We would recommend this property. Good location, quite cul de sac, private backyard. Comfortable home. New kitchen and appliances. Good AC and heat. Convenient to vineyards, beaches, shopping. All around great location.

Visited for a family wedding with my mother, husband and three kids (6, 4, 6mo) and had a lovely stay. The house was exactly as expected and worked out great for all of our needs.

We loved staying here for the second time. The house is always spotless and in a great location. Sam is always responsive and available to help. We will be back again for sure!

I spent three weeks at this wonderful place with my son, daughter-in-law and two grandchildren (3 and 6) and a small dog and everyone was thrilled with the accommodations. The place is beautifully furnished, but not too chi-chi to make more than a little child-proofing necessary. The location is near town and several terrific beaches but in a quiet cul-de-sac so 6 year old could practice riding his bike. Not only was there a large TV with access to Disney channel plus adult viewing, but the garage was outfitted with lots of games and equipment. The most comfortable beds I've slept on in years but terrific AC and very responsive property manager.

Place is clean and bright. The house is equipped with everything we need. Had a perfect stay with 3 boys. Perfect location to vineyards and water park.

We were immediately impressed with how neat and beautiful the home was. We knew it was going to be nice, but everything exceeded our expectations. We were two couples with a small dog, and had plenty of space both indoor and outdoor to enjoy. The bikes were an amazing plus for us, as the weather wasn't yet too hot for spending the day at the nearby beaches, so we definitely rode around the beautiful neighborhood quite a bit. House appeared to be recently renovated with all new appliances - everything was working perfectly and we had absolutely no issue. Important to note that one of the bathroom is across the house, but even that was not an issue, as they were all so spacious and master bathroom had two doors (one to bedroom and one to hallway). We were not familiar with the area, but there were soo many wineries and great restaurants in nearby cities. We will definitely be coming back! Sam and Matt were super responsive, and fulfilled every ask we had.

Great place!

We loved our stay here. The house is comfortable and stylish, with a well-equipped kitchen and a deck with a dining table and chairs, which we used most evenings. There was plenty of room for six adults. Easy access to shops in Southold and we enjoyed the one mile walk to a pretty beach. With a helpful list of wineries and restaurants, games, bikes and beach towels, the owners thought of everything that would make for a perfect visit. We would happily return.

For those that are hesitant to visit the North Fork in the winter-there are still so many stores, restaurants and wineries open for enjoyment. Sam and Matt were gracious and responsive hosts. Due to Covid and living in the city we wanted a comfortable and clean home to celebrate thanksgiving with plenty of space to cook and enjoy our family under one roof. Sam and Matt’s place was perfect, they are great hosts and the house is well stocked. Communication was easy and the handbook lays everything out clearly. We will definitely consider staying here again.

My son, his wife, their 3-year old and I spent a wonderful 6 weeks at Sam's property this summer. It was just a terrific stay. Sam's house is exactly as advertised - a spacious, well-appointed house in a fantastic location in Southold, our favorite town on the beautiful North Fork. I would absolutely stay here again and recommend it to anyone looking for a relaxing trip.

We had a wonderful experience staying at this home. It was exactly as pictured and described. All questions during our stay were answered immediately with thorough and thoughtful responses. We also appreciated the welcome packet, which included information on local restaurants, activities, beaches, etc. as well as detailed and helpful information about the house. The home was beautiful, clean and spacious - we really enjoyed our time staying there on the North Fork.

This is a spacious and wonderfully renovated house in a perfect Southold location. Near everything, yet tucked away on a quiet street, this house is clean and well-appointed with everything you could need. Although the winter weather prevented us from enjoying the outdoors, this house has a beautiful and large deck with gas grill and fire pit for perfect evening entertaining. The interior of the house is renovated a modern style with brand new fixtures and appliances. It is very clean and comfortable. It made per a perfect Christmas/Hanukkah week getaway. My family has spent a lot of time in the North Fork in various rental and B&B properties and this house was definitely the nicest one we've been to yet! Sam, the owner, was very gracious and responsive. All in all, I highly recommend this property!

Beautiful home, excellent location! Everything was great!

Sam and Matt's home was perfect for our needs. Very clean, comfortable for our family group of 7 adults and small dogs! Very quiet neighborhood, tucked back in from the main roads. Beds and linens were extremely comfortable, bathrooms were sparkling clean and the living space was functional and roomy. It was nice being able to bring our pets to such a beautiful property; usually pet homes aren't as lovely as this. Kitchen was stocked with the basics with plenty of space for storing food in the pantry Some starter supplies were provided which was helpful. It was also great to have bikes, garage parking, firepit, corn hole, gas grill and outdoor furniture provided. Everything is well thought out for guests to enjoy. The only thing that I didn't know was the second full bath and laundry were at the opposite end of the house from the bedrooms, off the kitchen area, but it was not a problem at all for our group. The renovations the owners have done are beautiful, and there are lots of extra nice touches like blankets in the living room, extra towels, toiletries, wraps and some kitchen spices, detergents, etc available for our use. I would highly recommend this property while staying at the North Fork. Wineries, breweries, lighthouses, cute shops, a cidery with live music, great restaurants, a beautiful chartered boat out onto the bay, plus movie and game nights made our stay idyllic. Thanks to Sam and Matt for a wonderful way to build memories with our family.

Beautiful open airy house, comfortable accommodations. Close to the beach and the wineries. I highly recommend for a fun family/ girls weekend!!!

Stayed at the house with my parents, wife and 15month old son, and we all had a great time. The house was extremely clean and spacious. The location was great, was easy to get to the main attractions, grocery stores, train station within 5-15min. Would definitely stay here again in the future.

Group of us spent the weekend and enjoyed the quiet neighborhood and easy access to restaurants and various venues. The house is well kept and the owner very helpful regarding local places of interests. We'd go back!
