Couple 49-55 stayed Christmas Holiday week. This was my 2nd time visiting Greg’s unit, my 1st was a solo trip, this trip I had a partner. The unit is perfectly set-up for two, we had everything we needed to cook, beach outings and amenities. This spot is amazing, wake up to waves, beach & coffee on the balcony, just soaking it in, few folks for morning walks, once in awhile someone fishing (yes there are some fish out there), and sun rising up over the horizon (bright but perfect). Evenings on the balcony just as great, both start and end to the day is absolute joy from this spot. 1.Beach access could not be better, just walk down two flights of stairs from your 2nd floor unit and maybe 15 steps to the beach 2.Beach waves were great this trip, not too rough and a few times very calm and just float around on back or some floatation device, can walk 60 yds into ocean 3.Beach seaweed was non-existent in my 2nd trip, not on beach or in water, which made this trip even better, I am splitting hairs now because first visit was pretty special as well 4.Unit location is on the southern end of the beach and in last building along this stretch of sand, which I believe the best location, out of the way from the other buildings and access to Plaza can be reached easily with a short walk down the beach and up a couple side streets, walking to shops and dining, how can you complain Palmas del Mar, double gated community, very safe, Beach Village where this unit is located is IMO best

Location, location, location . . . wonderful property, and just as listed. Was also nice having the pool almost exclusively to ourselves. Very much enjoyed our stay!

The title says it all. Just a really comfortable, place to stay. Gorgeous view, nice ammenities, and clean as could be. We enjoy the pool, too. Thanks again to Greg for providing such a nice rental experience.

The property was just as advertised with an amazing view and perfectly clean condo. We had everything we needed, including beach towels/chairs, ice chest and all kitchen supplies that we could have possibly wanted. We did three tours out of Fajardo and it took us about 40 minutes to get there so the location was perfect for us. It was about one hour from San Juan which is what we wanted…close but not in the thick of the crowd. We are grateful for a wonderful stay.

Our second time here. Perfect for a couple. Right on the beach, walking distance to shopping and dining.

The condo was great and equipped with everything we needed. Gorgeous view of the ocean from the balcony! Palmas is a great area with so much to do and so many good places to eat. Highly recommend!

The place was perfectly located and right on the water as advertised. Modern, new amenities and all one needs to stay. Very clean and updated, which is always nice! Hope to return for another great getaway!

The property was very nicely decorated and clean. There was no coffee but there were filters and a few condiments in the refrigerator. Since we didn't intend to cook much this wasn't an issue and we picked up coffee at the little market nearby. The welcome book is very well done and informative. I didn't need to contact our host at all while there which is a plus. Our only issues were the bathtub was slippery and the water pressure could have been better but I'm guessing that is an issue all over the island. I did let the host know and he said he would add a bath mat. Overall a very nice stay with a really lovely view and easy access to the beach.

Property was just as described. Great location, right on the beach. Bed was firm, but comfortable. Contacted Greg twice, response was quick. He was kind enough to let us leave our bags in the condo for a couple hours after checkout, until our shuttle came. Resort area was very nice, lots of paths to walk, and several restaurants. I recommend renting a car to wander the rest of the island - lots of things to see, restaurants visit. Puerto Rico is an interesting island, amazing topography.

Greg's place is well maintained, well stocked, and has awesome views. The condo had everything we needed, and was close to the beach and pool.

Palmas del Mar is an excellent place to stay, it is safe and quiet as well as being a beautiful place. this is my second time in this apt. I'm lovin 'it!!!

The condominium was as advertised: clean, comfortable and beautifully appointed. We enjoyed cooking meals in the beautiful kitchen overlooking the views of the beach and Vieques island in the distance. The most memorable were waking up early and watching the sunrise from the balcony, while enjoying the first cup of morning coffee; and driving our golf cart around the beautiful grounds of Palmas Del Mar and driving to the nearby restaurants. We are already planning a return trip! Thank you Greg for making your beautiful condo available to us!

Amazing stay! Greg is very responsive! His place is very very nice, brand new and the view is gorgeous! He has all of the amenities I was looking for. I would refer and consider staying there again! 😊😊

This was our second visit to 102 Beach Village and it was just as wonderful as the first time. Great condo, with nice furnishings, comfy bed and best of all was the stunning view. We loved sitting on the balcony, listening to the waves and the serenading Coqui, drinking in the full moon, and its brilliant light shimmering on the ocean. Thank you Greg for providing such a great place to vacation.

Love the neighborhood. A short walk to the pool, the beach, and restaurants. It was a lovely week.

This unit was quite nice Great view A/c in master needs addressing condenser drips and wall needs repair Had to buy new beach umbrella but owned reimbursed us some amenities were not stocked Beach area seaweed needs to be cleaned up at least by walkway to enter water Golf course was under water for the week so we had to travel elsewhere to play not a problem for us! Washer and dryer in unit were great and all kitchen amenities well thought out Property restaurants were excellent!

We have stayed at this property numerous times and think of it as a Home away from home. Beach village is very relaxing and great for the older generation that doesn’t wanna party all the time. Greg is a fantastic host.

We liked it that the Condo is on a gated property so it’s safe and we had peace of mind plus walking out the back door right on the beach was awesome.

My wife and I were there for our honeymoon. The villa is absolutely beautiful. We really enjoyed our visit and we didn't have to leave the resort for they have just about everything you need. We have already talked about returning

There is not enough room to write all the AMAZING things about our stay...this villa is PERFECT. We sat on the balcony every night and watched the moon come up and listened to the ocean. It was clean and stocked, even had a extra fan in the closet and a few beers in the fridge when we arrived...lol...the beach chairs have coolers built into the back....it was just a perfect stay....the rush and hustle of San Juan isn't for us ...we wanted layed back and relaxing and I can't express enough how in luv I was with this place....the golf.cart drives at night were so fun and the binder book of information was the best !!! We are already planning our trip for next year

Stunning views and everything you need to enjoy your stay. The property is well maintained and the surrounding community is beautiful. Easy walk to the large pool, which we enjoyed during our stay.

Great villa for my wife and I to stay in for the week. The villa was up to date, very nice and very comfy. The location was really great and the view from the patio was breathtaking. Greg had a nice little binder with all the info you will need while you’re staying there! Thank you! And 100% recommend

Nice condo, was well stocked, nice to have washer and dryer as well. The entire Palmas Del Mar community was wonderful. The condo has the most beautiful view directly on the ocean. The only drawback was that the beach is rough for swimming and has seaweed. There are great beaches within driving distance if swimming is what you are looking for. Overall the condo was great and the owner communicated very well.

I enjoyed our stay at the condo and it was very clean. There was a problem with the patio door sticking and very little light in the kitchen. However, Greg was responsive when notified about the situation. There were no procedures on leaving the place other than the time frame so I relied on procedures from stays with other places in VRBO. Positives: The view was amazing and the place was comfortable and clean. It was quiet and a great place to hang out and relax. Negatives: The air conditioner in the bedroom was not functioning well. Due to COVID restrictions, the gym and clubhouse were not available to use unless members were there with you. It was stated that you could use it when looking at the online information but as a private establishment it had restricted the use of people who were not members or accompanied by members. It was disappointing but understandable. I would stay here again but hope the fitness center is available at that time.

We stayed for almost a month and the condo was great! It is right on the beach! It has a well stocked kitchen. Very comfortable bed! Greg, the owner was very easy to deal with. He has a great binder in the condo with tips of places to eat and visit in the area, very helpful! We really enjoyed our stay!

My fiancé and I stayed here for a quick escape from the cold and it was fantastic. The apartment couldn’t be better, it is fully furnished with updated appliances and has a stellar porch that’s practically on the beach. Greg was great and provided a really thoughtful and comprehensive guide outlining restaurants, activities and cultural experiences nearby. Everything was as described and the process from start to finish was smooth and easy. We had a fantastic time and will definitely be going back!

We loved the place and the view. The owner was very responsive. One of the best additions is the book of where to eat, where to visit, etc. in the unit. We traveled all across the island to places mentioned in the book.

We really enjoyed ourselves here. The property was very modern and clean, and was even better than the pictures. We loved sitting on the little patio listening to the waves. We would have liked to have stayed longer. Greg was attentive to my posts and always answered me in a timely manner. This is a beautiful spot!

Our stay was fantastic. The place is exactly how it’s pictured. The only issue I had was not being able to enjoy the beach due to the large amount of seaweed. We were able to enjoy the beach in Luquillo just 30 minutes away. Greg was available anytime I called and was very helpful with any questions. I had.
