If you're looking for a quaint, old-world charm, this hotel delivers. It feels like stepping into a European boutique stay, with beautifully designed interiors and cozy sitting areas perfect for conversations or curling up with a book. The ambiance is relaxed, and the wine region location adds to its serene vibe.
That said, this hotel is definitely different from the typical American chain experience. The service can be a bit slower, and some amenities you might expect—like a TV, mini fridge, or late-night bar/restaurant—aren't available. It’s a place to unplug, but if you prefer the convenience of having everything at your fingertips, it might not be for you.
A heads-up on the breakfast: while it's made to order and uses high-quality ingredients (the produce and coffee bar are excellent), it does take a while to be served. Be sure to leave some extra time in the morning.
Another thing to note: the walls are thin. Most guests seem to turn in early (as you'd expect in wine country), but if you happen to have a louder neighbor, you’ll hear them.
On the plus side, the hotel offers a lovely wine happy hour and warm cookies at night, which were a nice touch. If you're looking for a unique, more relaxed stay away from the usual chain hotels, this place offers that—just be prepared for a few trade-offs in modern conveniences.

The staff needs proper training in hospitality. Every little question was asked was responded to as if it was a chore. Guests are paying a lot to be there and they should be treated as if they are guests, not people walking in off the street.

We were assigned a second floor room which was only accessible by stairs. We were offered a ground floor room that turned out to be disabled accessible which we did not need. The water pressure in the shower was terrible, the bed was not at all comfortable, and no tv, phone or alternatives.
Pedestal sink offered no place to put any toiletries.
We were celebrating a special occasion and were so disappointed we left after one night.
The online pictures of the rooms were lovely, but not our room.

Very nice inn; however, there is no elevator & most of the rooms are upstairs.
The rooms are air conditioned, but the rest of the inn just has box fans around.
Also, no refrigerator, microwave, or television in the rooms.

Great location and very clean accommodation. Air conditioning is super strong too which is a bonus for the hot summer days. Only downside is that there are not many amenities. No TV, no robes, no slippers. Aside from that, it's fantastic

I think this place has false advertising. I walked into a room that smelled horrible. There was flies everywhere. The bathroom needs major updating. Definitely not worth $450. Max I would pay is $200 and at this point I am definitely going to request a refund.

It was a cute bed and breakfast. Very quiet. No T.V. anywhere. It would be nice if only to have at least one T.V. in a living room area? I like to watch the news sometimes. Im not a big T.V. watcher but their was no t.v. in The room. NO refrigerator. No microwave, and my internet didnt work at all even after using their code. Nothing to do at the hotel. The wine and cheese hour was great. I wish they had a cocktail plate. Only a small napkin. The free breakfast was fabulous. The coffee was very weak tastes like water. All and all cute. Nice girls working there. I would probably stay again on a cold winter day and yry out the fireplace in each room.

The hotel itself felt a bit dirty. We had dead flowers in our room and a worm in our tub when we arrived. A few small bugs in our bathroom. Never received our complimentary champagne upon arrival. The compilmentary wine and cheese was very minal on the food. However the breakfast was over the top!

Stayed at the Ballard Inn recently in the middle of May and it was magical. Its a really cute boutique hotel with age old charm and updated services. Their breakfast is included and its delicious. You literally get a house key and it feels like home. Walked the darling white picket fence quiet neighborhood and grabbed so me famous pastries at Bobs Well Bread across the street. Its a stone throw away from the cute boutiques, wine tasting rooms, and excellent dining, downtown Los Olivos. Will certainly be back!

The Ballard Inn is a charming B&B located in a beautiful semi-rural community a couple of miles south of Los Olivos. It is full of well-appointed nooks inside and outside to enjoy, including many games and books. The staff is very friendly and the breakfast is excellent.

Beautiful and newly refurbished. The location is perfectly situated near downtown Los Olivos - exactly what we were looking for on our winery tour weekend. The included breakfast in the morning made all the difference. Would absolutely stay here again.

Overall a very great stay! The only detractor would be the age of some of the fixtures. The bathrooms could use some updating, the fixtures are all seemingly from the 60’s and 70’s and the toiletries all seemed more industrial supply. Otherwise, a very clean and quiet place to stay, Fireplace in each room with plenty of firewood to use, Alexa was absolutely attentive to anything we needed. The breakfast each morning is just right and absolutely delicious! We would definitely recommend!
