What a wonderful experience!! The house was just as described. We’re were 8 adults and 2 infants. Everyone had plenty of space both to be together and apart.
The location is perfect to all kinds of fun activities- biking, beautiful beaches, shopping, and many lobster rolls! We indulged in all of it.
The house offered us plenty of distractions including a lovely pool, pool table, A huge chess set, and kayaks launched right from the property. We availed ourselves of all of it. We also played tennis and pickleball on the nearby courts.
But most of all, the view of the bay and the boats coming and going delighted us all day every day.
It was literally the perfect vacation.

Overall, our stay was good.
Pros: The view was great. The pool was nice and warm. The neighborhood was nice for evening walks and we felt safe the whole time. The pool table was fun. Communication with host was awesome.
Cons: There was no extra paper supplies, we had to run out for toilet paper on the first day, and had to get paper towels too. We found a dead rat in one of the closet and there wasn’t air freshener spray, it was ok as it was on our last day.

We had a wonderful time staying here - the main level of the house is gorgeous with stunning views. Our favorite spots to hang out were on the upstairs deck and in the pool, both areas where we could enjoy the beautiful view with privacy. There are so many rooms and beds, everyone had plenty of space and slept comfortably. The kitchen is well-appointed and we had everything we needed to cook meals at home. The home was so wonderful we ended up not leaving the property at all! Absolutely perfect for a fun, relaxed group getaway.

Our family rented this house for a short 4 night stay to see Cape Cod. It was a good property. Quiet neighborhood. It was plenty of room for our family of 6. The owner was very kind to allow us to keep the pool open and heated for our middle of Oct. trip. Great stay overall.
I would recommend bringing your own washcloths. I could not find any at this property. I guess I’m just weird to expect that to be at a property. Not sure.
In my opinion this property is a bit dated and overpriced. But maybe it’s the location that constitutes the price. One of the showers downstairs didn’t even turn on. My kids told me “brown water” came out of another shower. Maybe it just hasn’t been used in a while.
I probably wouldn’t rent this exact house again but it met our needs this time.
We greatly enjoyed playing pool downstairs and Cape Cod and the Islands.

Had a great time in Pocasset ! Plenty of room and bedrooms and super flexible layout. Panoramic view of a cove and easy access to kayaking an an on-property pool. Plenty of parking space and a large kitchen. Nice bar area and a margarita machine that was well used. Would definitely stay here again.

Twelve of us stayed in this beautiful home over Labor Day 2023. There are so many positives to this home: unbelievable views, the heated pool, the ENORMOUS decks with tons of seating, giant bedrooms, comfy beds, bathrooms everywhere, a pool table....the list goes on and on. We all loved that the home was outfitted with everything you need to cook - utensils, plates, pans, silver, dishes galore. Not once did we have to make an emergency run for something not provided. We also loved that the back yard was fully fenced in; this allowed the 3-year-old to safely move about without being chased by a parent. Great experience! We would certainly return.

Spacious house, great location for the excursions we had planned, nice pool. First time using VRBO. Had some issues with insects and dishwasher malfunction, but owner responded promptly when informed. Cleaners missed some trash left behind under beds and sofas. and not thrilled about using the owner's towels.

We had a lovely Mother’s Day weekend stay. House was beautiful and clean. We were a little disappointed the pool wasn’t open but it’s very early in the season and was probably too breezy. We had beautiful sun and a lovely view of the bay. Right near the Charter Room as well so we would love to book in the future.

The house is clean and comfortable. The location is fantastic and the view is awesome. We really enjoyed the pool which is fenced in. The extra large deck is amazing for large family meals. The room setup and beds are great for adult couples staying at the house, plenty of room for everyone. The owner got right back to when we contacted her but we had no problems at all so our only contact needs were a few questions before checking in and we followed up at checkout. The pictures are accurate with the exception of the living room which the furniture has been updated and allows more seating for a larger group. We were very happy with our choice and enjoyed our stay.

house needs a deep clean,windows filthy especially kitchen,outside grill was filthy from previous use,owner has too much clutter and leaves little room for renters to unload their items in the kitchen,we had to run the dishwasher to clean silverware and glassware for our use, we found food shoved in a pocket of the pool table, vrbo listing said 5 baths and there are only 4–there is an outdoor shower. misleading pictures online of a master bedroom shown twice-each with different decor. did not provide picture of the fifth bedroom which was a queen bed shoved against the wall. for an expensive rental we expected better conditions. on the other hand the location is spectacular- the view is awesome-and having the use of a private pool was wonderful.

We could not agree more with all the glowing reports. This house has so many extras to offer.
We celebrated our sixtieth anniversary and many birthdays. We came with four daughters and seven grandchildren. They flew in from Scotland, France and the Netherlands and joined us NewEnglanders to celebrate and bond again.
The deck was our favorite place to eat our meals
We also ordered the catered Lobster and mussel meal ( so delicious)and ordered lobster rolls from the Lobster Trap. Our daughters and grandchildren played pool downstairs, played monopoly and slept late. They kayakked and enjoyed the pool, played lawn games, tennis and found a wonderful mini golf facility. Enjoyed the Mashpee mall, the Silver and Mayflower beaches and ate and sang at the piano at the Chart House.
No one has yet mentioned the wonderful birds, the splendid sea hawks diving for fish and small rodents, feeding their families. The cardinals and house finches nesting in the tree near the grill and the lovely views of the entertaining and lovely harbor.
Our tall and strong grandsons helped my disabled husband over the thresholds into the main floor and the deck. He was so grateful to spend time with the family.
He scootered around the neighborhood,had nice conversations with friendly neighbors and watched our family members play tennis
All in all, a wonderful week in this beautiful home in Pocasset.

Best Bachelorette house!
I booked this home for my sister’s relaxing beach/pool bachelorette getaway and could not be more pleased with this house. The views are stunning, the house has everything you need to have a great weekend. The first night we hired a company to do private clambake/lobster dinner (Cape Cod Chef on call, also highly recommended) and had dinner on the deck overlooking the harbor. Absolute perfection. As far as sleeping arrangements, one thing I loved about this property is that the beds were all queen/king. A lot of the houses i looked at had rooms with twin beds or bunk beds. While great for trips with kids, having a house with “grown up” beds was perfect. The next day we all enjoyed the Pool and some women went kayaking around the harbor. All in all, it was a dream home. I highly recommend booking this property!

Perfect summer getaway
Everything from check-in to check-out was smooth and easy. The view from the back patio can’t be beaten and is perfect for watching the sun rise and set. The property is equipped with everything you need to enjoy a day lounging around house, but there are many restaurants and activities nearby (hiking trails, beaches, golf course). A great place for a family vacation!

Wonderful home
The view is amazing, breath taking. Plenty of seating and umbrellas on the deck. Pool was so much fun. We had our family, my children, 2 sisters, their children and one grandchild. We were able to enjoy our privacy and our together times since the house is so large. Beds are comfortable, seating is comfortable. Everything is clean. Homeowner is very easy to contact. Just.a great vacation overall.

Beautiful view - wonderful pool
We completely enjoyed every minute of our stay. Watching the boats go in and out of the harbor while we sat on the deck or enjoyed the pool was wonderful. Bedrooms were all separated - i couldn't believe how quiet it was, even with 8 young adults in the house with us.

Wonderful location, right on the water! Summer breezes on wide deck with table seating and umbrellas. Well maintained in-ground pool. Plenty of room for our multigenerational family of 13. Parking for our 6 cars in driveway. Big living room to play board games and sing karaoke! Lovely, quiet neighborhood. Just an awesome vacation all around!

Amazing Girls Weekend!
This house is perfection and we hope to go back! We decided to plan a girl's weekend away from kids, husbands, boyfriends so we could relax, catch up and just enjoy ourselves after Covid. This house had plenty of space and most importantly an amazing view with a pool! The owners were easy to get in touch with and gave us a list of stores and such around the area. We were able to walk to the Chart Room as well!!

We had a great time at the home. The pool time was great with shaded patio or sunny spot to watch the fun. We enjoyed kayaking in the harbor and the ease of that. It was nice that each bedroom was in the four corners of the house on both floors so each of the families could have their own space. It was a great place to be for a week.

Fantastic Home!
Fantastic home and yes, the view is awesome. It was more house than we needed; but that provided plenty of flexibility. Two grandparents, two parents plus their 7-month old, and two engaged millennials. The first-floor master was very convenient for the grandparents. The baby had her own room downstairs away from the noise. The two other couples enjoyed their own bedrooms and there was still one to spare. Apologies if the system removes all of my formatting turning this into one monolithic paragraph.
The pool was extremely clean (except for the ants around the perimeter who kept to themselves) and refreshing. The water in the harbor was clean and warmer than the pool. We rented paddle boards as well as used the provided kayaks and enjoyed paddling amongst the yachts in the marina.
As someone who deals with the details, here is some info you might not see in other reviews:
• Plenty of seating on the deck to enjoy evening meals and that view.
• Two grills provided ample grilling capacity.
• Shower stalls are a bit small; but adequate.
• Water pressure was sufficient. Seemed to have enough hot water.
• A/C had a hard time maintaining 72 during days of mid 80s outside. It caught-up at night.
• Drive-through parking at the main level out front enabled easy access to unload from cars.
• No regular USPS service to the house. Do not attempt to send something to the house (i.e. via Amazon Prime) as the local post office will return it as undeliverable.
• Highly recommend Shaw’s Supermarket in Falmouth. It’s a bit of a drive from the house; but much nicer than the Stop & Shop or the Walmart. 137 Teaticket Hwy, East Falmouth, MA 02536.
Plenty of nearby restaurants. We had an excellent meal at The 41-70 in Falmouth. The Chart Room is the local favorite, which was packed, hot, and we waited 30 min despite our well-planned reservation. None-the-less, the food was superb. If you want a unique (albeit expensive) memorable, delicious experience, hire Cape Cod Chef on Call to prepare a full lobster boil in house kitchen. It was spectacular! They bring all fresh ingredients, prepare everything on-site, serve, cleanup, and even take the trash. Do it early in your stay so you can enjoy the leftovers!
The owner(s) were a delight, extremely accessible, and responsive via email and text.My apologies to them for the plethora of emails we exchanged over the course of 16 months between booking and our trip. I would highly recommend this property.

Almost
It really was almost perfect. So many positives but a couple negatives had my family less than impressed.
The refrigerator is too small and the ice maker was broken. To feed eight people a day we had to rely on coolers and go everyday for bags of ice.
A happy woo-hoo moment on our arrival was met by three people getting stung by wasp on the stairs to the beach. Therefore no beach access for us all week.
The paint was literally peeling off the house on the main deck. Made me feel a little embarrassed inviting my family to stay.
Small point, but, tv is downstairs where you can’t eat.

Great Place to stay
Beautiful home with an awesome view. Looking at all the boats in the bay never got old. Very quiet neighborhood was perfect for a relaxing vacation. Between my children and grandkids there were 12 of us and we still had room for a few more. Kayaks, paddle board and private beach were great for those of us who can only sit still for a short time. We all had a wonderful time and I would highly recommend this home to everyone.

This was a perfect location for a family holiday.
We chose this location for a family holiday, 3 siblings + their families. The house Was ideally laid out to give a level of separation/independence to the individual families. The large common area upstairs and the large game/tv room downstairs meant that even during the unseasonably wet weather we never felt crowded.
When the weather permitted the deck pool and fenced in garden provided an additional dimension to an already wonderful experience.

We rented for a girls weekend celebration. Plenty of room for all in this house. Spacious, very comfy and cozy.
The weather was cool so we didn’t use the pool or kayaks.
We had a fire, games and cooked. Beautiful kitchen equipped with everything you need to host a group dinner.
There are a few nice spots to go for a cocktail or dinner if you prefer.
Everyone was very happy with their accommodations. Comfortable beds and plenty of bathrooms!

Comfortable and well-appointed house in perfect location
We loved this house - and have rented at least 10 or more others on over 25 trips to Cape Cod during the last 30 years, so would genuinely place it very high up in comparison with most. There is an excellent deck that catches the sun most of the day, with fabulous views (though not of the sunset), and shady area underneath or through using the sun umbrellas. The pool is perfectly pleasant and well maintained, and the internal areas are cool, spacious, well laid out and nicely decorated. There is an excellent, large grill on the deck, and plenty of room to sit and chat or sunbathe in the garden. If you were going with 8 or more adults, I think there is a slight lack of suitable seating inside and sun loungers outside (we only had 6 people, which was fine). Dawn Carol was extremely helpful with anything that needed attention, but obviously, if other guests have used up or lost things like tennis balls, barbecue gas, etc you need to provide your own (including ice, as the refrigerator was not able to make any, though the freezer worked fine). Great to be so close to the Bridges - saves a lot of drive time and the area is very pretty, though obviously you have to go further if you want big waves and long sandy beaches. Overall, an extremely positive experience and our first choice to go back to if we have a similar family group to accommodate.

This property was everything we could have hoped for and much more!
Our family of 9 (6 adults and 3 children) is spread out over 3 states, and it very difficult to coordinate 9 schedules in order to plan a family vacation. When we can manage to do that, we want it to be as perfect as we can make it, and we certainly struck gold with this property! Our requirements included 5 bedrooms, 4 bathrooms, and a private pool. This home provided all that and so much more! When you walk in the front door, you are immediately greeted with the spectacular view of a marina through the floor- to- ceiling picture window at the back of the house leading out to the deck. Once on the deck, you are overlooking a nice-sized pool that we took advantage of every day. The open floor plan allowed us all to be in the same area at one time and keep an eye on the children at all times. Any review of this property would not be complete without mentioning Dawn, one of the owners and our contact from the time we began inquiring about the possibility of renting. I can’t imagine anyone more responsive and a pleasure to deal with. Anytime I had a question or concern, I received an answer usually within the hour! Everyone in my family agrees that this was our best family vacation ever! We would not hesitate recommending this wonderful property.

This is my family’s repeat visit to this gorgeous home!!!! We have been looking forward to this all year since we last came to the Cape. The home itself is exquisite !! The owner is above and beyond accommodating! Everything in the home is updated, and they even created another master suite which was a pleasant surprise since we have a large extended family that stays with us! The location is perfect. Right on a private beach, along with breathtaking views. The kids love the pool, the tennis court and the kayaks! We will be coming back every year! We highly recommend this home and this location for a lovely vacation!!!

Awesome Vacation Home
We host a vacation for our family every year and we always select a great location and vacation home. This year we picked the Cape and this waterfront home and we were not disappointed! I would go so far as to say that it is probably the best, most accommodating home we have ever rented and we always select nice places. It had everything we wanted and more: spacious living areas, a bath for every bedroom. waterfront, a pool, a fully stocked gorgeous kitchen, kayaks, a pool table and three TVs. The only downside I can think of is that check-in is 4 p.m. and check-out is 10 a.m., which I think is the latest check-in I've ever had, as well as the earliest check-out. All and all, our family has built some fond memories during our stay there!

Amazing summer getaway with spectacular views
The description of this home really doesn't do it justice. It's stunning. The moment you open the front door, you are greeted with a floor to ceiling view of the water. The master bedroom is wonderful with a fantastic water view. I stayed for a week with my family and it was so relaxing. The house very comfortably accommodates more than 10 overnight guests. There are two kayaks and we used them several times throughout the trip. You can walk them down to the water and paddle away! So convenient! The living room and bar are great for entertaining and there are grills for cooking that we used almost every day. The family that owns the home is extremely attentive to any maintenance or concerns that you may have and all the contact info you need is clearly laid out as soon as you enter the front door. There is a pool service that maintains the pool so it is always pristine. There are several amazing restaurants nearby including The Lobster Trap (some of the best seafood I've ever had and the steak tips are phenomenal). All in all, it was an amazing experience and the memories will last a lifetime! Thank you Irene's Landing for the Amazing stay!!
