The hotel was near, but NOT on the beach. One had to walk to the next street and then 1/2 block to beach.

There had been a fairly shabby remodel. The shower was nice enough but was slippery and not a single grab bar to safely enter or exit. The toilet seat was badly broken, enough so a sit down was rewarded by a butt pinch. Coffee maker in room but one had to go down to office to get ingredients. The coffee maker in ours was broken. There was a safe, but it was on the floor halfway back in the closet! Quite inconvenient.

The mattress had something pointy sticking out of it. The walls were paper thin and could clearly hear everything the people in the room next door said, which is how I knew there was no hot water in the shower. The desk chair was broken and the tv system was impossible to use so could not watch.

Quiet, clean, serene, convenient walk to beach access, has parking so car is safe and secure without having to use it or worry about it, good walking area, close connection to free public Trolley to downtown shops & restaurants and to public bus for distance travel on Pacific Coast Highway. Lovely and thoughtful hosts. Small nice patio area and a beach shower. Wonderful clean well-appointed and nicely furnished rooms and excellent showers. Walking within a 2-mile radius to beach, parks, shopping, dining, art museum, art galleries, and ocean views. They make beach towels available for check-out loan during your stay. Nearby walk to Vista Point for sunset viewing. Rooms have small frig and microwave and coffee/tea maker.

This was fine for me, and indeed I liked it very much, but others may want to know that access to most rooms involves use of an outdoor staircase (no elevator).

Cushions for the outside chairs and chaise lounge chairs were not available; check in was abrupt; denied request for late check out; 'ocean front' is a bit of a misnomer in that there isn't any patio or balcony, so the ocean view is seen from the room only. Overall property needs painting; walkways and steps creak and need attention.

We were attending a function, we did not go to the beach. The owners were very nice and accommodating. .

This is a set of converted apartment buildings. Parking is available under the units. The room was clean and the maintenance staff was helpful in getting us extra hangers. ............................

Our room was supposed to have an ocean view. The view was a telephone pole and large trees through which one could see a few patches of "ocean view." The hotel says it is on the trolley route. It's not. The closest trolley stop requires a walk down the block, then down a steep hill with no sidewalks into a residential neighborhood, then another block to a corner where there is a trolley sign partially obscured by bushes. The hotel also says it is a short walk to the beach. This short walk involves going through the vacant lot next door where there no actual path other than the track people have created. There are parts that are steep or unstable/slippery. The walk to the trolley and the beach may be fine for those who are sure-footed, but for small children, elderly, or those who may be carrying multiple bags/coolers/beach items, etc. it it not a safe choice.

The rooms were 5* spacious, quiet, style, colors, very upscale shower, ocean view, large TV, refrigerator, microwave and coffee maker for use.

Ocean view was minimal. Too far from downtown. Trolley access too far. Too far from restaurants. The street curb appeal was bad. The stairs and walkways need replacing. Cracks, paint chipping, on the exterior.
