On the face of it the place was excellent, the breakfast was too but it was not made plain enough at the outset that this is not "bed and breakfast" deal with breakfast as an extra. Also the system of booking ones breakfast the night before conflates with the fact that one might feel different about whether one wants to have breakfast or not in the morning. With the room perfect what could possibly go wrong?

What went wrong was that I was woken up both mornings at 6.15pm by noises like a boiler going on and off upstairs where the staff were or downstairs from the kitchen. This noise went off after about half a minute but kept recurring every few minutes making sleep impossible. It really is beyond credulity that people can be expected to pay for a room where sleep is made impossible and one would have expected, given the effort put into making the room so otherwise perfect, that this would not have been allowed to happen. The most important and really the only reason for staying there or at any hotel or guesthouse is to sleep. If one is prevented from sleeping then everything else becomes totally irrelevant otherwise the whole exercise is pointless.

The food was very good and well presented.

bedroom was too hot and the kitchen extractor fan was next to our bedroom window and was very noisy during kitchen hours

My daughter stayed, I just arranged it for her. She did say that the staff were friendly and the room comfortable. She said the breakfast was lovely.

The staff were excellent and extremely friendly. The accommodation was clean and comfortable. The breakfasts were very tasty and fulfilling. overnight parking was very helpful. The rooms were quiet with plenty of fresh air and a fan to circulate it.

Everything was great nothing to write about.
