Room was clean, towels changed daily

Shower didn’t work properly. Was noisy at night up to 1am.

The property was lovely and very homely.loved the outside space.

The room was fairly big.

The loud talking and shouting - first night, two people talking until half one in the morning right outside of our room. It said on booking.com that it had a gym... no gym there... also said opportunity for breakfast... no breakfast available.

Hot tub and location

Not much sleep - bed was broken first night so very squeak. Second night had a party; couldn't enjoy hot tub as smell of weed really strong and people kept looking over fence at us which made me uncomfortable, screaming and loud music early hours in morning, then they started arguing and sounded like fight was going to break out, next minute we're hearing them calling an ambulance because someone had a fit in the hot tub, manager Sue came and said she'd kick rest of them out but instead sat talking to them, walks extremely thin, about her upcoming holiday to Primrose Valley then let them stay so obviously loudness continued until around 4am. I also heard the manager calling the owner as a mix up with a booking throwing her staff member under the bus by name in front of the guests instead of sorting them out first and without any prove it was this certain staff members mistake which I found really unprofessional. We didn't get to enjoy the next day, had to cancel our plans and just drive straight home after check out to get some sleep. Wanted to speak to manager next morning to see about some compensation for the fact we paid a lot and did not get value for money but she was nowhere to be seen so we didn't even get an apology. This was not our first time but it will probably be our last.

I liked the quiet location. I liked the peacefulness. I liked the cleanliness. I loved the attentiveness of the staff.

There was nothing to not like!!!

Family room was lovely and big and could cater for 5 if needed. Nice and clean. The staff were very welcoming and friendly. Love that it is dog friendly and she was fussed by staff too.

Only problem we had was that the tv didnt work properly , it just buffered and only played certain chanels. We think it was down to no signal, may need a new airel, we were only there one night so wasnt too much of a problem, but if there for longer would have mentioned to staff.

The horrible lady's in room 1 I think should be ashamed of themselves banging around till 230 am clearly taking drugs and arguments with each other was lovely to try to sleep till we left at 5 am slept in the car before are 5 hour drive home was fueming

Good staff.

The staff was friendly, the room was cheap, and the location was easily accessible on foot from the station/town centre.

The windows didn't shut all the way and even though the room was advertised as non-smoking, the smoke smell from people outside was very strong in the room.

A bit off the beaten track, but therefore very calm. The place & room came as a lovely surprise to us. Huge room, well taken care of, great value for money. Would recommend :)

The staff were so helpful, kind and friendly. The room was comfortable and clean. A bonus for my daughter was there was Netflix on the TV and access to a hot tub. The microwave in the room was a nice addition.

The only negative aspect was a beeping smoke alarm on our first night that kept me awake. However, I told Sue (manager) the next morning who was really apologetic and it was sorted out straight away.

Room didn’t come with hot tub as specified when I booked up on booking.com. Very disappointed when I arrived.

Smell of cigarette smoke, bleeping smoke alarms and smoke alarm went off at 5am in the morning. No toilet roll.

Great location for work, very friendly staff, who understood that work could change at a moments notice, they accommodated me perfectly. Rooms where of a good size, WI-FI and good En-suite. I have work in this area on a regular basis, so will definitely be staying here again, price wise, good value. Thanks to Sue for being so understanding.

Staff is amazing they really really care about your experience. Nothing is too much hassle for them. It's not far from seaside but Standards are much better then seaside B&B's or budget hotels and it's also very clean. Plenty of parking spaces. Tea and coffee facilities. In the room with jacuzzi (on covered patio) You Also have small Kitchen with fridge and microwaves. Bathroom with shower, bath and toilet and extra separate toilet. No one is making any problem with you having bigger group of people in your patio until any time you want as long as you not course to much of a disturbers to others. You shouldn't have many people in your room due to fires safety but that's understandable.

Dog friendly. Family room was large enough with plenty of storage. 2 large double beds. Had kettle and coffee making facilities and a microwave.

The shower room was tiny. The sink was really small. More suited for a cloak room than a shower room for 4 people. Could benefit from a couple of shelves, door hook and floor mat. Very basic. It would have been nice to have a fridge in the room as well

Too much door slamming late into the night,we were told on arrival our room was "gorgeous",not a word I would use to describe it.It was ok,bed far too soft,on first glance the duvet cover looked dirty ,as though someone had only just got up from the bed,the bathroom ceiling had very large flakes of paint hanging off over the shower.Thank goodness we,d only booked one night on our way up to Northumberland.

It’s ok for the budget price and comfortable. A huge row broke out next door it’s could have been family of owners or long term guests. It started at about 6am and went on for about 90 mins. It was totally disgusting behaviour. There was a lot of banging crashing and knocking from about 11pm until 1am. I would only stay there again if I was desperate as I was on the night. Handy for work nothing round there short drive to pubs and eating places. A woman banged on my door at 8am and asked me to keep quiet just hoped out of the shower. I said it wasn’t me speak to the owner not sure if she got the complaint that was surely coming. I have stayed in worse places. Hope the owner sees this and gets her house in order.
