The location was excellent and the home was perfect. Just what you would hope for in an open air home on the beach with incredible sunrises and view of the water every morning! Convenient to walk to any store, restaurant or bar the small town has to offer. Can enjoy hearing some evening music from local outdoor areas, but not too loud. In comparison to Santa Teresa, Montezuma was a great quiet, less crowded beach and town to stay--glad we made this choice. Highly recommend it!

Ivan’s house is exactly as described, little piece of heaven right in beach. In the middle of montezuma town. It’s hot in montezuma but the air conditioning worked wonderful. The sunsets and nearby restaurants were great.

My friends and I had a great time at Ivan's place and in Montezuma. Waking up to the waves and a wonderful beach view every day was amazing. Ivan was very helpful and overall a great host. We used his tour company Zuma Tours, a couple of times for a boat trip and ziplining. The Zuma Tour staff were all very nice people and provided a great experience. The house is right in town so mornings tend to be somewhat noisy, but having such close access to town and the beach made it worth it for us.

We wanted a beach house. That is exactly what we got. The house is very open and right next to the beach ( could walk barefoot to the ocean). It is rustic but very clean. AC in bedrooms was good except the upstairs bedroom struggled a bit with 118 degree heat index days. Owners were very responsive. If we ever return, we will certainly try to reserve this property again. It was relaxing, close to great restaurants, reasonable kitchen for cooking our own breakfasts and the beautiful beach was never crowded. Like I said, for what we were looking for it was perfect.

Spending holiday only a few meters from the water on a wonderful beach in a beautiful house. The host is caring and we can really recommend this place for everyone who loves the sea and the beach.

Beautiful home right on the beach right next to Montezuma down town. We had a wonderful stay here waking up to the beach front seeing the sunrise and swimming in the amazingly warm Pacific Ocean. The host was great and we even got to meet Ivan. Thank you for our amazing stay in Montezuma at Ivan’s house!!

From the moment we booked this place we knew it would be great! The hosts were very communicative, kind and so helpful! This home had everything we needed and more! The location of this home was amazing and we enjoyed being right on the beach! We will definitely be back!

Francesca was great to work with, she started the stay the day before with a pin to tell us the exact location, she was there to greet us and show us the house, she set us up with the tortuga island tour. We fell in love with the house and the location. The owners were very responsive should we need anything. The location can’t be beat. Right downtown and right on the beach. We can’t wait to come back!

We loved our stay at Ivan's place! The house is steps from the ocean and the beach out front is a beautiful and lively scene. The house is walking distance from several other beaches where we saw capuchin monkeys swinging through the palms. There are some great restaurants very nearby where you can sip a cocktail and enjoy the panoramic views of the ocean.

What a perfect little place. Right near all the action but with tons of privacy. Can’t wait to return.

The location is amazing. 1 minute walk from corner store / grocery store (has absolutely everything you may need (food, drink, sunscreen, etc) and all of the restaurants. The proximity to thr beach was the best.we found the water to be best in the morning (less waves and most blue /transparent). Can walk easily to the water falls (we did the trick with 3 young kids). Francesca was very helpful and easy to contact via whats app. Lots of backpackers because of hotels around (not a bad thing) and lots of young families. Overall we were extremely happy with our stay.

We had such a great time. The house is right on the beach and right next to the Montevuma's downtown area. We were actually more impressed with the house after we arrived. This house is amazing and unique and close to many of the local attractions. We loved this area because it is not a big tourist spot. We would love to come back sometime into he future to stay.

The house is very cute. Bedrooms with air conditioning are comfortable, very nice updated bathrooms. Located right in the heart of the town. Kitchen was good though everything needed to be washed before use. Lots of tiny bugs on the counter. Open all the doors and shutters for a glorious breeze through the house in the morning and into the day. Beautiful ocean view and sounds. We lived sitting on the deck watching the waves and wildlife. Unfortunately there are no screens, so leaving the house open in the evening brings in lots of bugs. LOTS! Also, because it is located next to a youth hostel and across the beach from a bar and town square, it becomes very noisy at night and into the early morning hours. The constant pot smoke and noise were unpleasant. No way possible to fall asleep to the sounds of the ocean because you must close all the windows and doors and cab all hear the music. Early in the morning, 6am the workers at the tour business attached to the house begin to prep for the day which is also very noisy. We were woken up every day just after sunrise by lots of banging and loud voices. By 8am the tour busses arrive and the idling busses filled one bedroom with terrible fumes. Most of this is not the owners fault, but this was not the quiet, relaxing place we had hoped for. Now.... if you are into late nights at the bar and are a deep sleeper, this is the perfect place as you. Big enough for a large family or group of party people. Overall we were satisfied with what was provided and despite some issues with plumbing, they were very responsive.

Great situation,just on the beach. Having said that, the resort is mainly poulated by backpackers. Restaurants are by enlarge simple and unsofisticated. If you share the house with friends or family,it's ery peasant to spend the evenings in the garden overlooking the beach ! Francesca is a great host ,with lots of useful info and tips.

Lovely place to stay right on the beach. People were friendly and lots to do within walking distance. Cocolores restaurant was fabulous!

The house is perfect and accurately represented on the site. Restaurants and grocery are within easy walking distance. I actually walk out the door onto the beach, turn left, and you’re there at the restaurants and shopping. Ivan is a wonderful host and I cannot wait to come back here again!

2nd time staying at Ivan’s house. Last time was 11 years ago. Nice updated bathrooms. Same perfect location, ambiance and comfort. The host Ivan is incredibly nice, friendly and helpful. Zuma Tours is right there and can literally help with anything. Needed to buy a 2nd drone and zuma tours was able to get it to us the next morning from San Jose. Grocery shopping a Very short walk. Amazing seafood across the road.. they will deliver to Ivan’s house. Looking forward to coming back very soon.

This is an actual home, lovingly maintained and taken care of, and not the usual vacation rental one expects to find. It is equipped with everything any family would require. Marco and Marlene and their daughter Leticia are available for assistance if needed, while providing a safe, private one of a kind get away. This is our go to place when we are in LaFortuna.

My husband and 4 daughters (16-27) stayed at this house for 15 days. We had a wonderful time except for a break-in in the middle of the night by a strange man who actually entered the house and opened the door to my daughters' room. They screamed and the man fled. I contacted the manager, Javier and asked him to review the video from the backyard cameras. Javier and the owner Ivan, rather than express dismay and ask if the girls were alright, proceeded to blame us for this terrifying experience! It was our fault for "partying" with the "locals". The "locals" were the 2 young men they referred us to for surfing lessons. As proof, they sent pics of us sitting on the back deck with them. It was supremely disconcerting to be sent pictures of my family eating and drinking on the outside deck as proof that we were somehow responsible for the break in. Additionally, the locks on the doors were simple slide locks that were rusted and old and barely functional. The locks on the inside doors did not work - we tried to use them when we first arrived and none of the keys or locks worked. We had been told that it was safe and we didn't need to worry about security. The back door was unlocked that night but sealed tight and all the other doors were closed and locked. The man entered the gated backyard, checked the doors to find an unlocked one, entered and then checked the bedrooms!! We reported the incident to the police despite Javier's strange insistence that we shouldn't get the police involved. There is obviously so much more to this story, but bottom line is, we experienced a rather traumatic break in and the owner and property manager blamed us for the incident!! Bottom line, this house rental seems to have rules such as you can't "party" on the patio of the beach house (i.e. drink beer with your family) or fraternize with the "locals" (the 2 surf instructors who they referred and who my daughters made friends with). Also, if there is a crime, they prefer that you don't report it to the local police. We are a family, not a bachelor party or college kids on spring break. Our family vacation could hardly be considered wild partying. I am sure Ivan and Javier will reply to this review with denials and lies, but of course, they have a strong incentive to do so. Finally, if you do rent this house, I would exercise caution on the beach. There was a strong rip tide and two people drowned while we were there - one right there on the beach.

Ivan’s house was very comfortable and relaxing. Can’t beat the location. So close to restaurants and shops. We also booked the Tortuga Island excursion with Zuma tours which was great. Just had to walk out our front gate to meet the boat.

We had a great time with At Ivan’s house, he and Julia went above and beyond for our stay! They made us truly feel like family and insiders so we could get the best of Montezuma. The house is great, the new Bathrooms are beautiful, and the view out the back is spectacular! I highly recommend going to Ivan’s house in Montezuma!

We are 3 couples who rented Ivan's house for a 4 night stay. We all whole-heartedly can recommend this for a vacation destination. The house was wonderful as are the owners. Francesca and Ivan went above and beyond to help ensure that we had a wonderful stay. I can't wait until we go back!

Ivan’s house is right on the beach!!! Water is +27 C year round! We stayed in Montezuma for 8 days and loved it! Ivan’s house is truly home away from home:). We loved covered patio and hammocks. Didn’t really spend time in the house except for sleeping. Air conditioners are in all bedrooms which made sleep very comfortable. Kitchen has everything you’ll need if you decide to cook. House is very close to everything. Supermarket may be 2 minutes away by foot. Restaurants are all great and just minutes away!!! Seafood is delicious! We stayed during rainy season and it was raining for couple of days but it didn’t affect our vacation . We discovered yoga classes and massage place (right across the street from BBQ restaurant) and took ATV TOUR ( zumatours) as well. We loved ATV Tour so much so we booked second one:) Great thing is that Zumba Tours can customize tour for you . Also we created little shell garden from shells we collected on the beach. Waterfall is just 10 minutes walking distance. We loved Ivan’s house and location and all friendly people of Montezuma. When we leaving people stop by to say goodbye. We will definitely be back:) Thank you Ivan for feeling so welcome in your home!
