. Brandon from Tower 17 Properties was very inattentive and quick to responded to any issues or questions. He made our beach stay a delight for sure.
