I LIKED NOTHING ABOUT THIS TRANSACTION! COMMUNICATION PRIOR TO STAY WAS APPALLING, TO SUCH AN EXTENT I HAD TO TWICE CHASE FOR INFORMATION AND COMPLAIN TO BOOKING.COM CUSTOMER SERVICES. I SIMPLY COULD NOT RELY ON BEING ABLE TO GET INTO THE HOTEL, AFTER MY COURSE WHICH ENED AT 8PM SO THAT I HAD TO BOOK ELSEWHERE RATHER THAN RISK BEING STRANDED AT NIGHT.
BOOKING.COM SAYS YOU SHOULD ONLY COMMUNICATE THROGH ITS SITE AD NOT MAKE PAYMENTS EXCEPT THROUGH ITS SITE. YET THIS HOTEL DEMANDS DAMAGE PAYMENT AND PHOTO ID OUTSIDE OF bOOKING.COM. the shower in my room was not working I contacted the customer services line, still, 6 days later nobody has bothered to contact me from the hotel to resolve my query I had a job interview in the mornig and had driven over 3 hours to attend. There was dust on my bed and I have dust allergy. The floor had a fresh piece of sticky chewing gum which stuck to my clothes. The walls and floors were stained and dirty. Not an acceptable experience.

Wall paper was come out from the sealing , walls need it get fresh layer of paint , spiders web on the windows , seal from the shower screen need it reparation , water was going to
another side of the shower screen. Also soap was diluted with water , dispenser was almost empty enough for one shower . Get shower gel from shop not bothered even ask to top up.

The room, the bathroom, it could have been cleaned properly, there was hair all over the bathroom. The sink was tiny and near impossible to brush teeth or wash face using it.
Room was very noisy, I could here the conversation in the next room and the snoring. There was a door in my room that I think connected to the room next door so felt like someone was in there with me.
Check in was from 3pm, but information on how to access the property was not shared until 4:30pm, so seem like bad management or the automated processes are set up incorrectly.
Booking and subsequent email booking confirmation never mentioned that the bathroom was outside the room. I was told it was only used by my room and that I was the only one with the key. I locked it before i went to bed and found the door wide open when I used the bathroom in the night. Which made me feel unsafe.
I own a property in Brighton and was visiting to check on work, if people ask me for a recommendation on where to stay, I would tell them to avoid this hotel like the plague.

Location’s good , short walk to city centre quite quiet, close to the beach.
Hidden charges , extra insurance cost(after room was booked and paid for) , no car park (quite expensive on the main road), property is very tired, check in only trough WhatsApp , room wasn’t redecorated in ages, old carpet , bathroom falling apart.

Was abit complicated finding the key as there was no staff around also the room wasn’t refreshed during our stay so no clean towels, toilet roll or tea/coffee which we did run out off and there was no staff downstairs or around.

Beware dangerous, completely unsafe, staff and rude management know but don't care. Nearly an hour to get into block and room at night with young child and dog. Tripped on stairs as a result of no outdoor lighting and difficult to type in door code in the dark. Not made clear in basement and no lighting down steep stairs from roadside. TV 'no signal', bin overflowing as not emptied, room dirty and corridor with stale damp smell. Worst of all the sliding bathroom door fell off the hinge and fell onto my 7yr old daughter bruising her arm and scaring her. Man on site claimed to be the manager but couldn't care less when I reported faults directly to him in the morning as 'not on duty until 1pm' just casually smoking a cigarette outside. If he's not on duty until 1pm, why is he there at 10:30, clearly not to assist guests? He doesn't want to deal with the line of disgusted guests that I met no doubt. Online reception through WhatsApp also a joke. Another guest Jim who was also treated badly by this staff member checked out early too and luckily helped me to remove the faulty dangerous door outside as I was scared this would fall on my dog or daughter and it was blocking the entrance door to the studio. Every other guest I met was also disgusted that this was classed as a "hotel" as it was more like a run down hostel! Lastly no phone reception in this dingy basement! As a result I was unable to notify my mother that we entered eventually and she worried all night about our safety and reported this to Sussex police.
Everything! Dangerous premises, not fit for purpose, will be reporting to trading standards. Rude, couldn't care less staff, dirty, substandard, no face to face help outside reception times 1-8

I arrived to guests complaining about water running through light fittings. I was initially told that I would be in one of these rooms. The receptionist then changed his mind. I couldn’t get a clear answer and wasn’t allowed to look at the assigned room before I checked in. I called booking.com to explain the situation, the receptionist was trying to join in the conversation. At one point I was threatened. I didn’t feel comfortable with the attitude to safety or attitude from the team. Booking.com confirmed full refund has long as I paid an admin fee) on the day when I called them, I have just received a message to say that booking.com have reversed this decision. It’s a terrible and confusing situation. I just want to forget about this awful establishment but am now dealing with booking.com issue as well.

Overall this is a decent spot and value with a short walk to the beach.
The check in process is pretty counterintuitive. We paid an extra £30 to check in 3 hours early (£10 per hour early) and were only given keys just over 2 hours before actual check in opened.

Room was smelly, double bed was not made and extremely nasty. Brown and yellow stains on the bedsheets.
The property did not manage to make the beds during a two night stay. Couldn’t offer to switch rooms and no refund, leaving us with one single bed instead of a single and double.
Kindly enough they scammed the 100£ deposit.

The fact that it was promoted as a hotel and we stayed in a hostel , host calling it “flats” , we were on a night away for a birthday celebration and was appalled at what we walked in to. The room was absolutely not what we booked which is false advertisement we have images to back up these claims incase your not aware of what your promoting.

I liked Nothing about the property I stayed for just 1 night out of the 3 nights I booked it was the most awful dirty noisy accommodation I have ever stayed in my life it was more of a hostel NOT an hotel people banging doors in and out all night long to go for a smoke when finally got a bit quieter at 5.30 am the scratching on the floor boards (rats or mice) started I left early and had to book somewhere else You should not be even advertising this property it was disgusting

Arriving to hear the receptionist calling to ask for help twice, then hearing a call from an unhappy cutomer regarding a broken bed. Being asked to pay £2.97 and pass on my bank details to MALTA AND GOZO HOLIDAY LETS LIMIT. I booked with booking.com to feel safe and yet I had to give me bank details to this letting company in Malta!! The bathroom had a leak under the sink so there was a puddle of water. The floor sloped badly so you felt like you were falling out of bed. The sliding bathroom door had a gap so it didn't feel private.

Check in system is a bit of a mess, paid 10 pound early check in fee for our room to not be ready, staff let us drop the bags off in the room we'd be in, when we got in the room it smelled horrific (extremely musty/moldy)- as he also could smell how bad it was, the staff said he would try to get our room changed. He said if he was able to change our room he'd send us a message via whatsapp with our new room info/codes. When we came back hours later, we hadn't gotten a text. We went to our original room hoping it smelled better. It was cleaned up, but still smelled horrific. No AC or fan to air out the room. There was a really gross/wet stain on the bed skirt. My partner and I are used to low budget hotels, with the bare minimum and not best kept places/rooms. But we couldn't sit in there for more than 20 minutes without starting to feel nauseous from the smell. I am not a dramatic person-it was so bad. It was so musty, we figured it wasn't healthy as there was probably lots mold in the place as well. We knew we wouldn't be able to sleep in there so we ended up just booking a new hotel and were gone in 30 mins as we figured there was no point in trying to get a different room since the staff said he would switch us and didn't. It was worth losing out on the money to just get a new place.

The location was great and the room was very clean.
The check in process was a pain. I was told via wattsapp that door codes would be sent 3pm on day of arrival but they weren't so had to message back and forth for almost an hr trying to get them. There was also an extra £2.97 charge in order to complete this check in process which on my 30 yrs plus of travelling i have never across before. We ended up going to the hotel to see if someone could help us and there was a very nice guy, Tim, who was super sweet trying to manage it all but i just think there was too much going on to make it a smooth process even though he was trying really hard to please everyone it seemed. The room wasn't ready with even though it was an hr after out check in time was due but that wasn't a big deal as we wanted to head on in to town anyway. the room itself was very clean and nice and i booked it as it had a kitchenette and i was with my 10yr old daughter as i thought that would be good for us. However, there was no cutlery or crockery aside from 2 teaspoons and 2 mugs so kind of pointless really. There was also no remote for the TV.
The thing that really ruined it though were the very loud plumbing noises from upstairs. We were in the basement and every time someone above us even used a tap it would reverberate in our room loudly. It was past midnight when we eventually got to sleep and we left 7am to go home and rest. We were really disappointed as we spent on £160 on this as a treat for my daughters birthday and came home very tired.

The receptionist was arguing with people every time I walked in and didn’t ever acknowledge me.
One time he was speaking in Spanish to other staff and not recognising clients were coming in.
I speak multiple languages, but when you arrive at hotel you should be greeted in the local language.
The other time the man on reception was yelling on his phone to someone, then next time it was in a zoom call in the hall way and the final time he was yelling at a customer and being very rude.
There are signs about fines if it smells like smoke, which as a non smoker is appreciated, but then the receptionist is smoking at the front door so it smells of smoke through the halls of the hotel up to the top floor.

Great location. Quiet area next to the beach. Room is cosy, clean and warm.
Some folded bed at the front of my door. I heard a loud noise like something falling down and hitting my door. Probably someone just passed by and pushed it accidentally. It blocked my exit. Not a big problem, but I would like to have a quiet morning and not struggle to get out of the room.

The advert states this is an apartment.. not a room. A very small dirty dated room with mould that’s been painted over. Windows that don’t shut properly so it’s freezing at night. The state of the bathroom was just disgusting. Holes in the bath with a manky old shower curtain. The pictures advertised online were nothing like what we received. We’d booked (3beds) a double bed and two bunk beds which we did not receive. We’d been given only a double and a single bed and told we’d been upgraded. So we only had (2beds!) and a disgusting room. We were then told we’d have to pay for another bed! we then had to prove what we’d booked(3 beds) before they’d tried getting us to pay for another one again anyway! I really wish we just packed up our stuff and left at this point.. we were given a crappy uncomfortable fold out bed after arguing the point that we’d paid for 3 beds! It left us with no space in the room, it was cramped damp and overpriced for what it was. Overall a terrible experience. Will never go back to this complete shambles of a hotel. It’s a pity I can’t upload a video to show just how bad it was.

The check in process is long and without having someone to check you in doesn't work very well, there were numerous people complaining about the check in process. After a 6hr drive, an easy check in is all you want.

Location was perfect. It was really close to the Marathon finish line!
It was very run down, the decor was tacky and out dated. Our room had a terrible smell of sick. The guy that checked us in really tried to help us change the room but the “manager” on WhatsApp was not at all helpful. We got given an air fresher and he opened the window! It was not very clean, the bed was awful and squeaked on every movement. I had booked this room as I wanted a bath rather than a shower due to running the marathon on Sunday. It was not a bath! It was more like a tub. I’m 5ft 3 and I couldn’t straighten my legs when sitting. There were the remains of what looked like a bug or fly which had been squashed on the bathroom tiles and not cleaned off. The television aerial was blue tacked to the wall, but only a few channels worked anyway. The main light didn’t work so we had to have the 2 side lamps only. Overall a complete disappointment and I would not recommend you stay here.

The double booked my room and didn't tell me or booking.com I found out on the day at 5pm after chasing them for the key code to get in on the busiest weekend of the year. The said I agreed to a full refund during the week which I didn't and didn't even speak to them. Booking.com also still had it active on my account so they had to try and find me alternative accommodation which was no good. A nightmare of a weekend. There is no one to speak to at this hotel all done on Whatapp very doggy place stay away.
