Natürlich ist nie was 100%ig.

Location is good, stuff was really friendly)
Apparent has no conditioning, if you want to have one , you need to book at the main building only ! Others don’t have it, apparent was old and kind of dirty,

The house was cute and the whole residence was interesting.
The floors were dirty the house didn’t have any cleaning supplies or dish detergent for the machine. The pool wasn’t working and the bar was way too loud.

Great location ,5 minutes walk to centre, restaurants and supermarket near . Near lake Como
I am still waiting for the returning of my 25€ refering to the collective damage waiver

Nice staff, big, clean rooms.
Our room was for the mountains direction with nice view.
Restaurant and bar in the building + also food shopping 5 minutes walk.
Saturday morning local market in the near streets.
Weak wifi. Friday night local youth party till 2:00am in the parking area which was our view.
But this is Italy, so probably normal :)
Swimming pool was missing, however they have but don't use it.

Nice view, lovely town center nearby. At sorounding hills great panoramic views. Uncrowded, total oposite of lake Como. Receptionist was very friendly giving all helpful information. Laundry selfservice nearby. On saturdays large market.
No functional pool on premises, just "pond" filled with frogs and a turtle. One set of towels (per person) for whole 14 days of staying there but with optional replacement with 5€ fee per set.

The location was nice on the lake and the restaurant food was really good. Other than that... forget it!
We did not get the room we booked, the property manager was arrogant and refused to help. Happy Rentals knew they gave us the wrong villa and just put us in an old, outdated, small villa that was nothing like the villa we paid for. After the property manager confirmed we did not get the villa we booked... he told me we had to wait until morning to resolve the matter. At 5 am he sent me directions to another villa and said the key was inside... when we woke up, we went there and it was locked. So we went to the reception where he said they never sent me that video even though it was on my phone and I even showed him it! He got angry and called happy rentals, and then said they would call me with a solution. In the meantime, they sent me a message on here telling me I got the 'catergory' I booked... I didn't book a category, I booked the villa in the pictures of the unit in my confirmation. It's a scam, the pictures on here look NOTHING like the property. There are abandoned buildings everywhere with trees growing out the roofs and the maze for kids to play is so overgrown... you would lose your kids in it!
Don't waste your money here... book a reputable place and read ALL the reviews!
We left after 1 day and found a legit property on the lake.

Room was good, patio outside was large and a good place to relax.
The so called Lake Views are falsely advertised as there is no view of the Lake from the room. Particularly given that we paid extra for the Lake view.
Lacked basic facilities ( wg 1 roll of toilet paper for 5 days, no dish clothes, detergent, tea towels or soaps). These are basic things that you exoect and get in most appartments.

location
not much tbh

The location of the hotel is really nice. Most of the villas has a great view of Lake Lugano. More than enough private parking spaces. There are a lot of very good restaurants nearby (within 10 mins walk). Couple of suggestions are Il Pinguino (dal 1978) and Trattoria della Vigna.
Apartment given to us was below our expectation (considering the price we paid for 3 days stay). Double bed given to us was literally a sofa bed which was not at all comfortable. No toiletries at all. The room was very congested. Most of the villas seems to be quite old without proper maintenance.

The location was fabulous! Porlezza is wonderful and our three families (15 people total) had a wonderful time. We had two apartments, one in the main building that was fairly nice and fit a family wonderfully. The other apartment was in the back buildings and was very basic. No decor and minimal dishes (versus the other apartment that was well stocked with dishes and had lovely minimal decor)
If we returned, we would definitely choose to stay in the main building again and forgo the other buildings. This place wants to be nice and has so much potential, but seems to be struggling. The location for the price makes the lack of frills worth it. The cafe and restaurant at Porto Letiza are fantastic. The apricot croissants are amazing and you go at open, they are still warm!
No basic amenities. No hand soap, dish soap, shampoo or conditioner. No housekeeping during our 3 day stay. We went and bought more toilet paper so we weren't without.
Most of my complaints have to do with the larger apartment located at the back of the property. Pro: this apartment could comfortably sleep 8 people and had three bedroom and two full bathrooms. Cons: Only one tiny trash can in the whole apartment. No extra trash bags. No broom or dust pan so we couldnt easily clean up after ourselves. If we wanted extra/clean towels or linens it was 5€ per set. Very sparse/random selection of dishes.
Our experience would have been much better if these basics were provided or if we were previously made aware we would need to provide our own.

location was good
The pictures on the website of the property are not as we found them in actual. eg see the state of the swimming pool as in this in actual. the room was small for us (2 adults &1 child) although the site says the room is big enough for 4 ! there were no proper beds in the room except for a sofa bed which was not comfortable. additionally there was a bunk bed and the bottom bed was made up which was not the most comfortable. when we requested for the top bunk to be made up for sleeping, the property refused saying there's no one to do it ! One very odd thing was that the water heater or something similar was in the living room itself. Every time any of the water taps was used, there was lots of noise from that contraption which was not good. another thing was that inspite of a confirmation that toiletries and water would be provided , there was not any placed in the room. so we had to go to the store to get these. Again we found out that there was no plastic bags for the garbage bins and dish washing liquid for cleaning the kitchen stuff which meant another trip to the the store! when we asked for extra pillow and extra covers the property said they would charge for these ! later they told us that even with extra payment extra pillow and covers were not available. In short a bad experience overall

nice location
the apartment was not the best with a 2 year baby, our bed was a sofa for twin beds and my baby couldn’t sleep in between, every night was a nightmare.

The location is right on the lake, it's a beautiful area. There were shops, cafes, and restaurants right at the location. It is close to many things to do and see. Great area for hiking, bike riding, and windsurfing! Very relaxing place.
Our biggest issue was noise. The teenagers with dirtbikes (which are very loud) running up and down the streets late at night killed the vibe. The city needs to issue some kind of law to stop the noise after a certain time.

- close to the Porlezza town center,
- personal was very friendly,
- great place for families with small kids and pets.
- bathroom was very dirty when we moved in
- there were no insect meshes on windows which is not good since there were lots of mosquitos (even during daylight)
- our room was noisy since the walls were very thin. I was able to hear people talking next door very clearly.

The location is amazing, and the restaurant, bar, & reception well staffed.
The apartment itself was pretty dated, power sockets not working & very limited kitchen facilities for self catering.

Location was very beautiful
Things were little different from the description of the property

Location, beach and its facilities. Clean towels and complete kitchen.
View of non-finished and poorly maintained buildings (we were in building Chaikovsky). A lot of traffic and people at night passing the appartment. Door lock was bad, couch/bed uncomfortable.
6.0
The location itself is beautiful, with the view of the lake and the mountains. The village is close and has nice little restaurants and shops on the small charming streets.
The beach in front of the terrain is not very clean and nor is the water on that spot. Might have something to do with the massive pipe which I incidentally discovered underneath the water. I'm not sure if something comes out but it had a 'dump' feel to it. Our kids got sick after a couple of days but that might have been from food as well. The complex seems not very well maintained with some unfinished buildings at the back. Overal it did not match the expectations which from the website pictures and description. Last but not least, it is mostly occupied by Dutch people (which are nice, just sharing some info).

We had booked a deluxe apartment, but we did not get the deluxe in any way – just a standard apartment.
However, the large terrace was a great advantage as well as the lake view. That was perfect.
We also appreciated the private beach just a few metres away and enjoyed swimming in the lake.
The location is great and trips to the surrounding too.
Not everyone likes loud music with a DJ every second night right under the balcony.
The kitchen could be better equipped, we missed a kettle, more pots.
The air conditioning did not work well at all.

The location on the lake and the city of Porlezza is nice. The staff at the reception was friendly and tried to be helpful.
The appartment was not how advertised(S9).Our master bedroom had no window. The Ac was broken and it was really hot. Couldn't get any sleep. The bathroom had no possibility to hang up the shower head and the vent was quite dirty. We decided to leave three days early.

Location is perfect, was very quiet and shops are walking distance. The view from the beach was spectacular and the beach itself, although a bit stony was great.
Apartment could have been better prepared - coffee machine had wrong plug for the outlets, but this was promptly remedied by the staff who provided us with an adapter. Aircon could have been a bit better, but it was adequate.

pool not working.

Staff was nice and my room was clean and well maintained. Also liked the restaurant and beach area.
The swimming pool was not open and looked like a swamp area. Also half the property also looks abandoned from stopped construction.

Great location, the view on the lake is amazing.
Since the property knew that we travel with 2 small kids and we exchanged a few messages, it would have been nice of them to inform us about the parties with loud music from the bar just underneath our balcony (speakers outside on the terrace). It went on until 11-12 in the evening 2 nights out of the 3 we stayed. They could have just suggested that we take a different room on the other side of the building.

The location is good if you want to visit both lake laguna and lake como on your trip by car. A nice restaurant with evening parties ,shops , kids play area facing the lake view. Saturday market was cool. Overall relaxing atmosphere in the area.
The room was good and spacious with kitchen and decent bed for a good night's sleep. The bathtub had a jacuzzi which was interesting.
The staff was overall helpful and friendly during the stay apart from the initial check-in experience.
One of the lift was not working on the first day and I was stuck in the lift for 30min. It was scary but the night staff did try his best to get me out and help me open the lift door to squeeze out. Never used the lift after that while staying on third floor.
The checkin experience wasn't great as a lot of amenities mentioned in the booking were not operational until peak season ( june onwards) and it was disappointing to know at the start of stay. The initial invoice made at check-in was incorrect with higher amount than booking and had to be corrected. The check-out experience was good though.
