We had an amazing time Memorial Day weekend, there's something for everyone of all ages. The floating dock, the pool table, and ping pong tables were big hits. The lake is nice and deep off the dock so jumping in was a blast. The property is bigger inside than it looks in the pictures, and there is a nice big flat yard perfect for relaxing and playing yard games. 2 large picnic tables were great for eating together outside. We were a very large group and had an age range from infants to about 70 years old and we all thoroughly enjoyed ourselves. Plenty of beds to sleep everyone. The canoes and the row boat were perfect for trips out on the beautiful lake. The loon calls and sunrises and sunsets make you feel at peace and connected with nature. Nice fire pit area for circling-up as a family. Overall can't recommend this place enough!

We had 14 people stay here for the weekend and we had a lot of fun! And had plenty of space for everyone, indoors and out! Only 30min or less to Sunday River and the frozen lake was easily accessible to explore. Absolutely recommend!

The place was way better than the pictures even show! So much room for everyone. Made for the best birthday ski weekend. Will definitely be returning next year!

Our Framily had so much fun at this house!! There's so much to do between the pond, pool and ping pong tables, hot tub and more. The property was located within a reasonable distance of everything we wanted to do... skiing, tubing, Snowmobiling and more. Being directly on the pond was great for ice fishing and skating. It's a huge, home that the pictures do not do justice! It's well stocked with anything you need, but bring extra toilet tissue and paper towels as the supply of those was limited and we ran out mid week. I would not recommend washing any white/light laundry as the hard water did stain my lighter clothing that I washed. We would definitely rent this house in the future with our group. We went with a group of 5 families over the winter break to ski and celebrate New Years. The location was just as described and perfect for our group and any communication with the property owner received a prompt reply. We plan to rent this property again and maybe even during the summer, to utilize the beautiful lake. Scott

Well suited for our group. We were concerned it might be a bit far from Sunday River but the drive wasn’t as bad as expected. It checked all the boxes for us from pool and ping pong (always enjoyed by kids and adults) to space for everyone to eat together and a kitchen to do it in. Owners were very accommodating letting us come in early and very communicative during entire process. The lake is beautiful and I have no doubt this is a fantastic place to be in the summer!

This was our second year staying at Richards property and it didn’t disappoint. They redid the kitchen this year and it’s beautiful. Don the on call maintenance guy also went above and beyond to help us tow a snowmobile that broke down on the lake. Would absolutely come back.

This property was fantastic and came with all the fixin's. Richard was responsive and extremely communicative which is extremely appreciated! I would stay here again myself or give this as a recommendation to anyone who asked.

Where would one even start? This place is the bees knees, the cherry on top of the sundae, the icing on top of a cake, the grand finale, etc etc. I’m surprised I’m not still there, I thought for sure the cops would have to be called to remove me from the property. Will be booking in the future. Thank you for creating this place.

The property was very spacious and clean. Only con that I will mention is that the blender was broken so we could not use that and the water pressure for the bathrooms was low. Aside from that our stay was great and we will definitely look to make it a yearly trip here.

We had a great time at Bryant Pond. The house is very spacious and well maintained. Richard was very accessible and communicative. We love it.

This was our group’s third year visiting Richard’s property, and it was just as wonderful as the previous two! So spacious and has everything you need from firewood to toilet paper to big soup pots. Thanks for another awesome weekend Richard!! Can’t wait for next year.

This property is amazing! 4 families with kids ranging from 5-16 and this covered every need and was super fun! We’d definitely like to return someday!!!!

What an awesome time! We were 6 families that included 14 children. There was so much to do at the house that we never left the property. The kids were in and out of the lake all day. The 2 canoes and row boat that came with the house were awesome. We rented a pontoon boat which also was awesome. The owner, Richard gave us spot on suggestions for the pontoon rental, grocery store, bait for fishing, and getting our 12 Maine Lobsters for our cookout! As we all left, we all said that we would definitely come back. Thank you again Richard. The memories are endless!

We stayed here with my extended family to celebrate my moms 88th birthday. The house is so spacious, clean and had everything we needed. Being right on the pond made it even better. Thank you!!!

We loved our time at the "Lake", it was quiet, and extraordinarily beautiful surroundings with the mountains and the sunsets. We will return. We congregated in Maine with family from Florida, New Hampshire, and Vermont for our 50th wedding anniversary with ages from 11-88 and everyone enjoyed themselves, as there was something in the area for all interests and ages. Thank you to our host and caretaker for their quick response to our cry for help with the refrigerator, it was 90+ and was having a bit of trouble catching up to the heat, but that was taken care of within 30 minutes of our call! Only problem was with one washing machine that had a problem with the hard water and rust stains, and the other washer would not drain, but we did not come to wash clothing so it did not phase our stay. A great place for our large family! The lake access is perfect, the lawn is huge, the hot tub is amazing, and the owner is very responsive. Highly recommended!

Loved the big open area on the main floor. This house was perfect for our large group. Very clean and nicely presented house. We had two beautiful days, which is a bonus for November, which we spent outside. Very large lawn. Nice fire pit area! One rainy day where the bar, pool table, ping pong room were really appreciated. We had one issue when the propane ran out ( our fault). The owner has a local property manager. We called him and he was here with propane in 15 minutes! Favorite moment was laying in hot tub staring at the stars! One fee was easy, the owner doesn't nickel and dime you on fees and provides everything. We hope to come back!

We were a group of 20 friends that rented this property for skiing at Sunday River over the New Year’s holiday week. We had such a wonderful time and the house was a perfect fit for our group! Some highlights: -Richard is a responsive and friendly owner -The property manager was readily available as well -Clean and well maintained house -Large common space upstairs and downstairs -Lots of space for people to cook and eat -Wonderful entertainment space downstairs (with ping pong and pool tables) -Spacious bedroom and lots of beds (can truly sleep 26 people if needed) -Plenty of linens and towels provided -Very well equipped kitchen and a great outdoor grill -Nice and clean hot tub We had some water issues during our stay due to a glitch in the water filtration system that caused a minor flood- thankfully the property manager was extremely responsive and it was very quickly and professionally resolved. It did cause some discoloration/sediment in the tap water but it was only for a day. I think this is something that will likely be permanently fixed and it did not negatively impact our overall stay. As for proximity to Sunday River, it is a good 20 minute drive to the mountain but that is something our group was okay with. The grocery store was only a 10 minute drive and there is a gas station within walking distance for basics. I would 100% rent this property again if my group chooses Sunday River for skiing next year. It also looks like it is really wonderful in the summer as well because it is right on the lake. It was a beautiful (and frozen) view for us!
