Very hip design-focused hotel with lots of nice "bonuses" like a powerful bluetooth speaker in the room, plenty of shelves, racks and hooks, stocked mini-bar, free bike rental, cafe on site, etc. I appreciated the communication via text message (like a normal person...) and the flexibility on check-in time and some other adjustments I had to make to my reservation. Awesome location for driving to Austin-area sights, though it is a bit of a hike to downtown (Uber/Lyft is cheap here, and it's an easy pick-up/drop-off spot).
The pool was nice, but frigid, in April. I don't know if it's unheated or just not turned on, I didn't ask. My room was missing a few of the room service request indicators (magnets to put on the door). I wish the restaurant had opened a little earlier or closed later - never got to try it, and it seems like it would be a cool place to hang out late into the evening. Room prices are a bit high in my opinion, and the additional charge for parking was a bit unexpected, given that the hotel has a dedicated garage.

It has a style and it’s unique. The food in the restaurant was pretty good.
I was shocked to find out that there is no coffee machine in the room. So there is no way to make coffee or tea. Instead, the idea is to go down to the coffee shop and pay a hefty price for a coffee, for instance 4.25$ for a cup of cortado. In the hotel at almost 400$ per night I would expect a coffee machine.
Also, if your room is facing the parking lot, it’s extremely noisy with all kinds of noises from running train to service vehicles early in the morning. We should have been warned about this issue when we checked in.

Pros: one of the best-looking new hotels in Austin: an architectural gem with authentic retro vibes, excellent landscaping staff that continually maintain and water the beautiful landscaping, fun & friendly waiters, free Moet champagne for every guest on every night of stay (4-6 pm at cafe's bar only), well-ventilated outdoor common areas, rooms have balcony for good air circulation, hand sanitizers by elevators, relatively large pool area (dog boarding facility nearby means lots of barking), coffee bar onsite with plenty of indoor and outdoor seating, large restaurant onsite with plenty of indoor and patio seating. Room features guest-controllable HVAC thermostat and well-pressurized shower, spacious bathroom (but tiny sink with faucet too closely-installed so your hands can't fit under). Location is chill Barton Springs neighborhood, short walk to many Austin landmarks - Town Lake, Zilker Park, Barton Springs Pool, even P. Terry's #1 Burger Stand which is just across the street.
Cons: HVAC in room on 24/7 and very noisy (like whirring helicopter) - bring earplugs, Wifi not password protected, hotel imposes an undisclosed, "mandatory" 20% service charge on all food & beverage orders of any size if you charge anything to your room (whether you're in the restaurant, pool, or get room service). Would prefer they explain this in advance as it's nonstandard for both American and overseas hotel guests. Menus also not updated to current pricing - food/beverage bills higher than advertised. Limited parking. You need to bring your own coffee, tea, and mineral water for your hotel room as it only has a minibar, with no price list anywhere. Hotel relies on texting for communications/food ordering - overseas guests should plan accordingly with their data plan.

the location is top. i loved the coffee shop downstairs, if you do a workation it’s perfect be cause you can take a couple of calls or check emails there. the design of the property is so unique, doesn’t feel like a hotel at all. more like an airbnb.
the only downside was the smoking. it seemed like everyone was smoking on their balconies and the smell traveled to my room and made it unbearable. it would happened every night before I hit the bed. at some point it felt like it was coming from the AC above the bed. I’d def recommend adding a designated area for it instead of allowing it at balconies.

The staff were very welcoming and helpful. The hotel is very nice and the decoration very trendy and desert style. We loved our stay there and will definitely come back!

this property was so beautiful and different (in a good way). It was so close to everything (restaurants, zilker park, downtown).
The parking situation. I didn’t like having to pay for parking at a hotel I’m already paying to stay at plus there were very limited spaces.

Breakfast was great, coffee room and and evening bar was great! Liked the pleasantly warm weather if one can call that an amenity!
Ventilation fans inside ceiling of room came pn every hour for fifteen or so minutes. Bearings were noisy and fan sounded like airplane on takeoff. Sleep was hard to comeby. Complaint was made at desk, but maintenance staff never resolved. Room 305. Very bad and sleep in room will require a concerted repair effort!

Beautifully designed hotel, very welcoming and friendly staff. The food and bar were excellent. Room had everything we need for our 3 night stay and lovely little coffee shop downstairs.

Room itself was clean & cozy. Location is great (with the exception of a doggy day are/boarding facility outside my patio). Walking to numerous food/drink places, park, hiking, sculpture garden, restaurant & Cafe also in the Carpenter. Bed was comfortable (but it's really low, so if you're older or have mobility issues it might be challenging). Shower/bathroom were great. Patio is a nice to have as long as it's not overlooking a lot of barking dogs.
The dogs barking at all hours from the doggy boarding facility next door. This considerably devalued the stay for me. Was also charged $20 for an hour early check-in. (A room is available or it's not, why the added cost?)
The fridge is also jam packed with products to buy, leaving no room for your own. Wasn't important to me, but TV channels were limited.

The overall style is so unique snd welcoming. the food delicious and atmosphere inviting. I love all the attention to details throughout the property.
The pool was supposed to be heated at 80 degrees, but it wasn’t and was disappointing for my family members who wanted to swim. The food is delicious but overpriced. Overall, the stay was a bit expensive but I still loved the hotel. I definitely like access to coffee in my room. It isn’t ideal to wait in a 15 minute line for coffee in your pajamas in the lobby.
