Good location and 5 minutes walk to the lake

On the positive side, the hotel property is beautiful, or at least you can tell it used to be. It is in need of a facelift. The location on the lake and the scenery surrounding it is gorgeous. And the people who work there are very nice. The pool was as advertised and the wood-fired sauna was neat. Kinda like being a pizza in a brick kiln.
On the other hand, we didn’t see another guest the entire time we were there. I don’t think there were any others. So the vibe was a little creepy. And good luck getting there if you drive. Unless you drive a tuk tuk there’s only one combination of roads wide enough for a car to access the hotel, only it’s not clear at all what roads those are and which direction you are supposed to drive on them. It’s a puzzle where the loser gets stuck in an alley or is left facing a row of honking tuk tuks. Thankfully the town came out on a Sunday afternoon to provide many opinions on how to get my van unstuck. They were in the end helpful, and we got free without a scratch (ok a small one but the rental car company didn’t seem to mind so I’m not counting it).
The other downside was food. We didn’t try the hotel restaurant, because no one else was staying there we didn’t have high hopes for the freshness of the food. But the restaurants in town were not good.
I would recommend staying in San Pedro or San Marcos instead, we got great meals there. And do take the water taxis if you can. Driving around the lake is not for the faint of heart. And it’s not the fastest way to get around.

The Termasca!! It’s included with your room. Basically a natural stone sauna close the lake you can use an hour a day.
The property has large natural areas and a beautiful view of the volcano San Pedro and lake. In the morning it was fantastic to walk to the Lake and just sit in the beauty of the area.
The staff is exceptional as well.
The hotel rooms were clean but very outdated.
Outdated rooms. All the noise from the outside is heard and when people came in late, the hallway amplified the noise. It was hard to sleep. Fans would have helped when the room got warm which is not always since the temperature drops at a night and it was pleasant.But even if the windows opened, it’s too loud.
It’s hard to reach on your own The roads to the town are dangerously curved. Google Maps is absolutely no use sending you the wrong way and to streets where an inexperienced driver can get stuck in the very narrow streets.

Friendly staff, wonderful location, beautiful grounds and most of the food ingredients in their restaurant come directly from the garden.
The base of our bathroom toilet and sink both leaked water and is in need of the seal replacement.

Close to dock with large gardens to enjoy away from traffic. Large room. Very comfortable bed. Helpful and friendly staff. The restaurant is also good and open to non-residents.
The hotel is a bit tired but is being refurbished. It is also currently for sale.

Great sized room. Good pool and access to the lake. Loved the Temezcal / sauna. Gardens were pretty. Staff super helpful and friendly. Didn't eat at restaurant as we preferred to eat out in town, but they were happy to bring us drinks by the pool. Liked staying in Santiago - the whole freak street traveller vibe in San Pedro wasn't for us. We liked being in a proper Mayan town, near market, restaurants, bars, but lovely to come back to island of peace at Tiosh Abaj. Read some of the less complimentary reviews - sure there is a slight air of fading grandeur about the place but for the price it was great.

Everything was fantastic! We loved our stay here, everyone was super nice and made some accomodations for us. The view to lake is fascinating! We used the Temezcal and then jumped right into the lake (Highly recommend you do the same). The food was also amazing, especially the carne asada tacos and the Curry dish.

Breakfast was good, friendly staff, nice room, and beautiful beach. Very close to the market and the church.
Gardens look like abandoned, the atmosphere of the hotel is like: it is pretty but in the old days it was beautiful for sure, no water toys for guests, no bikes, nothing to do, everything is charged separately from your reservation. Ask for a massage at the front desk they were calling me back, never heard anything from them, asked for pool service, waited almost and hour for a margarita and a mojito, never heard anything back from them, reserved the Temascal, somebody else was there and the person on charged of it didn’t know anything about my reservation, It was a tour boat leaving the hotel, so I asked the driver where they were going, just to check if it was something interesting for me, his answer was: you have to pay at the front desk! He didn’t answer my question. Better management and more team work would be nice.

The building is really great but there is a lot of things that are not working anymore like pools, decorative Water Fountains are empty of water this make the place looks really abandoned.
