Location, large bedroom, lovely bathroom
Not being able to book in till 4pm. But not a major problem

Our family room was large and airy, with a large bay window to watch the world go by. It was in a brilliant location, walking distance to pubs and cafes. Only minutes by car into Chester. The hosts were great to chat to, and it was lovely to have tea & coffee facilities and a continental breakfast plus a little table to sit at. Second room we had was smaller but still lovely, clean and comfortable and also included a sofa.

Location
Having booked a Luxury double room (the largest in the property), I was very disappointed to find we had been allocated their smallest room, with a low sloping ceiling, tiny bathroom, and no windows. Told take it or leave it. The owner blamed the mistake on Booking.com, and said he had no larger rooms available. Appalling. Offered paltry discount. If you book this accommodation, make sure you double check the room allocation.

Room was clean and comfortable.
Cleaned each day to a high standard.
Room facilities good apart from the TV channels.
For some reason the TV didn't have BBC or ITV, just some Talk TV that went round in circles.
I meant to ask the owner but only ever remembered when it would have been inconvenient to ask.

Room was very clean and decorated well, noise was at a minimum, beds were very comfy and Pillows were a good size. Wardrobe came with plenty hangars, iron, and a hairdryer which was great. Good sized room! Plenty of options for light(big light, lamp, bedside lamps). Had an option for a TV but we didn't use it.
Water pressure wasn't great in the shower but this could be due to us being on the top floor (Was exceptionally good in the sink however).

Lovely clean and cosy room. Bed super comfortable. location great for sightseeing. Parking.
Hosts were helpful and knowledgeable on local areas, where to eat, travel too, etc.
Obviously, it was a brand new shower but needed finishing or fixing due to water coming out bottom and casing not shut.
Nothing else negative to say at all.

Communication was good. The room was clean and the bed comfortable, if a little on the soft side. It was a 20min walk into the city centre, but there was a good range of local shops round the corner.
The off road parking was tight, but there was plenty of on road parking, although it was a pretty busy road. My bathroom was across the hall, although I knew that in advance. It was clean, if a little dark.

Well equipped and comfortable room, good bathroom with separate shower. Communication with the hosts was very good. The location was very good with only a 5 minute walk to the local amenities in Hoole and 20 minutes walk to the city centre.
I'm being picky here. Although useable, the shower wasn't very powerful. The mattress was a bit too soft, but that's a personal preference.
