The location was perfect, beach access for my teenage kids and also plenty of food options in walking distance. The perfect size house for a family of four with a couple friends for my kids. The downstairs was modern and updated, the upstairs was dated and could use a modern update, but for the price it was fine especially for off-season in March. The property manger was quick to respond and made every effort to satisfy our requests and make sure we were happy. We would definitely stay again. It was a bit noisy at night due to the bars/nightlife that is right around the corner and we did have a few drunk passerbuyers hanging out in front of the house off and on but other then that we had a fantastic stay.

We were disappointed that there were no instructions inside of the house, which could have helped immensely. The night was cold and the heater would not go on. There was only one space heater downstairs. No towels in the downstairs bathroom. The disposal did not work. So we called the host and did not hear back the first day. The next day we reached out again, and finally, someone was sent to the house. The batteries in the thermostat were not working. New batteries were put in and the heater worked. The disposal was also fixed. We had no towels in the kitchen no paper towels and no dishwasher soap. Having no instructions for WiFi or the ceiling fan in the living room that we could not get to turn off. We can only say these things, so it should be managed better.

This is advertised as family-friendly but we would not agree. We stayed in March and it was chilly. There is no heat in the home so they provide three space heaters. There were not working outlets on the second level the first night - it was about 50-degrees. Few blankets in the house. We realized there must be a circuit breaker issue so the next morning we reset it. The TV in the master still didn’t work. The home needs updated and is not as crisp and clean as it appears in the photos. It sits across from the beach parking lot and street noise and neighborhood noise (yelling/fighting, fireworks, party crowds, etc) was constant the first night until about 3:30am. (Note: we had no working outlets to use and no TV to drown out the sound.) Second night was not as noisy but we were not comfortable. We were not pleased with the rental. We notified property manager we were leaving early. They offered to refund us one night for our trouble which we appreciated. However, they have not refunded as they promised and have not responded to messages. Such a disappointment.

Cute house right on the beach! Downstairs is updated and the patio opens right out to the beach! Also very close to shops and restaurants. We parked when we got in and walked everywhere the whole weekend. Lots of space and bathrooms. It was easy to communicate with owner and check in and out was simple. Only complaint was there was no kitchen towels and only a few paper towels. No dishwasher detergent. Also one of the bed is advertised as a queen but seemed to be a double. But regardless we had a wonderful stay!

Great location walking distance from everything. The place needs a little TLC but we had a great time.

Place is newer and very nice. Biking, jogging, rollerskating trail right out your terrace. Very busy area with many restaurants, bars, etc

Everything you need within a 10 to 15 minute walk. We celebrated our mothers “CELEBRATION OF LIFE” with a nice dinner on the beach . The home itself gave time to enjoy others in living area or to have quiet time off the master bedroom on a balcony overlooking the beach. It was all we hoped it would be! The only thing we suggest is a round table with 6 chairs on patio downstairs , the weather allows for great Margaritas in the evening with boards games to enjoy sunset , or wake up to the sunshine with our morning coffee.

Amazing location, beautiful remodel downstairs. There is a regular coffee pot so bring your ground coffee and basket filters. Having 3 full bathrooms is extremely rare for older homes at the beach, that is a huge plus. There were some sand chairs, beach toys and one boogie board. Expect the noise and energy of the boardwalk, it is a fun location but that comes with the possibility of some noise at all times of the day and night. We had a great time in this home and you can’t beat the access to the beach, shops, rentals, and restaurants.

We loved staying in this property. It was clean and remodeled. Perfect size for our family. We did have issue with the washer which we were notified upon check in. The location is fun although it does get very loud- and stays loud late into the night even on weekdays. We would definitely stay at this location again though.

Loved our stay!!! Everything was clean and nice and location was fantastic. Steps away from ice cream, donuts and sand!! We didn’t even get in our cars the entire stay. We walked everywhere!!! The cons: garage is super tight if you have bigger vehicle but you CAN fit…we had 2 vehicles (large suv and mini suv.) just have to slowly back in!! The carpet in master bedroom not my favorite. I would rather them just have wood floors like the rest of the home. And also the paper goods are not good quality.. toilet paper, paper towels, etc. But honestly other than those few things it’s a really fun, roomy, and fabulous stay!!! Highly recommend!!!

The house is right on the boardwalk, close to everything! The host was extremely responsive and helpful.

This property is in a perfect location, and had a great layout for our group! It was so fun to sit on the upper or lower balcony and watch people go by. It’s steps from the sand, and a two minute walk to shopping and restaurants. Such a fun stay and I would highly recommend it!

After parking in the house’s garage, we never had to drive again. The pictures are true—the beach is just outside the door. What the pictures don’t show are how close you will be to restaurants, bars, and beach rental shops. If you’re looking for a place to check-in and check-out from worry, this might be the place for you.

Our stay at this home was amazing! We arrived to soft music playing in the living room and it smelled freshly cleaned. Everything from the posting was accurate and the parking was plenty for two mid size cars. Bars and restaurants are all around and close to the house. We’ll be back again!

We come to Newport Beach over Memorial Day weekend every year and this has been our least favorite unfortunately. To start with the great parts.. the location was great.. super close to the action and right across from the sand :) we loved sitting on the front porch each morning and evening enjoying the action on the boardwalk. The kitchen was newly remodeled and very nice. The upstairs big bonus room was very spacious and prob the best room in the unit. We had the whole garage to ourselves and also loved having the whole house upstairs and down to ourselves. The bad parts included the smell of the unit. Downstairs always smelled like sewage . The property management company told us to just run the bathroom fan. Didn’t help . In the Upstairs master bedroom it smelled so much like vomit I could hardly sleep in there. The carpets were foul. Definitely bring slippers. And the upstairs bathrooms are not remodeled and so they are just kind of dank. Both of the fireplaces did not work. It was pretty cold while we were there so we ran the 2 space heaters that were provided. We did have a great trip…. But definitely will not be back to this unit.

We had a memorable three-generation family vacation. Great location facilitated walks, biking, and beach time, with convenient access to range of restaurants and stores. Good space for family evenings, along with privacy for quiet reading or infant nap-time.

Great location, well equiped, much more than normal kitchen equipment and utensils. Great location for restaurants and shopping, all within walking distance. Only negative, new washer machine needed. Had a great time though!

Pluses: on beach with view of beach. Big kitchen and living area. Garage. 3 bedroom/4 beds/3 baths. Restaurants/groceries close by. Highway close by. Great for a surfer and multiple friends. We actually drove to Disneyland for 2 days (under 30 mins) and did a beach day otherwise. Minuses: Odd/awkward layout. Too exposed to outside people. No vent heating only space heaters. Was cold. Little things were off: No soap in tubs/showers, weird odds and ends in the closets/tight hallways/overly large rooms. We had to ask for laundry detergent to be brought. Challenging garage to drive into.

The location of this property is excellent. You are only steps away from the sand. Walkable to local shops, restaurants and bars. The donut and ice cream shops were a big hit. Having a garage was so great, with the public parking lots being full almost all the time. Just park and walk! The home itself is spacious. It was great to have the whole house to ourselves, as there are so many duplexes in the area. The beds were comfortable, and the outdoor patio and upper deck offered great views and people watching. The washer and dryer was a plus. It could use a little updating, particularly upstairs, as the carpets are a bit worn and bathrooms were in need of an update. There was also an odd odor on the first level which I couldn’t quite figure out, but smelled somewhat like sewage. There was a diffuser on that level to mask it. Other than that, no issues. A coffee maker would have been nice but we just walked to get coffee in the mornings. A few light bulbs need replacing, and batteries needed in the A/C thermostat. Garage door remote batteries need changing. Thankful for the space heaters as it was cold during our stay. Location was huge selling point. Might stay there again if opportunity arises.

Hello. We enjoyed the location of our stay, however there were a few amenities that would have been nice to have given the amount we paid for a 3 night stay, and one issue that impacted our satisfaction greatly. Most notably, sheets were damp in the room with the double beds, making the beds unusable. Unfortunately, we did not discover this until we were trying to put children to bed which caused for a late night. We had to place them back into the dryer and re-do the beds at the time we were hoping to sleep. Many of the towels left available were also very damp and had to be dried. I am requesting a refund of our cleaning fee given that this house was not cleaned to an expected standard prior to our arrival. Additionally, to make this location more amenable to guests in the future I would suggest 1. Soap and shampoo in the bathrooms. 2. Hot water tap in one bathroom barely functioned 3. Dish towels and salt and pepper for the kitchen 4. Food from previous guest left in the refrigerator. We hope this information helps your guests have a better stay.

Beach front property in the action…. This is the place! Less then 200ft from restaurants, bars, coffee shop, donuts, and the pier. Park your car and walk to everything you need. The house was clean, and in great condition. We had 8 people and slept comfortably. Landlord was very responsive to everything we needed.

This is a very lovely home, well appointed and remodeled downstairs and it’s nice hanging out in the living room with a big kitchen that is stocked with all the basic utensils and a joy to cook in. Upstairs baths and rooms are a little tired, but it is so spacious and perfect for families with kids. It was very clean and while we had a few hiccups, the management team did respond quickly and they were resolved. Location is great, especially if you like to be in the heart of the action and able to step out on the strand to grab a drink or food as well as a few steps to the sand. There is a barbecue on the front porch and it’s fun to hang out and people watch. Mornings are wonderful from the master bedroom and balcony! Waking up to the sunrise and surfers, I felt like I could reach out and touch them! So nice! Winter is quiet, even though you can hear and see cars from the parking lot, that’s to be expected and we loved walking two doors down to the Fly and Fish for fresh oysters and seafood at the bar! We would definitely rent again!

Overall, we had a great experience ! The main improvement item is that out of 3 bedrooms, 2 of them don’t have a closet to hang long clothing such as long skirt, dress shirt and coat. The master BR has it but it is not useful for people in other BRs. Keep on good work.

All 8 adults had comfortable places to sleep- the house is in the most central location for riding bikes, walking, beach and restaurants. Great people watching on balcony upstairs and directly out of main room. Kitchen well equipped. Easy check in and communication with manager. Would highly recommend.
