Beautiful heritage house and garden
Shared bathroom with three bedrooms was difficult. Two would have been more appropriate

Hard to like anything about the place when we were turned away at the door despite booking accepted about two hours earlier. I guess I liked that it was near a BP if you happen to need fuel.
Um Carol cancelled our booking without even ringing to tell us because she decided we had booked too late (7:20 pm). So despite her advertising the room as available and showing check-in available till 9 pm our booking was cancelled after 8 pm. After we arrived (and she finally appeared) she told me I should have received an email from Booking.com confirming she had cancelled my booking because 'as-if she would take a booking after 7 pm'. Carol did not seem to mind sending me and 3 kids packing, into the night at 9:30 to find some other place that apparently would honour a booking (even, shock horror, if taken after 7 pm, or 9:30 as the case now was). Carol seemed unaware that people don't generally read email whilst driving.
She also presumably lied and told us she cancelled our booking because the previous occupants had left only a few hours ago and it had not been cleaned. Checkout is supposedly 10 am. Based on her story the previous occupants had got a late check out for 6 pm and the room had therefore not been cleaned!! Umm then it should not have been advertised as available. We had no intention of driving to Ulverstone except to go to our accommodation. The fact the proprietess did not take the booking offline, if it was not available, did not call to tell me she was going to cancel the booking (to allow time to book elsewhere and save an unnecessary drive) and the fact she was unhelpful in providing an alternative solution and happy to send myself and 3 kids off into the night to find accommodation at 9:30 pm (while 7:20 pm was unacceptable for her own self) says a lot about Carol. 1 star

A beautiful heritage property with ease of access and parking. Our room was light and bright with a very comfy, large bed, good strong consistent shower, thick fluffy towels and quality sheets. Very clean. Breakfast was cooked to perfection with loads of sides. Wifi was consistent and strong. Carol is very helpful and a bright personality. It was delightful to sit out under the huge verandah on the balmy evening and enjoy a wine, whilst surrounded by lots of garden.
The only negative for us was the fact that even though our room had a fridge the hot drink making facilities are situated in the dining room where there is no sink.
